Strong demand for Edinburgh office space likely to slow until referendum result

Office occupier take up in Edinburgh continues to show strong demand, with total occupier take up over 470,000 sq ft, significantly ahead of the same period last year (301,000 sq ft) according to new research by JLL. Over 225,000 sq ft was transacted in Q2 (April – June), slightly less than the Q1’s figure of 245,000 sq ft. However JLL anticipates a slow down over the summer period in the run up to the Scottish referendum, a result of the holiday period and companies delaying decisions until the outcome is clear. Despite this, JLL predicts that year end take up will remain above the five and 10 year average. Activity was characterised by a greater number of smaller deals, with only 4 transactions over 10,000 sq ft.  Enquiries continue to focus on offices which are well connected into the public transport network and offer good facilities for staff.

EU sustainable building proposals will raise green credentials of property

sustainable buildingEU proposals to raise the sustainability of new and renovated buildings by increasing resource efficiency and improving information on their environmental performance have been welcomed by the World Green Building Council. Under the proposals, set out in Communication “Resource efficiency opportunities in the building sector”, builders, architects, product manufacturers, or anyone wanting to rent or buy a building will have access to better information about its environmental performance. The Commission will develop a framework for assessing environmental performance with the aim of providing a tool which can be used across Europe, by both private actors and public authorities in the development of sustainable building stock. The first set of indicators should be available in two to three years. Efforts to recycle construction and demolition waste, and to re-use it when constructing new buildings or renovating existing ones, will also be made easier under the plans.

First female President in RICS’ history will focus on diversity

New President of RICS Louise Brooke-Smith will give her inaugural speech today (1 July) during RICS’ Governing Council meeting in London. Alongside her presidency of RICS, Brooke-Smith will continue to be involved with the Birmingham based planning and development consultancy, Brooke Smith Planning. RICS accredits over 118,000 qualified professionals across the globe in land, real estate, construction and infrastructure. She succeeds outgoing RICS President, Michael Newey and during her year-long presidency, will focus on three core areas; diversity, Africa and her professional specialisms, planning and land economics. Acquisition of Dublin office site marks strengthening demand in Ireland’s capital

Dublin acquisition marks strengthening demand for office spaceA 1.7-acre office development site in Dublin has been acquired for €40.5 million by Development Securities in a joint venture with Colony Capital and two leading Irish commercial developers. The site already has existing planning consent for the development of a 166,000 sq. ft. grade A office building which would replace an existing five storey, vacant office building that currently occupies the site. Located on Burlington Road, within Dublin’s prime commercial core, the office development will be marketed for pre-lets over the near-term, with initial site works expected to commence within the next 6 months and the building’s completion by in mid to late 2016. The move reflects a wave of office development in the Irish capital, where, according to a report by CBRE Ireland, a complete lack of office development over the last three years has manifested itself in supply shortages of Grade A office accommodation in core locations.

Lack of joined up thinking hampers efforts to reduce commercial property energy consumption

SunriseA new report commissioned by the Green Construction Board, Property Industry Alliance and UK Government claims that efforts to tackle energy consumption in commercial property and reduce the associated emissions of greenhouse gases needs a new approach to the way policies are understood, monitored and enforced. The warnings come in a paper produced by Deloitte which suggests that while the associated potential for savings and a wide range of environmental and economic benefits are beyond question and the Government has the will to make them happen, there is a lack of cohesive thinking in current policies and legislation coupled with a shortfall in innovation and investment. When the report was commissioned last year, it was done so on the basis that buildings remain the UK’s largest contributor to carbon emissions, with energy use in non-domestic buildings accounting for 17 per cent of the total.

Skills body to fund UK employers to improve management capability

Staff-trainingThe UK trails behind its international competitors in management skills, says the UK Commission for Employment and Skills (UKCES). To help tackle the problem it is offering businesses across the UK co-investment to help develop ways of boosting management skills in their sector. A total of £4 million is being made available through the UKCES, as part of an ongoing government-backed programme to encourage employer-led solutions to persistent skills problems. Nigel Whitehead, Group Managing Director of BAE Systems and a Commissioner at UKCES explained: “Our research shows that the UK lags behind its international competitors when it comes to management skills. That matters. Good management practices boost productivity, staff engagement and ultimately drive economic growth. And while the UK’s best firms may be world-leading, the sad truth is that, generally, management capability in the UK isn’t as good as many other countries, particularly the US.” More →

New BBC Wales headquarters will be less expensive to run

Ageing facilities prompts BBC to move Wales headquartersThe BBC is to move its main headquarters in Wales to a new, purpose-built broadcast centre in Cardiff city centre by 2018. BBC Cymru Wales, currently based in Llandaff in north west Cardiff, says it plans to relocate to a new 150,000sq ft. development in Capital Square – on the site of the current bus station at the northern entrance of Cardiff Central rail station. The decision follows a detailed three-year study prompted by the ageing facilities at the current base in Llandaff and the pressing need to modernise the outdated and unreliable technology. Options to upgrade the current site were ruled out as they were costlier, more disruptive and would have taken longer to deliver. The new centre, which is being designed by Fosters & Partners, will be roughly half the size of the current premises and less expensive to run. More →

New guidance published on greening the building supply chain

Greening the building supply chainA major new report on the building and construction sector, “Greening the Building Supply Chain”, has been launched by the United Nations Environment Programme’s Sustainable Buildings and Climate Initiative (UNEP-SBCI). The report notes that while the need to understand and reduce energy consumption and greenhouse gas emissions from buildings during their operation has become increasingly recognized, efforts related to the resource use in the building supply chain appear to be less advanced. For that reason the scope of the report, co-authored by Skanska, UNEP and IMS Consulting, extends beyond the well-established benefits associated with green buildings themselves (such as energy efficiency). Instead it is intended to help stakeholders better understand resource use in the building and the construction supply chain as a whole, and identify opportunities to promote greater resource efficiency in the sector as well as and contribute towards wider socio-economic goals. Supply of new office space in London continues to fall short of demand

Glass half emptyOne of the downsides to London’s attractiveness as a business destination, as we reported yesterday, is its inability to provide enough office space to satisfy the rapacious demands of the companies who want to work there. Survey after survey reveals the same thing. Even though London has a healthy pipeline of new offices under construction, it cannot keep pace with demand. The latest survey to make the same point comes from Deloitte Real Estate whose London Crane Survey claims that the 9.2 million sq. ft. of office space currently being built will fall short of what is needed. The report claims that London office space is likely to remain in short supply for two years as the new occupancy levels of offices continues to outstrip supply. The report claims that 2014will see 7 million sq. ft. of Grade A office space delivered, the largest volume for over a decade but nearly half has already been let even before construction is complete.

World’s most energy efficient office retro-fit opens in Norway

PowerhouseWhat is claimed to be the world’s most energy efficient office building has been opened in Norway. Powerhouse Kjørbo in Oslo is Norway’s first energy-positive building and the, according to its developers, the first in the world to be retro-fitted to produce more energy than it consumes. The building is part of the Powerhouse project, a collaboration between a range of organisations with an interest in developing and promoting energy efficient office buildings.  The Powerhouse consortium defines an energy-positive building as any building which generates more clean and renewable energy in its operational phase than was used in its construction and lifetime, including materials, operation and disposal.

New NHS purchasing framework announces list of appointed firms

NHS procurementDetails have been announced of the firms appointed to a new NHS purchasing framework designed to provide best value and improved service levels across a range of procured services including architecture, quantity surveying, health and safety, environmental management, project management, mechanical & electrical and building consultancy. The procurement division of NHS Shared Business Services (NHS SBS), claims to have redesigned the existing construction consultancy framework which was originally only open to architects and quantity surveyors, to cover a total of 11 different disciplines and covering 12 different regions. The new framework, which was first announced last month, will apply to all 600 NHS Trusts and their commissioning organisations as they procure consultancy services for new build and refurbishment works for buildings.

London large commercial property pipeline leads rest of Europe

London Commercial Property London will be home to 35 new large office buildings before the end of this year making it one of Europe’s most important destinations for major corporates wishing to occupy over 5,000 sq. m. of commercial property, according to a new report from Colliers International. The survey of 23 major European cities found that together they will offer just over 800 readily-available and high quality large scale offices to choose from by the end of 2014. The 2014 EMEA Office Report claims that this year will see London become the city with the joint third highest availability of large offices in Europe, up dramatically from 11th place.  London matches Amsterdam in having 60, trailing Paris with 62 and Moscow with 98. London, however, stands out as having a strong pipeline of new large office developments.
