Last week, the RICS Commercial Property conference tackled the biggest issues impacting the built environment sector, arming delegates with fragments of the formula for future success. The morning CEO Question Time panel put a trio of CEOs in the spotlight. In addition to airing concerns about the current political climate, rapidly shifting societal attitudes, diversity and inclusion, the ageing population coupled with the ongoing housing shortage, climate change and the complexities involved in exploring new business models to drive and diversify revenue, they all zoomed in on the accelerated pace of change we’re witnessing, crowning it the key challenge for today’s C-suite.

A predicted boom in flexible working could contribute £148 billion to the UK economy by 2030, equating to 16 times the cost of the London 2012 Olympics, according to the a socio-economic study of changing workplace practices. The analysis, commissioned by Regus and conducted by independent economists, studied 16 key countries to delve into the state of flexible working now and predictions for 2030.

Sitting is so culturally ingrained at work, at the wheel, in front of the TV and at the movies, it takes a great effort to imagine doing these things standing up, let alone pedalling as you work at a bike desk. So, when the world’s first specific guidelines on sitting and moving at work were published, they generated headlines such as: Abandon your chair for four hours to stay healthy, office workers are told and: Stand up at your desk for two hours a day, new guidelines say. But what many media reports did not mention was the guidelines were based on limited evidence. They were also co-authored by someone with commercial links to standing desks (desks you raise and lower to work at standing or sitting), a link not declared when the guidelines were first published in a journal. Media reports also overplayed the dangers of sitting at work, incorrectly saying it wiped out the benefits of exercise. Our new study reveals the nature of this media coverage and its role in overselling standing desks as a solution to inactivity at work.

HMRC has completed a 25 year letting of 157,153 sq ft at the English Cities Fund’s New Bailey development in Greater Manchester. HMRC will take over the whole of the seven storey 3 New Bailey development with staff moving in from 2022. The move is part of a nationwide programme of lettings in major cities to deliver HMRC services at local level, overseen by the Government Property Unit. There have already been announcement of new HMRC hubs in Cardiff, Edinburgh, Leeds and Birmingham. The New Bailey move will form the initial phase of the HMRC Manchester Regional Centre. Additional capacity for around 2,500 staff working in the city will be retained at Trinity Bridge House as a transitional site until 2027/8, when the second phase of the regional centre is expected to open. The UK Government needs to develop a new transport strategy based on local partnerships to keep up with technological advances in areas such as self-driving cars, claims a new report. Rethinking Urban Mobility has been published by engineering company Arup, in collaboration with the London Transport Museum, law firm Gowling WLG and transport company Thales. The report coincides with the publication of a similar study from the World Economic Forum which claims that autonomous and shared vehicles, digitalisation and decentralisation of energy systems require new approaches to mobility.

According to a recent report, executives in the commercial property sector have significant reservations about emerging disruptive technologies such as Big Data and predictive analytics, augmented and virtual reality, Blockchain and driverless vehicles, but see huge potential for process automation. Disruption is a strong word.  It conjures up apocalyptic images and radical interventions leaving unrecognisable outcomes in its wake. Big terms like artificial intelligence, Internet of Things (IoT) and big data bring equally big expectations.  For those of us at ground level, it’s hard to see the cumulative impacts of the many changes taking place around us.  It’s also hard not to share the same view expressed above. Future-gazing is nice to a point, but board level conversations like to take signposts from what is actually happening around them as well, and the commercial property sector is no exception. This sector is undergoing profound disruption but not necessarily from Silicon Valley’s headline grabbers.

'Boundary-less' workplaces must offer contextual, personalised workspacesThe future workplace will replace familiar, rigid hierarchies and departments with small, collaborative networks of teams and the lines between individual organisations and ecosystems will blur as companies increasingly cast their net wider to innovate. This is one of the predictions made in a Fujitsu-commissioned whitepaper ‘Workplace 2025’ which argues that businesses must rethink social and technology strategies to plan for the future workplace – or risk being left behind. To appeal to future employees with the right skills, the whitepaper, which was produced by European research firm Pierre Audoin Consultants (PAC) advises that businesses must ensure they are moving towards an environment that provides contextual, personalised workspaces aligned to the individual needs of users. At the same time, they should plan to encourage enhanced peer collaboration by implementing technologies such as augmented reality. The Workplace 2025 report foresees that today’s organisational structures will become more agile, adapting to constantly-changing economic conditions, competitive landscapes and customer demands.
