City of London real estateA relentless drive to cut costs is forcing financial services occupiers to focus on reducing real estate costs and adopting strategies to use their space more efficiently in Central London. According to research from CBRE there has been an ongoing move by big banks to relocate non-core functions outside of Central London, as seen in HSBC’s decision to move 1,000 head office staff from London to Birmingham. However despite the inherent challenges, banks continue to cite client needs, recruitment, profile and presence as key reasons to keep office space in the Capital. This is reflected in last year’s leasing figures with banking and finance occupiers leasing 3.2m sq ft, 4.9 percent above the 10-year average. There are a variety of compromises companies may make as part of rationalisation strategies to maintain their position in London. Consolidation is an ongoing trend. But it is not a one size fits all approach.

efb98403-799e-4b39-8023-8cd62d9a5222The Government of Dubai has announced the opening of what it claims is the world’s first 3D printed office building, a project it first unveiled last Summer. China may take issue with them on that claim but the announcement marks yet another step in the development of the construction process towards mainstream use. The Emirate is using the 250 sq. m. Museum of the Future building as an example of how the UAE can lead the world in 3D building technology.  A 3D printer took 17 days to print the building using a modified cement material in layers. The total cost of the print was US$140,000 excluding interior fit-out and furnishing. The developers also claim that there was  a 50 percent saving on labour costs as the project only involved 18 people on site, mostly electricians and engineers. The design claims to achieve ‘a shift from the traditional form of work environments and provide greater opportunities to stimulate innovation and communication between workplace teams.’

There  are plenty of good reasons to believe that London’s Central office market has hit its peak. Rents are at an all-time high in the majority of core office locations and whilst the start of 2016 has seen rents rise, there is certainly a clear steadying of the pace. According to our own data, the Landlord’s quoted rents for offices across the entire Central London market. Core offices such as Mayfair and St James’s have reached levels of £150 per square foot (pfs) in Q1 2016 compared with £120 per square foot in Q1 2015 a rise of 25 percent in 12 months. That does sound excessive, until this is compared with the rises seen East of the city in so called ‘fringe markets’ of Clerkenwell, Old Street and Shoreditch. Here the rents have become eye watering. In Q1 2015, the prime quoting rent in Shoreditch had reached £55 psf. In Q1 2016, this number had reached £75 psf highlighting an increase in 12 months of over 35 percent.

Smart cities reportThe smart city is the poster child for the new era of immersive digital living, but the British public remains ‘clueless or indifferent’ about the nature of smart cities and what they will mean for their lives, according to a new report entitled: Smart Cities – Time to involve the people published by the Institution of Engineering and Technology.  The report claims that only 18 per cent of the British public has heard of a ‘smart city’ and many are unaware that city-wide technologies could improve the quality of life in urban areas. One third of respondents were unable to select the correct definition of a smart city from a list of options. Eight per cent of respondents opted for “a city that has a higher than average proportion of universities and colleges and aims to attract the most intellectual”. And a further five per cent saw it as “a city that has a strict cleaning regime for its buildings, roads and public places”.

Job interviewAlmost a quarter of employees (24 percent) are intending to move, as job satisfaction in the UK drops to its lowest level for over two years finds the latest CIPD/Halogen Employee Outlook report. The survey reveals that almost a fifth (23 percent) of employees believe their organisation’s performance management processes are unfair (an increase from 20 percent in Autumn 2015). Over a quarter (27 percent) are dissatisfied with the opportunity to develop their skills in their job and this is reflected in the number of employees who say they are unlikely to fulfil their career aspirations in their current organisation, which has also increased to 36 percent (32 percent in Autumn 2015). Opportunities for women in senior roles have slipped as well with separate research by the European Women on Boards (EWoB) showing that Britain has a below-average proportion of women on boards; falling from sixth to eighth place among 12 leading economies since 2011.

Digital workplaceA digital divide is opening up across the British economy, with just over half (55 percent) of “pioneer” firms adopting digital technologies and processes, while the other half (45 percent) are falling behind, according to new research by the CBI and IBM. Despite the UK taking top place globally for e-commerce and fifth place for the availability of technology, it ranks only fourteenth in the world for company-level adoption of digital technology, with many companies struggling to digitise their businesses at the rate of peers in other countries. Companies cite a mix of connectivity challenges and security concerns as barriers to digital adoption, but predominantly they are hindered by a lack of appropriate skills inside their business (42 percent of firms) and an unclear return on investment (33 percent). The report’s findings for the UK echo those of a global study carried out by Cognizant.

IFMA and RICS global agreementWhile the debate over the fate of FM bodies; from the role of the BIFM to the demise of its trade associations the Facilities Management Association, (FMA) and its successor the Building Futures Group (BFG), rolls on; the International Facility Management Association (IFMA) and the Royal Institution of Chartered Surveyors (RICS) have gone ahead and organized their own “landmark” collaboration agreement. This aims to leverage both organizations’ existing resources in education, research, conferences and events, and external relations. IFMA and RICS also vow to work together to align credentials and qualifications to shape a single FM career path with “demonstrable professional status which is recognized and respected globally”. Another shot across the bow of the BIFM is that RICS professionals who have qualified in FM will automatically receive IFMA member benefits. In turn, IFMA members and credential holders will be able to attain RICS professional qualification and benefit from RICS’ international standards and global professional network.

Timber towerLondoners may reportedly be growing concerned over the proliferation of tall buildings, but what if they were constructed in wood, rather than steel and concrete? This is the possibility raised by researchers from Cambridge University’s Department of Architecture, who are working with PLP Architecture and engineers Smith and Wallwork, on the development of tall timber buildings in central London. The use of timber is an area of emerging interest for its potential benefits; the most obvious being that it is a renewable resource. Researchers are also investigating other potential benefits, such as reduced costs and improved construction timescales, increased fire resistance, and significant reduction in the overall weight of buildings. Mayor of London Boris Johnson has now been presented with conceptual plans for an 80-storey, 300m high mixed use wooden building integrated within the Barbican.

Parental leaveOne year on from its launch and it’s emerged that just 1 percent of men have so far taken up the opportunity of Shared Parental Leave (SPL) while over half (55 percent) of women say they wouldn’t want to share their maternity leave rights. The main reasons why men have chosen not to take up SPL are financial affordability, lack of awareness, and unwillingness from women to share their maternity leave. A combined survey of over 1,000 parents and 200 businesses (HR Directors) from My Family Care and the Women’s Business Council found that taking up SPL was very much dependent on a person’s individual circumstances, particularly on their financial situation and the paternity pay on offer from their employer. It found that 80 percent of both men and women agreed that a decision to share leave would be dependent on their finances and their employer’s enhancement of SPL.  (more…)

walkie-talkie-tower-bridgeA new poll from Historic England claims that nearly half of Londoners (48 percent) think the now 430 tall buildings planned for the capital will have a negative impact on the skyline, compared to the 34 percent who think they will have a positive impact. The study also claims that more than half do not know how to make their voice heard. The figures were released as Loyd Grossman, Chairman of the Heritage Alliance, Sir Laurie Magnus, Chairman of Historic England and architect Sir Terry Farrell wrote an open letter calling for a clearer strategy on tall buildings for London. When asked which planning applications they would like to be consulted on, 60 percent believed people across the city should have a say if a tall building is proposed in a historically important place. But currently it is usually only those in surrounding areas who are consulted on proposals for buildings that may be so tall they affect views and settings for miles around.

BIMThe British Institute of Facilities Management (BIFM) has launched its new ‘Operational Readiness Guide: A guide to ensuring long term effectiveness in the design and construction process’. The guide aims to ‘equip facilities management professionals with the skills, knowledge and guidance to effectively engage at each stage of the design and construction process to deliver greater value to the end user organisations that occupy the buildings.’ Its launch coincides with the first day that centrally procured public sector projects in the UK will require the implementation of Building Information Modelling (BIM) at Level 2. The authors claims that in order for FMs ‘to deliver long term effectiveness and relevance for the end user facilities management professionals need to be engaged from the start and learnings and insights from operators applied to close the gap between building design and performance’.

Fourth Industrial RevolutionLast week, the UK Government passed the latest bill to pave the way for the creation of HS2, the high speed rail line that will initially connect London with Birmingham and later cities like Sheffield, Manchester and Leeds. Most of the criticisms of the line are focussed on its financial and environmental costs, impact on the wider rail network and (frankly poor) design. We can grant the project’s proponents all of their arguments countering those points and still we are left with a perhaps more fundamental problem. We are now committed to creating a train that will monopolise the resources available to public transport for the next twenty years and exist for more than a hundred, but without considering the world in which it will arrive. I’d go further and suggest that even as its tracks are laid, the world around it will already have left it behind, leaving it as an impressive but doomed testament to hubris, old tech and failure of imagination.
