Despite the proliferation of coworking and serviced office operators the majority of global corporates still occupy office space on a traditional lease model, with two thirds of companies in a survey by Knight Frank reporting that co-working, serviced and flexible office space comprise 5 percent or less of their current office space. Knight Frank’s Your Space report, which surveys senior executives at 120 global companies which collectively employ in excess of 3.5 million people worldwide and occupy an estimated 233 million sq ft of office space, found that just a small minority, less than 7 percent, said that flexible workspace exceeds a fifth of their total workspace. Conference and show season looms and with it arrives the annual swarm of workplace trend forecasts. These are often presented as groundbreaking but many of them are indistinguishable from each other and based on some very familiar tropes and assumptions. These days such things tend to be shaped into lists, because that’s how the Internet likes it. That is all perfectly natural and we are free to make our own mind up which of these features are meaningful and which are hack jobs. No football pundit was ever fired for stringing together clichés rather than thinking and talking, and no marketing person has ever lost their  job for publishing a list of Ten Trends.

Quality coffee tops the list for the most important office featureThe quality of the coffee is the most important feature for office occupants, with two thirds of workers saying a decent flat white or cappuccino is an essential for a productive and engaged workforce.  Research by coworking developer Areaworks also found that being closer to the outdoors, and the ability to work from a balcony or roof terrace was an important factor for 64 percent. Hanging chairs, bean bags and flexible spaces are a must for most, as half of office workers want to ditch fixed desks in favour of casual seating and hot desking, making it a top five most favoured feature. the office gimmicks failed to feature on most people’s workplace bucket list. The installation of office gimmicks such as fireman’s poles and ball pits all failed to feature on most people’s workplace list, but slides did make the list, while the majority (66 percent) included a fridge complete with beer and prosecco among their choice items.

The worry over a loss in productivity when people are able to work anywhere is entirely unfounded, and what we once called “alternative”, we have come to call current and future workplace strategies, a new report claims. Yet the new study, ‘The Once Alternative Workplace Strategies’, which was conducted and released by Advanced Workplace Associates (AWA), Global Workplace Analytics and Haworth Inc, found that nearly half of employees are still permanently assigned to one space; with no change since 2008. The research pinpoints five leading trends within today’s workplaces and compares the findings to the initial research from more than a decade ago. More →
