Lack of skills training is hampering growth say business leadersNew figures, published by the UK Commission for Employment and Skills (UKCES), show that despite a surge in job openings, the number of positions left vacant because employers cannot find people with the skills or knowledge to fill them has risen by 130 percent since 2011. These so-called “skills shortage vacancies” now make up nearly a quarter of all job openings, leaping from 91,000 in 2011 to 209,000 in 2015. Over a third of vacancies in electricity, gas and water and construction are now subject to some form of skills shortage, with transport and manufacturing not far behind. Only in public administration are skills shortages below 10 percent. And of particular concern, said the Chartered Management Institute was the revelation that almost half (48 percent) of UK managers have not received any form of training at all during the last 12 months, down from 50 percent in 2013.

San FranciscoThe diminishing availability of office space across the US is creating challenges for major occupiers, according to a new report from CBRE. An improving economy and subsequent increase in office demand along with the slow commencement of new construction has led to a shortage of large blocks of available office space in some major cities, including Philadelphia, San Francisco and Manhattan. While construction activity began to increase recently, with many constrained central office markets having new projects under construction, heavy pre-leasing activity means that the increased supply is often not enough to meet demand from large space users. Among downtown markets in the third quarter of 2015, the fewest total available large blocks (defined as 100,000 square feet or more of contiguous space) in existing and under-construction buildings were in Philadelphia (six), San Francisco (seven) and South Manhattan (ten).

London M25Over 3.2 million sq ft of office space was taken up in 2015 – up 28 percent from the previous year and 13 percent higher than the five year average. According to the latest figures from CBRE UK, the largest annual take-up increase occurred in the M25 South region, which improved dramatically from circa 404,000 sq ft in 2014 to circa 836,300 sq ft in 2015. Net supply remained unchanged across the South East from the end of the preceding year at around 12 million sq ft, 15 percent below the five year average. There was an increase in the proportion of Grade A supply in the market, and 34 percent of the total supply was either newly completed or under construction compared to 26 percent at the end of 2014. This was the result of take-up of Grade B space, loss of office space due to conversion to residential, and the delivery of new space.

Beorma Quarter BirminghamBirmingham’s development upturn looks set to continue this year, as the latest Deloitte Birmingham Crane Survey shows office construction at the highest level for 13 years. The report also showcases the significant increase in hotel, leisure and retail developments in the city, reflecting both the rise in investor interest in regional cities and the year-on-year growth of visitor numbers attracted to the UK’s second city. The report, first launched by the Deloitte Real Estate team in the Midlands in 2000, shows 969,000 sq ft of office space under construction, with hotel construction three times higher than the 10 year average. Office take-up has shown a particular resurgence. Q1 to Q3 of 2015 reached 732,000 sq ft, its highest level since 2008. The Colmore Row district remains very attractive to investors, whilst more peripheral locations have become more established and are generating serious interest.

BIMAccording to a new market report published by Transparency Market Research Building Information Modelling (BIM) Market – Global Industry Analysis, Size, Share, Growth, Trends and Forecast, 2015 – 2022, the global BIM market was worth US$2.76 bn in 2014 and is expected to reach US$11.54 bn by 2022, expanding at a CAGR of 19.1 percent from 2015 to 2022. North America was the largest market for BIM in 2014. Growth in this region is expected to be driven by increases in construction activities and the penetration of cloud-based services for BIM software. BIM is a tool used to visualize the design of buildings in 3D. BIM also helps in attaining estimates of various other factors, such as cost implementation, time requirement, labour requirement, raw material provision, and other key prerequisites in the construction industry. Management of the entire construction lifecycle can be simulated by BIM.

Internet of Things in BusinessA new report from analysts Gartner claims that the roll out of the Internet of Things will be driven by innovation in commercial property and smart cities. The study, Internet of Things — Endpoints and Associated Services, Worldwide, 2015 claims that 1.6 billion connected things will be used by smart cities in 2016, an increase of 39 percent from 2015 (see Table 1). The authors of the report claim that smart commercial buildings, particularly those subject to Building Information Modelling technology will pioneer applications until 2017, after which consumers will become the dominant force as devices migrate to a new generation of smart homes. Commercial real estate benefits greatly from IoT implementation. IoT creates a unified view of facilities management as well as advanced service operations through the collection of data and insights from a multitude of sensors.

Built environmentThe built environment has a vital role to play in helping governments meet their carbon dioxide (CO2) emissions targets says RICS – ahead of the 21st Conference of the Parties or COP21. This begins on Monday, when 196 governments meet in Paris for the climate change summit hosted by the United Nations. Buildings are some of the biggest emitters of CO2 accounting for one-third of global greenhouse gasses. Commercial and residential buildings also account for 40 percent of the world’s energy consumption. RICs is working with members in the land, real estate and construction sectors to find solutions across the property lifecycle to support more sustainable business practices, and will be in Paris to join stakeholders from governments, industry and civil society to support efforts to reach an agreement. The commitments made at the summit could have far-reaching repercussions for the built environment, and the global economy more generally.

When the Chancellor of the Exchequer George Osborne announces the Spending Review today, he’s likely to mention the Northern Powerhouse, the programme to rebalance the UK economy by pushing growth in England’s northern cities. His vision of this form of one nation conservatism may have helped to increase occupier and investor confidence across the Northern Powerhouse office markets, as illustrated by the Northern Powerhouse Office Market Report 2015/16, published by Lambert Smith Hampton (LSH). It shows strong performance across the eight key markets so far in 2015 – with combined take-up expected to reach 5.2m sq ft by the end of the year compared with 4.6m sq ft in 2014. Manchester city centre is leading the way and is on track for a record year, with almost 1.4m sq ft of office space expected to be let or sold by the end of 2015 – well above the 10-year annual average of 966,000 sq ft.

RIBARIBA (The Royal Institute of British Architects) has become a signatory to the United Nations Global Compact (UNGC) and has undertaken to support its principles on human rights, labour standards, the environment and corruption. Joining the UNGC is part of the RIBA’s focus on ethics which has recently included co-founding a new coalition to develop a set of globally recognised ethics standards for real estate and related professional organisations. RIBA President Jane Duncan said: “As our profession changes and becomes increasingly international, so must our approach to developing and reinforcing professional ethics. Architecture has a direct impact on societies and economies; it shapes and influences the world we live in. For this reason, we architects have a duty to uphold the highest standards wherever we practice. I am delighted that RIBA has signed the UN Global Compact and undertaken to support and promote its principles.”
