{9f354208-5623-47fc-9edf-1efb90f919df}_V9_launch_LP_lrg_1Around two thirds (60 percent) of knowledge workers in small and medium sized businesses in the US, UK and Germany now use virtual working technology that is internet or cloud-based in their professional roles. This figure is higher than in companies with 500 or more employees (53 percent). These are the findings claimed by the Way We Work Study commissioned by unified comms firm Unify. Surveying 5,000 British, American and German knowledge workers, it explores people’s attitudes and expectations about their workplace. Knowledge workers at SMBs expect to see large changes in their jobs over the next five years. More than a third (38 percent) believe their roles will not exist after this period, and almost two-thirds (64 percent) thinking they will be substantially different. On the subject of trust, 76 percent of SMB knowledge workers feel they are listened to in their organisation, compared to 71 percent in larger companies.

flexible workspaceThe UK market for flexible workspace has grown 11 percent in just the last 12 months. The main driver of the upsurge is inevitably London, which saw the biggest increase of flexible space at 16 percent and now represents a third of the whole UK market. According to the new research by The Instant Group, traditional occupier inquiries for London grew at a lower rate (nine percent), meaning the supply of flexible workspace in London has outstripped conventional office space by some margin over the last year; a trend the report suggests that seems set to continue into the future. Double digit growth for flexible workspace was also been seen across the UK’s regions, with suburban locations seeing some of the UK’s most aggressive growth in terms of workstation rates and inquiries, despite a 12.5 percent increase in supply, as occupiers have chosen cheaper locations with good transport links over the highly competitive market in central London.

BrexitAccording to a new survey from JLL of top international corporate occupiers and UK-based investors into their business attitudes to the EU referendum, 80 percent held the view that the UK will vote to remain in the EU. The survey claims that investors are less fearful of impact of Brexit on their long term property strategies than corporate occupiers and that the London office market is viewed as the property sector that would be most impacted by a vote to  leave. The survey also revealed attitudes of corporates and investors to future property market decisions in the event of a Brexit.  60 percent of the investors surveyed felt that there would be no changes to their property strategy in the short or long term as a result of a leave vote. Only 30 percent expect reduced allocations in UK property. Of the corporate occupiers surveyed, almost half foresaw they would need to review their UK business space in both the short or long term.

flexible workingNew research claims that home-based employees are choosing to work more hours than those who work in traditional offices. According to the study carried out by homeworking agency Sensée, despite opting to work more hours daily, home workers are generally happier because they’re empowered to choose the hours they work so they can still attend to family responsibilities. Three quarters of home workers (77 percent) stated that working from home enables them to achieve more, including caring for family members or friends and exercising more. Time and money saved on commuting – along with more control over their day – were cited among the top three benefits of working from home. The research also claims there is a desire to work from home among office-based employees. Three-fifths (81 percent) of office-based employees said they would take the opportunity to work from home either full time or part time to care for a family member or friend.

Phase2 of MediaCityUK announcedMediaCityUK, best known as the new home of the BBC, is to double in size over the next decade under ambitious plans submitted to Salford City Council. Up to ten new buildings are envisaged with a development value of more than £1 billion. Key features of phase two of MediaCityUK include 50,000 m2 (540,000 sq ft) of offices, 1,800 apartments, retail and leisure, complemented by public spaces with a pedestrian promenade running through the scheme. Outline approval for the plans was granted in 2006. A condition of that permission was that detailed proposals, including all building designs and specifications, needed to be brought forward this year. The plans are expected to be considered by Salford’s planning panel in September. MediaCityUK is a joint venture between Peel Land and Property and Legal and General Capital, who share a long-term commitment to the further expansion of a creative and digital hub which already houses 250 businesses including the BBC, ITV, dock10, Ericsson and SIS.

Difficulty with digital detachmentThe explosion of digital devices means that we’re always connected to the office, wherever we might be. In a survey conducted by the Chartered Management Institute, only half of UK managers booked a summer holiday. While 35 percent put their annual holiday plans on hold, 69 percent of those not taking a holiday cited their workload as a reason why. Even for those taking some time off, 12 percent planned to check their email daily, 19 percent said they would check their mail most days, and 26 percent planned to check at least once or twice a week. In the US, the situation is the same; 61 percent of employees said that they planned to work during their break. 38 percent planned to spend time reading emails, 32 percent said they would access work-related documents while on holiday, 30 percent planned to take work phone calls, and 20 percent would complete work tasks if asked by a colleague, boss or client.

Happy at workThe recent riots across France sparked by mooted reforms to labour laws have been attributed to French workers objecting to the creation of working cultures akin to those in the UK and US. In which case, it would be interesting to see how our Gallic cousins might respond to the findings of a new report from Adobe which suggests that workers in both the UK and US as well as India see technology as the key perk they look for at work and many are perfectly happy to work more than one job and don’t expect long term commitments to (and from) their employers, although many of them also feel defined by what they do for a living and are happy at work. According to The Work in Progress report, a quarter of UK workers already moonlight and over two thirds believe that better technology would be the single most important way of improving their working lives. The same attitudes are also prevalent in responses from workers in both the US and India.

Coworking weworkCoworking continues to be one of the main drivers of workplace change globally and is now becoming mainstream, according to new research from serviced office provider The Instant Group. According to the firm’s Flexible Workspace Review – US 2016 report, coworking grew more than 10 percent across the US over the last year and ‘combination centres’ which offer both executive suites and coworking spaces expanded by 12.9 percent as existing operators sought to take advantage of the growing demand for collaborative and agile workspace. The study claims that the occupation of flexible workspace by corporations has significantly expanded the US flexible office market over the past year, largely driven by the rise of the contingent workforce and changing workplace demands of Millennials. The total market grew by 4.3 percent and now includes 3,596 centres, the largest markets of its kind in the world with the UK following at 3,290 centres.

City of London real estateA relentless drive to cut costs is forcing financial services occupiers to focus on reducing real estate costs and adopting strategies to use their space more efficiently in Central London. According to research from CBRE there has been an ongoing move by big banks to relocate non-core functions outside of Central London, as seen in HSBC’s decision to move 1,000 head office staff from London to Birmingham. However despite the inherent challenges, banks continue to cite client needs, recruitment, profile and presence as key reasons to keep office space in the Capital. This is reflected in last year’s leasing figures with banking and finance occupiers leasing 3.2m sq ft, 4.9 percent above the 10-year average. There are a variety of compromises companies may make as part of rationalisation strategies to maintain their position in London. Consolidation is an ongoing trend. But it is not a one size fits all approach.

Making sense of the relentless babble about flexible working

Zurich slideNot a day goes by when some organisation or other isn’t found extolling the virtues of flexible working or urging everybody to adopt the practice. While it’s easy to be cynical about the results of surveys from technology companies which are a staple part of this media onslaught, they are actually on to something. And that is why governments, employers and their associations and employees are all attracted to the idea of flexible working as a way of achieving whatever it is they want. The result is the stew of motivations, ideas and terminology that can lead commentators to make grand and daft pronouncements about flexible working; pronouncing it dead, most famously in the case of Yahoo but more subtly in the case of the grand new Xanadus being created in Silicon Valley by the area’s Charles Foster Kanes, or as the harbinger of death for the office based on the notion that somehow we’ll all be working in exactly the same way at some point in the future.

Digital workplaceA digital divide is opening up across the British economy, with just over half (55 percent) of “pioneer” firms adopting digital technologies and processes, while the other half (45 percent) are falling behind, according to new research by the CBI and IBM. Despite the UK taking top place globally for e-commerce and fifth place for the availability of technology, it ranks only fourteenth in the world for company-level adoption of digital technology, with many companies struggling to digitise their businesses at the rate of peers in other countries. Companies cite a mix of connectivity challenges and security concerns as barriers to digital adoption, but predominantly they are hindered by a lack of appropriate skills inside their business (42 percent of firms) and an unclear return on investment (33 percent). The report’s findings for the UK echo those of a global study carried out by Cognizant.
