John Fogarty reflects on a career in office furniture spanning five decades ⁰

I was lucky to enter the office furniture industry in 1971, at the beginning of a decade shaped by the explosive advent of new office technology. What had gone before would not have looked that different to anyone who’d worked a corporate office in the 1890s: serried ranks of desks occupied by clerical staff bashing away on manual typewriters and comptometers (calculating machines). Although electric typewriters had been around for most of the century, decades of global conflict had constrained their development. The first major advance came with the launch of the IBM Selectric golf-ball in 1961. Although a beautiful object – I recall this being the first item associated in my mind with the term ‘product design’ by a named designer (Eliot Noyes) – it remained expensive and rare until the price reductions driven by the multi-licensing in 1972 of the Diablo daisy-wheel print head.

Powering positive change theme for World Green Building Week 2015 ⁰

The theme of this year’s World Green Building Week which runs from 21–25 September is Powering Positive Change. The week brings together Green Building Councils from around the world to create a public conversation about the role buildings play in a sustainable future. Hundreds of events worldwide with the aim of demonstrating global diversity and a collective mission to create sustainable built environments. This is achieved through a variety of activities – including workshops and panel discussions, exhibits and building tours. There are over 30 events in the UK and you can view a calendar of them here. The flagship International Climate Negotiations 2015: Catalysing Action on Buildings will look forward to the international climate negotiations in Paris (COP), and the role which the construction and property sector can play in delivering carbon cuts and supporting national commitments.

Five essential office design trends to look for in the near future ⁰

Since the early Twentieth Century, business leaders have been experimenting with office design in an attempt to improve productivity. From the sea of forward-facing desks imagined by Frederick Taylor, to the infamous cubicle of the late 1960s, to today’s open-plan office, each innovation has said something about our changing relationship to work. In a Gensler survey with more than 2,000 participants, 90 percent of respondents indicated that better workplace design and layout result in better overall performance. The greatest developments of recent times have emerged from the tech giants of Silicon Valley, where businesses have blended playfulness, company culture and the collaborative benefits of open layouts to craft unique and engaging spaces. Rental growth continues across UK’s core commercial property markets ⁰

The recent growth in prime headline office rents has continued across the UK’s regional commercial property markets with an average increase of 4.3 percent across the UK’s ‘Core 8’ markets in the 12 months to June 2015, according to a report from property consultants JLL. The Core 8 cities are the UK’s largest metropolitan economies and are a distinct group from the Government’s definition of core cities. In the JLL study they comprise Birmingham, Bristol, Leeds (above), Manchester, London, Cardiff, Edinburgh and Glasgow. Reflecting the solid outlook for demand and tight supply of new space, the report claims that headline rents are expected to continue on an upward curve with average growth of 2.9 percent per year in the Core 8 region over the period. UK surveyors remain slow to adopt BIM despite awareness of risks ⁰

According to a new survey from the Royal Institution of Chartered Surveyors, around a half (49 percent) of surveyors do not use Building Information Modelling (BIM) on a regular basis, despite the fact that a significant majority (74 percent) have considered the business case and a similar proportion (73 percent) acknowledge that non-adoption will create significant challenges for the UK construction sector. When asked for the reason for non-adoption. around two thirds (68 percent) feel they lack the information to adopt BIM properly, a third (31 percent) claim there is no need for their own firm and a quarter (26 percent) say they lack the technical skills needed for adoption. This is in spite of that fact that over half of all respondents (55 percent) say that they are currently working with architects that use BIM.

And the unsurprising winner of the Carbuncle Cup this year is… ⁰

In one of the least surprising announcements of the year so far, Building Design magazine has announced that this year’s winner of its annual Carbuncle Cup is London’s Walkie Talkie. The building, officially 20 Fenchurch Street in the City of London, was always the frontrunner. Its bulbous 37-storey design has always been a source of contention with the Government, UNESCO and English Heritage raising objections to its impact on the London skyline. During its construction it raised practical concerns in addition to its undeniable aesthetic challenges and the shaky design of its ‘sky garden’, most notably by reflecting and concentrating sunlight to fry the street below (a problem solved by a multi-million pound investment in alterations to the facade) and by funnelling strong winds around its base (an issue that has prompted a wider look into the impact of tall buildings at street level).

Regional cities experiencing significant growth in office take-up

City Centre office take-up across the Big Nine Cities during the second quarter of 2015 is almost 50 percent ahead of the five year quarterly average, the latest quarterly review of the regional office occupier markets by GVA has revealed. The regional office markets have continued to demonstrate a strong occupier story, led by Birmingham where take-up for the half year point has exceeded all records at 650,000 sq ft, helped by HSBC’s announcement to locate its new 212,000 sq ft retail bank HQ into Miller’s Arena Central scheme. Other centres also had above average deal levels, with take-up 65 percent above average in Leeds and well above average in most other cities. Significant deals for Leeds include a 51,500 sq ft pre-let to Addleshaw Goddard at 3 Sovereign Square and 49,600 sq ft to PwC at Central Square. Both buildings are due for completion during the second half of next year.

Government urged to reinstate zero carbon buildings pledge

More than 200 businesses from the construction, property and renewable energy industries have written to the Chancellor to reconsider the Government’s decision last week to abandon plans to introduce zero carbon buildings. In an open letter to the Chancellor, senior leaders from 246 organisations warn that the policy U-turn has “undermined industry confidence in Government” and will “curtail investment in British innovation and manufacturing”. In the Chancellor’s productivity plan “Fixing the foundations”, George Osborne unexpectedly axed the policy designed to ensure that all new homes built from 2016 meet zero carbon standards – together with a sister policy that applied to all new non-residential buildings such as offices, schools and hospitals from 2019.

UK Government abandons zero carbon buildings pledges

The UK Government has today announced that it is to abandon its plans to introduce zero carbon buildings, including homes in 2016 and zero carbon commercial buildings in 2019. As part of a range of planning measures officially announced by the Treasury, it has been confirmed that the government ‘does not intend to proceed with the zero carbon Allowable Solutions carbon offsetting scheme, or the proposed 2016 increase in on-site energy efficiency standards’. Officials from the Department for Communities and Local Government (DCLG) have also separately confirmed that the zero carbon policy for non-domestic buildings will also be discarded as part of the new changes. The move has already been heavily criticised by the UK Green Building Council and senior figures in the construction sector, who are dismayed at the move by a Government that once claimed it was to be the UK’s ‘greenest ever’.

World’s first 3D printed office building to be created in Dubai

Could this be the shape of things to come? A Chinese 3D printing firm has announced that it has plans to print a fully functioning office in Dubai (where else?). The company, WinSun, will use a 20 foot tall printer to create the components for the 2,000 sq. ft. building which will then be assembled by hand. The local developers behind the scheme claim that the technology, once perfected, will cut project delivery times by as much as 70 percent, waste by up to 60 percent and labour by between 50 and 80 percent, compared to traditional methods of office construction. WinSun has a track record of printing affordable housing in its native country, but this is the first time that it has applied its large scale 3D printing technology to an office building. It also plans to print interior architectural elements and office furniture for the building.

Three ways in which the business case for green building design is moving on

The case for sustainable building design used to be based on two straightforward principles. The first was that buildings had to offer up some sustainable features to comply with the ethical standards of their occupiers. The second was that there was some financial benefit. Often these principles went hand in hand, especially when it came to issues such as energy efficiency. They remain the foundations of the idea of green building design and are applicable across a range of building accreditations such as BREEAM as well as standards relating to specific products and policies. Over the past couple of years, however, we have become increasingly aware of other drivers that might make us all re-evaluate how we approach sustainability. These drivers are based on a more sophisticated understanding of green building design and the benefits for all of those involved.

Number of mobile workers in US will exceed 105 million by 2020

Mobile workers will account for nearly three quarters (72.3 percent) of the US workforce by 2020, thanks to the increasing affordability of smartphones and tablets and growing acceptance of corporate Bring Your Own Device (BYOD) schemes. According to a new forecast from International Data Corporation (IDC), the US mobile worker population will grow at a steady rate over the next five years, increasing from 96.2 million in 2015 to 105.4 million in 2020. Innovations in technology such as biometric readers, wearables, voice control, near-field communications (NFC), and augmented reality are already increasing productivity and enabling workers to work in completely new ways. In a recent IDC survey, 69.1 percent of those responsible for managing mobility within their organisation had seen a reduction in costs as a result of implementing BYOD programmes.
