Flexibility, daylight and a well-designed office are amongst most desirable workplace features

Capital One has published the results of its latest survey of US full-time professionals for their thoughts on workplace design and the working environment as it relates to their productivity, innovation and collaboration with colleagues. According to the resulting 2018 Work Environment Survey of 3,500 office based respondents in urban centres across the US, many value flexibility and workplace design, particularly when evaluating whether to stay at their current job or consider a new employment opportunity. Employees also place a great deal of focus on technology, design elements such as lighting and agile workspaces, and personal wellbeing.

Coworking trends are influencing design and layout of central London offices

The rise of coworking and flexible working are affecting the design and layout of central London offices, with many traditional offices being given makeovers to reflect current trends in wellness and connectivity. And according to Cluttons’ Central London Office Market Outlook for Spring 2018, the Central London office market continues to experience a comparatively low vacancy rate – currently standing at 5.9 percent percent well below the 15 year average of just under 8 percent, which is more or less the same following Brexit in mid 2016. In comparison, following the peak of the last cycle at the end of 2007, the overall vacancy rate in Central London moved out from 7 percent to an average of 8.2 percent in the following two years. Landlords have been generally far more responsive to the recent downturn than in previous cycles; not only in relation to rent but also lease flexibility, together with a willingness to cap service charges and dilapidations with older style buildings. Alongside this, the volume of flexible office space in London rose by 20 percent last year as smaller firms move into serviced or managed offices.

Facebook has unveiled its new offices in London’s Rathbone Place, with the announcement that it will include a dedicated incubator space for start-ups. In terms of Facebook staff, the office will be home to a diverse range of teams including engineers, developers, marketing and sales teams. The 247,000 sq office, designed by award-winning architect Frank Gehry, includes 7 floors and features a new public square just off Oxford Street called Rathbone Square. In a first for a Facebook office, the new London site will offer incubator space for start-ups, called LDN_LAB, which will invite UK-based start-ups to take part per three month long programmes designed to help kick start and accelerate their businesses. The programme will help start-ups who are focused on creating, building or empowering communities through innovation and technology. Facebook experts from a range of disciplines including engineering, product and partnerships, will share their knowledge, expertise and mentorship as part of the programme.

Businesses could be losing out because their offices are poorly designed and uninspiring

UK businesses could be losing millions of pounds because their offices are ‘poorly designed and uninspiring’, according to a new study. The research of 2,000 office workers claims around three quarters believe their office environment has made them less productive and less effective at work. While a third have been left with no alternative but to take time off from work because their surroundings have directly affected their physical or mental wellbeing. Stale air and lack of airflow is the biggest concern for workers, followed by noisy co-workers and overly hot conditions.

Commissioned by office design firm Oktra, the survey also claims that 34 per cent dread going to work purely because of their office environment. The research also claims 34 per cent of workers would be less likely to take sick days if they worked in a ‘favourable’ office environment. And a third would be willing to stay at a company for longer if they worked in an appealing setting.

Seventy-nine per cent think their employer should do more to improve their surroundings at work. And over half have complained to a senior member of staff about their surroundings because they have affected their physical or mental wellbeing. While 49 per cent have let their concerns be known because their productivity has been impacted.

However the office environment appears to have a greater impact on millennials’ productiveness at work than those from the baby boomer generation. Eight in ten 18-34 year olds revealed their surroundings have made them less productive compared to 65 per cent of those aged 55 plus. While 43 per cent of millennials would be more open to staying with a company for longer if the office environment was appealing, compared to around a quarter of baby boomers.

Seventy-five per cent of 18-34 year olds believe their working environment has negatively impacted their physical and mental wellbeing, while 63 per cent of workers aged 55 plus feel the same way. And almost a fifth of those 34 and under have left a job as a direct result of their office environment – in contrast 10 per cent of those 55 plus have moved on because of their workspace.

16. Not enough connection with nature e.g. can’t see greenery outside, lack of plants in the office, no green spaces nearby
17. Breeze that makes you feel chilly/uncomfortable
18. Lack of facilities inside the office (no kitchen, meeting rooms, cycle storage, shower facilities, places to store food etc.)
19. Office being too dark
20. Flexibility of your workstation – desks/chairs/screens that can’t be easily adjusted for comfort

Jump Studios completes design for London offices of Cloudflare 0

London-based architecture practice Jump Studios has designed the first UK office for tech firm Cloudflare in London. The company, headquartered in San Francisco, is one of the fastest-growing start-ups in the world and is classified as a Unicorn1 company. The new office is a refurbishment of a former paper factory in London’s Southwark area. The refurbished 7,000 square foot office includes around 100 desks with large social areas connected to the outside terrace space. The central area of the office is a form of ‘spine’ constructed from OSB (Oriented-strand board). This spine maintains physical and visual connectivity throughout the floor and forms walls, rooms, storage and shelving units for Cloudflare to display tools, gadgets, books and awards. Informal meeting spaces sit within and around the spine for employees to relax and hold meetings in throughout the day.

Open-plan offices are meant to encourage collaboration and contribute to a collegial workplace culture, but they also come with serious drawbacks like noise and distraction. New research claims that more than half of employees said poor office acoustic design reduces their satisfaction at work. Many feel compelled to solve the problem on their own, blocking out distraction through visits to break out spaces, taking walks outside, or listening to white noise and music on headsets or headphones. The survey of more than 600 executives and 600 employees by Oxford Economics and Plantronics set out to understand what works for employees—and what doesn’t—about open-plan layouts, and to test for disconnects between workers and their managers. The results show that threats to productivity and worker peace of mind are bigger issues than most executives realise, and most do not have the technology or strategies in place to deal with the problems.

Open plan officeAn increasing number of employees may be opting for telecommuting and on-demand workspaces, but 66 percent of American employees consider the office as the most productive place to get work done. Thirty-six percent say it’s the most inspiring place to work as well, more than any other location. But as workers spend more time in the office, the onus falls on employers to keep their employees healthy, productive and inspired. According to The Staples Business Advantage Workplace Index, 70 percent of US office workers and managers report working more than 40 hours a week, many of whom say they’re working longer hours simply to catch up on work they couldn’t tackle during an eight hour day. And that workload is taking a toll, with 64 percent of respondents saying their workplace has contributed to stress, nearly half feeling so overworked they’re motivated to look for another job and 13 percent having taken a workplace stress-related leave of absence.
