BIM adoption set to soar in UK and US over next two years, claims report

BIM Level 2Building owners are embracing building information modelling (BIM) as a powerful technology benefitting the design process, managing project schedules, controlling costs and minimizing project errors, according to the recent McGraw-Hill Construction SmartMarket Report “The Business Value of BIM for Owners”. The latest report focuses on the business value of BIM from the perspective of building owners in the United States and United Kingdom for whom the technology has been deployed. Initially adopted as a design tool and later evolving into an important tool for contractors, its adoption among building owners is expanding, the report claims, and that building owners are becoming more directly involved as “their power is even greater to align BIM use with their specific goals, engage more effectively with all stakeholders and extend the value of BIM beyond construction into facility management.” The study claims that 40 percent of US owners and 38 percent of UK owners expect that more than 75 percent of their projects will involve the technology in just two years.

Employee engagement and satisfaction levels increase, despite career concerns

Levels of employee engagement and satisfaction increase

Levels of job satisfaction and employee engagement are on the up, despite the fact that more than a quarter (28%) of employees report being either dissatisfied or very dissatisfied with the level of career training and development offered by their current employer. The latest CIPD/Halogen Employee Outlook survey found that one in three employees (33%) felt their career progression to date has failed to meet their expectations, however, levels of job satisfaction have increased over the last 12 months, rising by four percentage points to +44. The survey suggests that although employees might be satisfied in their current job role, there is a clear link between satisfaction with the level of career training and development and job-seeking intentions. Only 12 per cent of those satisfied with the level of career training and development are looking for a new job with another organisation, compared to almost a quarter (23%) of employees overall.  The proportion of engaged employees has also grown to reach 38 per cent from 35 per cent in spring 2014, now matching the levels of engagement a year ago. New BREEAM environmental standard launched for UK office refurbishment and fit-outs

Office refurbishmentThe Building Research Establishment (BRE) has launched the latest addition to its flagship sustainability accreditation scheme. Launched fully at MIPIM UK, the Building Research Establishment Environmental Assessment Method (BREEAM) Refurbishment and Fit-Out 2014 standard has been in development for around  two years, a period which has included consultations with some of the UK’s largest commercial property occupiers, end users as well as a full assessment of a pilot project at BRE’s base near Watford. It joins existing BREEAM standards as a way of assessing the sustainability of office refurbishment and fit-out projects in the UK and overseas. The standards were tested on a simulated refurbishment project at the BRE site and achieved, in the words of the organisation,  “significant savings as well as many other positive learning outcomes”. Firms which took part in the two year development and consultation period included Lloyds, Boots, Legal & General and The Green Investment Bank.

EU’s targeted 2030 greenhouse gas cuts receive lukewarm welcome from industry

greenhouse gas renewable energyThe states of the European Union (EU) have reached an agreement to cut greenhouse gas emissions by 40 percent by 2030, compared with 1990 levels. The EU says it aims to meet the new target in the most cost-effective ways possible. The EU has also set itself the target of generating 27 percent of energy from renewable sources over the same period. The new target is set to remain independent of any more ambitious cuts set by individual member states suggesting that the EU sees the new targets as being a minimum ambition. The new targets will also take account of the EU’s internal energy markets and the degree of integration of members states. The EU, in its announcement, claims that the market for renewable energy is dependent on a well integrated internal energy market, co-ordinated at regional level. The new announcement has been broadly welcomed by industry sources albeit with some significant caveats.

No natural light in almost half of European offices, finds report

 

Almost half (42%) of European office employees have no natural light in their working environment, over half (55%) don’t have access to any greenery and 7 per cent have no window in their workspace. Yet according to the findings of The Human Spaces Report, commissioned by Interface and led by Organisational Psychologist Professor Sir Cary Cooper, European employees who work in environments with natural elements report a 13 per cent higher level of well-being and are 8 per cent more productive overall. With nearly two-thirds (63%) of EMEA office workers now based in either a town or city centre and spending on average 34 hours per week in the office, their interaction with nature is becoming increasingly limited. Yet despite city dominated lives, the research found workers have an inherent affinity to elements that reflect nature. Flexible working was a surprisingly low preference, with just 11 per cent of workers choosing a space that suits their needs as their productive way to work.. (more…)

Orgatec preview: the next generation workplace is all about settings

There is a well travelled international circuit for those interested in what office design tells us about the way we work that has, for a number of years, taken in London, Milan, Chicago, Stockholm and Cologne as its main stopping off points. This week sees the launch of Orgatec, the longstanding biennial workplace festival in Cologne. One of the interesting features of Orgatec is that, because it takes place every two years, it offers snapshots of key developments in the market. It throws a spotlight on whatever workplace professionals are talking about and whatever product designers are doing in response to the changing world of work. And it does it on a big scale. This year over 600 companies from 40 countries will be presenting across an exhibition area of 105,000 sq. m. This seems big, and is, but is down markedly on the size of the show from 20 years ago when Orgatec was the launch pad for seminal products such as Herman Miller’s Aeron Chair and the Ad Hoc  furniture system from Vitra.

Ballpools, swings and slides don’t make office design cool, they make it childish

Ceci n'est pas un bureau“The brain is a wonderful organ; it starts working the moment you get up in the morning and does not stop until you get into the office.” I don’t believe this famous quote from the poet Robert Frost  is particularly true but it appears to be an assumption that certain people make when it comes to creating those lists of office design that they describe as fun, trendy, cool or quirky or some other inappropriate, tired adjective. Invariably these offices feature such decidedly uncool and untrendy things as slides, swings and treehouses. One of the latest examples of this kind of thing is to be found on the BBC website with a number of pictures submitted by the sorts of adults who are not ashamed to claim that their idea of fun at work is apparently a meeting in a ballpool or on a swing. Of course, they don’t really think that, except in a work context. I’d bet they can easily walk past the ballpool at Ikea without feeling the need to dive in as an alternative to picking out a sofa.

Awareness of benefits of BIM growing in US and UK, but implementation lags

BIM Level 2Building owners on both sides of the Atlantic are increasingly aware of the benefits of Building Information Modelling (BIM), even though they may not yet use it directly, according to a new report published by McGraw Hill Construction in partnership with Autodesk and Skanska. The report, The Business Value of BIM for Owners, suggests that this pent-up demand will be unleashed in the near future with 40 percent of US owners and 38 percent of UK owners predicting that more than 75 percent of their projects will involve BIM in just two years, with a particularly high level of growth in the US. Growth in the UK is being driven by the approaching implementation of a central government mandate requiring use of BIM on all national public projects by 2016, with over two thirds (67 percent) of UK owners reporting that the mandate is already having a high impact on their use of BIM. Owners in the UK are also more generally aware of the benefits of BIM and have more experience of it in practice.

UK Government agency offers employers new guidance on BYOD

BYOD leakThe UK Government’s National Technical Authority for Information Assurance (CESG) has updated its official guidance on BYOD (Bring Your Own Device), one of the most widely discussed workplace technology phenomena. While it’s tough enough for everybody else to keep up with the personal and cultural implications of technology, the slow but exceedingly fine grinding mills of Government can find it almost impossible to keep up. In an accompanying statement the CESG claims the update is essential because of the rapid uptake in flexible working in the UK and the associated increase in the use of personal mobile devices in a work context. The new guidance suggests that employers should consider the development of a formal BYOD policy, understand relevant legal issues and their potential consequences, manage information and the way it is shared and plan for inevitable security breaches.

Work begins on 'living laboratory' to test eco-build productsAccording to Constructing Excellence, buildings collectively account for around half the UK national output of carbon dioxide. To help address this, work has begun on the construction of a new £1.4 million ‘living laboratory’ at the Eden Project in Cornwall, where new eco-build products can be installed, tested and monitored. The Green Build Hub (GBH), is designed as a training centre that encourages inward investment by specialist green suppliers by enabling them to showcase and test innovative products. The project, by the Cornwall Sustainable Building Trust (CSBT), made possible by an investment of £1.1 million from the European Regional Development Fund Convergence Programme, aims to deliver a BREAAM ‘Outstanding’ building that acts as a resource of specialist green building knowledge. The GBH design team includes Gilbert & Goode Ltd, Ward Williams Associates, PBWC Architects, Hoare Lea, CDEC Ltd and TClarke Ltd; with an expected completion date of June 2015. (more…)

Huge increase in Glasgow and Edinburgh office leasing activity, as demand grows

GlasgowGlasgow and Edinburgh have both seen more than 80 per cent growth in office leasing activity in the past year. A comparison of Scotland’s two major cities to other major cities on the continent at a recent JLL Research Seminar revealed that leasing activity in Glasgow increased by more than 120 per cent between July 2013 and June 2014, in comparison to the same period from 2012-2013. The increase in leasing activity placed Glasgow at the top of the list of forty comparable European cities. Edinburgh is fourth in the list with an increase in activity of around 80 per cent. The office markets of Edinburgh and Glasgow are expected to see continued high levels of occupier demand, an increase in investment activity and a strong performance from business parks. However, Edinburgh’s weakness is a lack of scale, and Glasgow’s is flat population growth; and though leasing markets in both cities are showing very strong recovery, vacancy rates are falling and Grade A space remains scarce. HS2 will generate £40 billion in economic benefits and a surge of investment in office space, claims new report

HS2According to a report published today in The Daily Telegraph, the UK’s new HS2 high speed rail network will encourage housebuilding and commercial property development as part of a £40 billion boost to the UK economy. The report, produced by consultants EY, also suggests that  new developments around the main stations along the route, including Birmingham, Manchester and West London would generate some £1 billion  a year before the route’s completion in 2035, including some 850,000 sq ft of new office space. The newspaper claims the full report will be released by the Government this week as part of its campaign to win support for the controversial scheme and that its content will be a major talking point at this week’s MIPIM which takes place for the first time in London. It was revealed recently that the Government now expects the scheme to cost £73 billion, a figure which critics, including Mayor of London Boris Johnson claim could be spent more wisely.
