Lack of regional commercial property could hamper UK growth

commercial propertyAlthough construction is on an upward trend, the development of commercial property lags behind, and the situation is particularly challenging in the West Midlands. According to JLL and Glenigan’s inaugural Commercial Construction Index, total construction starts by value, year end Q2 of 2014 were 15 per cent down compared to Q2 of 2013 at £2.03 billion. Graham Taylor, director of JLL’s Birmingham Buildings & Construction team, explained that the volume of commercial property being started has not risen substantially since the recession. Birmingham, Leeds and Manchester are already experiencing a shortage of Grade A office space – with much of the shortfall due to a drop in construction activity compared to the early to mid 2000’s. He said: “Rising corporate confidence means that many companies are looking to upgrade their workplaces. The corporate world is increasingly recognising that well-designed modern offices can be a key driver of productivity and staff retention, two major strategic concerns.”

Multi-generational workplaceAmongst all the talk about Generation Y and its impact on the world of work, it can be easy to miss the fact that the modern workplace is not defined by one particular generation, but a number of them. The multi-generational workplace has significant implications for the way we design and manage offices. While we must avoid the more obvious stereotypes about the needs of different age groups, we must still offer spaces that can meet a wide range of cultural, physical and technological needs if we are to create productive workplaces.The latest organisation to bang the drum for the multi-generational workplace is the Chartered Institute of Personnel and Development. It has published new research together with the Scottish Centre for Healthy Working Lives into the experiences and attitudes of SMEs towards age diversity at work.

Small business has no problem with flexible working – it’s just sceptical of legislation

flexible working legislationAt the end of July, the UK Government introduced new legislation that allowed any employee with more than six months in a job to apply to their employer for some form of flexible working arrangements. Now, research from Sage claims that a third of small businesses are ignoring the legislation, a fact which might be interpreted as suggesting that the UK’s SMEs are not so keen on the idea. What other data suggests, however, is that they’re probably more likely to offer flexible working than larger firms. This can only mean that it’s the legislation that’s the problem, not the practice. Leaving aside the ten percent of SMEs who the Sage report claimed were unaware of the new rules, this still leaves a large number of smaller businesses open to litigation and industrial tribunals. But, as the Federation of Small Businesses warned ahead of the new law’s introduction, the right to request was always likely to lead to headaches for business owners anyway.

The survey revealed some interesting results, and led to the creation of five whitepapers suggesting some possible solutions as to how they might consider investing both their time and money to overcome these challenges. Across the five industries taking part in our survey (Health and Fitness, Finance, Technology, Retail and Travel), one of the most prominent challenges faced by SMEs was regarding staffing. Two fifths of workers ignore social media bans – and they’re right

We all remember the days, not that long ago, when companies actively discouraged the use of personal technology and social media at work. How quickly things change. Now many firms not only want people to use their own smartphones, they pretend that it was their idea all along by labelling it BYOD. Some even measure their employees’ social engagement and judge them on it. Even those firms who maintain policies to restrict the use of social media may be fighting a losing battle according to new research from Samsung Electronics, which found that British employees are most likely to ignore them. But then again, maybe businesses shouldn’t worry about it because a growing body of research suggests that people who use social media tend to be more collaborative and productive at work.

workplace tribesThe world of work and the workplace is always changing. We know it. You know it. In fact, there are a whole host of people that know it, but depending on what side of the professional fence you sit on, you might approach it in different ways, looking through a different lens or with a specific focus. Or are you already bridging the professional gap? Workplace change and the numerous ramifications of it are well documented. In a world that is changing, at frightening pace, it is strange to think that many of the ways in which we work are so entrenched in 20th century thinking. We need to break away from this and outline what the future is going to look like and how we should adapt. Or do we already have the answers? This ground is well trodden. However, it could be time to reassess our thinking and the way we approach this challenge, ensuring it becomes the norm for organisations around the world.

BCO study finds office remains the best place to do businessThe challenge for the typical office is that it is meant to satisfy a broad range of individuals and a variety of working practices; which means what some may describe as a distracting open-plan layout, others would view as a busy collaborative workspace. These conflicts are highlighted in a new study by the British Council for Offices (BCO), Morgan Lovell and Hatch, which surveyed 2,000 UK office workers’ working conditions, attitudes and expectations. For example while over two thirds were critical of the distractions of the open-plan office, nine out of ten employees believe that support from colleagues enhances their wellbeing. Putting aside the open-plan debate, the study espouses the continued importance of the office as the best place to do business and comes up with three key starting points to help employers create a culture of wellbeing: care; control and collaboration. More construction developments required to solve office supply shortage

Construction Index warns of short supply of commercial office spaceThe development of new workplaces, shopping centres and industrial facilities is playing an increasingly important role in the UK’s economic recovery, according to the inaugural Commercial Construction Index by JLL and Glenigan. But the report raises concerns that the development of commercial space is still lagging behind the UK’s booming economy. Although the quarterly index reveals that work began on £22.7bn of commercial projects over the 12 months to June 2014, an increase of 6.6 per cent on the previous 12 months, Jon Neale, Head of JLL’s UK Research team warns that: “despite these positive trends, the volume of commercial space being started has not risen substantially since the recession and is still significantly behind the position before the crisis. There is evidence of an increasing supply shortage, particularly in the office market, and the amount of development needs to accelerate if this is not to hamper longer term recovery.” More →

Sharp rise in demand for staff could spark a 'vacancy vacuum' There was a record fall in permanent staff availability in June, according to the latest Recruitment and Employment Confederation (REC) and KPMG Report on Jobs which found the rate of contraction has accelerated to the sharpest seen in the survey’s history, which began back in October 1997. There was also a sharp deterioration in availability of temporary/contract staff, with June’s drop the greatest seen since March 1998. Amid reports of a shortage of suitable candidates, and with demand for staff increasing, permanent salaries rose during June at a survey record rate. However, as demand for staff has grown, this month saw the number of workers available to fill vacancies plummet to an all-time low, in particular across business development and sales. The latest report fuels concerns of a vacancy vacuum – and a reminder for employers that, for staff, remuneration is about much more than take home pay. More →

It’s not just workers in the UK who toil in the unblinking gaze of BYOD

Unrelenting gaze of BYODAs we reported earlier, the UK’s managers now routinely put in up to between one and two extra days of work a week thanks to the technological presenteeism associated with BYOD and other practices. But of course the phenomenon is not restricted to these shores. A survey from US business software firm BMC found that the average employee applying BYOD practices now works an extra two hours each day, a third check their emails between 6 and 7 each morning, each person deals with an extra 20 emails daily, and obviously does so using his or her own devices. You can either see this as an increase in productivity, or you can see it as more evidence of our willingness to subject ourselves to the round the clock work and the unblinking eye of the smartphone. What is also apparent from the BMC report is that while companies are overwhelmingly keen on the BYOD idea – some 95 percent allow it in some form – 84 percent offer employees little or no support and 64 percent do not train staff in security issues.  Infographic below: More →

Make workplaces mental health friendly to create a state of wellbeingMaking places of work mental health friendly with government leading the way as an employer is one of the key recommendations of a landmark study on the state of mental health in England published today. Concluding the 12 month study on the state of wellbeing in England the CentreForum Mental Health Commission report reveals that mental health related sickness absence and lost productivity costs business up to £23.5 billion annually, and says that government must take the lead in tackling this problem by ensuring all public sector enterprises become mental health friendly employers. It also urges organisations with more than 500 employees to work towards that status. The Commission says the “pursuit of happiness” must become an explicit and measurable goal of government if the £105 billion annual cost of mental illness in England is to be reduced and identifies five key priorities between now and 2020.
