The commercial real estate finance sector is witnessing a dramatic shift in attitudes towards the issue of sustainability, according to a new report from the Better Buildings Partnership. It claims that major commercial property lenders are already exploring new opportunities that go well beyond traditional risk management through sustainability initiatives that ‘drive new business, strengthen customer relationships and improve the data they hold on the buildings in which they have underwritten’. The report, Beyond Risk Management: How sustainability is driving innovation in commercial real estate finance, is sponsored by CREFC Europe, GeoPhy, ING Bank and Lloyds Bank Commercial Banking, and claims to reveal pioneering examples of how lenders are incorporating sustainability into their core business activities.

global-sustainabilityThe global real estate market is showing signs of improvement across all areas of environmental, social and governance performance (ESG) including a 1.2 percent reduction in energy consumption, 2 percent reduction in GHG emissions and close to 1 percent reduction in water use. It is also placing greater focus on occupant health and well-being. This is according to the latest data compiled by GRESB, a benchmarking organisation for real estate companies and funds which evaluates sustainability practices in the global real estate sector. In the results for the 2016 GRESB Real Estate, Developer and Debt assessments, which analyses the sustainability performance of more than 1,100 real estate portfolios of both private equity and listed companies, Australian entities outperformed all other regions with an average score of 74, which is 14 points above the global average; and office companies and funds outperformed other property types with an average score of 66.

Sustainable real estateThere is an urgent need for more action and greater leadership in tackling sustainability requirements in commercial real estate. Just a handful of large companies are meeting sustainability challenges, according to Bilfinger GVA’s sixth Green to Gold survey on the risks of rising sustainability pressures and market demands, with the progress being made not as strong as expected. Although 84 percent of respondents acknowledged that they have a sustainability strategy in place, there are still huge gaps that need to be filled in order to meet appropriate standards. Only 50 percent admitted to assessing operational energy efficiency, whilst 63 percent are not assigning specific figures for the costs or benefits of sustainability issues in investment appraisal calculations. Added to this, 43 percent are yet to assess their portfolio’s risk profile with regards to Minimum Energy Efficiency Standards. This means the industry now finds itself with more to achieve in significantly less time.

Eight sustainability megatrends that will impact on UK real estate The ‘Big Eight’ sustainability megatrends that will impact on real estate over the next 15-20 years have been identified in a new report by JLL. Analysing a total of 40 themes, JLL’s Upstream Sustainability Services team claims to have pinpointed eight interconnected trends which are most critical. These are the low carbon economy; technological innovation; urbanisation; land and resource scarcity; workforce transformation; changing demographics; health and wellness; and transparency and social value. According to the report these trends present opportunities as well as risks. Forward-thinking companies which are able to unpick and manage climate change and extreme weather risk, build resilient supply chains, exploit the latest developments in technology, and anticipate the needs of the modern office worker or consumer will stay competitive and succeed.

Green Sky Thinking to focus on designing in sustainability for London 0

Open city is behind Green Sky thinkingGreen infrastructure, social sustainability and intelligent design are the main themes for this year’s Green Sky Thinking event, which takes place between 20-24 April. The event includes a range of informal session and on-site talks that highlight what the organisers claim is best practice on how to ‘design in’ sustainability. The purpose of the programme, led by Open-City, is to enable those working within the built environment to see real life sustainable solutions, talking face to face with those responsible for designing, delivering and managing successful schemes. Its ultimate aim is to help them gain a holistic and cross-disciplinary understanding of how sustainable development is being practically applied across London, while understanding the current technologies, policy and thinking and how these translate into practice.

New guidance helps businesses engage staff in a sustainability strategy

Green bizWhile any far-seeing organisation might develop environmental and corporate social responsibility initiatives, it is important to ensure employees are fully informed and committed to their employers’ aims. The Global Environmental Management Initiative (GEMI) argues that while the leadership may set expectations, it is employees and managers who make it happen. To aid this process, a new toolkit, the  GEMI Quick Guide for Engaging Employees in Sustainability: has been designed to advise corporations on how to successfully engage and motivate employees to participate in their sustainability strategies. The guide explores potential ways of fostering employee connections to sustainability, implementing an engagement strategy, and understanding the role of corporate culture within it.

World Green Building Council to quantify productivity benefits of sustainability

UK Green Building Council sets out future plans for sustainable futureIn an attempt to broaden the business case for sustainable building, the World Green Building Council has launched a new initiative to define the productivity and wellbeing benefits associated with low carbon and sustainable property.  The initiative, launched ahead of this week’s Ecobuild conference in London, will be steered by a group of experts who will produce a final report later in the year. The premise of the study is to show that, as well as cutting costs and improving environmental performance, green buildings have a beneficial effect on the health, wellness and productivity of occupants. According to the announcement, around 85 per cent of an average organisation’s costs are associated with salaries and other costs of employment so a modest improvement in productivity can have a huge impact.

New report finds lack of consensus in measurement of social sustainability

Green-chainA lack of consensus on what is to be reported on and measured makes comparison difficult when measuring social sustainability. This is one of the key findings of the first annual Sustainable FM Index report, which examines how sustainability is embedded within facilities management service companies. Compiled by Acclaro Advisory, the University of Reading and Workplace Law; the index provides a comparative assessment of FM providers within the UK market. The results, which can be applied to internal and outsourced organisations, aims to showcase achievement, as well as highlighting areas of weakness to stimulate change and raise the delivery of sustainability. The companies which made the index, including Carillion, CBRE and Vinci facilities, have reported high levels of commitment to sustainability in terms of the governance, social and environmental criteria assessed. New microsite shares sustainability expertise in the built environment

One of the biggest design and construction firms in the UK, BAM Construct UK, has launched a sustainability microsite to share its green building knowledge. The website is broken into six key performance indicators: sustainable design; carbon; resource efficiency; sourcing responsibly; community; and health and wellbeing. BAM Director of Sustainability Nitesh Magdani said: “The sustainability team at BAM includes a range of professionals from site managers and environmentalists to architects. We advise our teams on issues including sustainable design; waste and environmental management; community engagement; LEED and BREEAM certification; Post Occupancy Evaluations; and air quality issues.” More →

EU lags behind an upward trend in sustainability of global real estateThere has been a clear and upward trend in the sustainability performance of global real estate, but despite the continued focus of EU regulators on the built environment, Europe lags behind other regions. According to the results of the GRESB (Global Real Estate Sustainability Benchmark) 2013 Report – based on sustainability data gathered from 543 property companies and funds, providing aggregate information on 49,000 properties across the globe – the real estate sector significantly reduced its environmental impact, decreasing energy consumption by nearly 5 per cent over the 2011-2012 period. Over the same period, greenhouse gas emissions decreased by 2.5 per cent, and water consumption by 1.2 per cent.  More →
