Minerva in LeedsLondon office supply is at an all-time low according to JLL’s latest research, with around 18 million sq ft of offices required, but less than 7 million sq ft under construction. This is one of the reasons why 2015 saw a surge in pre-leasing activity across the Big 6 regional office markets, comprising Birmingham, Bristol, Leeds, Manchester, Glasgow and Edinburgh, with 850,000 sq ft let across 17 transactions compared with 15 over the five years from 2010-14. The survey shows that rental growth and refurbishment are key themes with refurbishment schemes totalling 800,000 sq ft will be delivered in 2016, with a further 10 new schemes totalling one million sq ft due to start. Greater convergence between HR and real estate also means the war for talent is a factor influencing occupier decision making. CEOs continue to cite a shortage of skills as a concern, as many Gen Z students are expected to leave their first job within a few years.

Third of Millennials more engaged by contributing to company vision than a high salaryCompanies with stronger financial performances and better customer experience have employees who are considerably more engaged than their peers, a new survey by Temkin Group claims. The research also shows that out of all the industries, the construction sector has the highest percentage of engaged employees. Organisations with 501 to 1,000 employees have the highest percentage of engaged employees and companies with 10,000 or more employees have the lowest level of engagement. Employees who are highly educated, high-income earners, executives, male, and have very good bosses tend to be the most highly engaged. 63 percent of highly engaged employees always try their hardest at work, compared with 42 percent of disengaged employees. And for those who doubt the commitment of millennials – 25- to 34-year-old employees are the most engaged group, while 45- to 54-year-old employees are the least engaged.

Bourne Hill OfficesCommercial buildings in the UK may be producing an average of 3.8 times more carbon than the estimate presented at their design stage, according to research from InnovateUK. The study examined six years of data from Innovate UK’s Building Performance Evaluation (BPE) Programme. It found that only one of the 48 buildings studied produced the amount of carbon specified by its design. In some cases, total emissions were 10 times the rate calculated for Part L compliance. ‘Building Performance Evaluation Programme: Findings From Non-Domestic Projects’, identifies complex energy controls and building management systems (BMS) as significant factors in poor levels of carbon emissions, suggesting that they should be simplified. Although two-thirds of the buildings studied employed renewable energy, a significant proportion of these experienced problems that had a negative impact on their energy consumption and carbon emissions.

Google offices 3You don’t have to look very far to find somebody or other proclaiming the death of the office. A quick Google search will come up with over 73 million results for the past year alone. This has been going on for decades, but a search engine now gives us a far better idea than the occasional feature in a trade magazine of just how the idea has evolved into a full-blown meme. The narrative has become so entrenched that the people who use it – typically the ignorant, the self-interested, the lazy and the ill-informed – rarely have their premise challenged. Usually it is an idea appended to some disruptive and supposedly apocalyptic trend and, at the moment, office kryptonite comes in the form of coworking, where once it was flexible working or mobile technology. And yet, for all the non-fatal wounds these innovations have inflicted on the traditional office, the idea of people travelling to work alongside each other in shared buildings endures.

XYZBuildingManchester could completely run out of ready to occupy, Grade A office space this year, according to a new report from Colliers International. The snapshot of the commercial property market in the city claims that take-up of space in Manchester during 2015 was over a third (37.5 percent) above a ten year average and the rate of occupation by both UK and overseas firms was double that of the previous three years. As a consequence, the local property market is currently unable to keep pace with demand and the availability of Grade A space declined by 61 percent during the year to reach its lowest level since 2006. There is now just 216,000sq ft of Grade A stock available to let in Central Manchester, with major new developments in the key Spinningfields district (above) and elsewhere not expected to complete until later this year and into 2018.  Even some of these spaces are already let, according to the study.

Lack of skills training is hampering growth say business leadersNew figures, published by the UK Commission for Employment and Skills (UKCES), show that despite a surge in job openings, the number of positions left vacant because employers cannot find people with the skills or knowledge to fill them has risen by 130 percent since 2011. These so-called “skills shortage vacancies” now make up nearly a quarter of all job openings, leaping from 91,000 in 2011 to 209,000 in 2015. Over a third of vacancies in electricity, gas and water and construction are now subject to some form of skills shortage, with transport and manufacturing not far behind. Only in public administration are skills shortages below 10 percent. And of particular concern, said the Chartered Management Institute was the revelation that almost half (48 percent) of UK managers have not received any form of training at all during the last 12 months, down from 50 percent in 2013.

San FranciscoThe diminishing availability of office space across the US is creating challenges for major occupiers, according to a new report from CBRE. An improving economy and subsequent increase in office demand along with the slow commencement of new construction has led to a shortage of large blocks of available office space in some major cities, including Philadelphia, San Francisco and Manhattan. While construction activity began to increase recently, with many constrained central office markets having new projects under construction, heavy pre-leasing activity means that the increased supply is often not enough to meet demand from large space users. Among downtown markets in the third quarter of 2015, the fewest total available large blocks (defined as 100,000 square feet or more of contiguous space) in existing and under-construction buildings were in Philadelphia (six), San Francisco (seven) and South Manhattan (ten).

London M25Over 3.2 million sq ft of office space was taken up in 2015 – up 28 percent from the previous year and 13 percent higher than the five year average. According to the latest figures from CBRE UK, the largest annual take-up increase occurred in the M25 South region, which improved dramatically from circa 404,000 sq ft in 2014 to circa 836,300 sq ft in 2015. Net supply remained unchanged across the South East from the end of the preceding year at around 12 million sq ft, 15 percent below the five year average. There was an increase in the proportion of Grade A supply in the market, and 34 percent of the total supply was either newly completed or under construction compared to 26 percent at the end of 2014. This was the result of take-up of Grade B space, loss of office space due to conversion to residential, and the delivery of new space.

The report also showcases the significant increase in hotel, leisure and retail developments in the city, reflecting both the rise in investor interest in regional cities and the year-on-year growth of visitor numbers attracted to the UK’s second city. The report, first launched by the Deloitte Real Estate team in the Midlands in 2000, shows 969,000 sq ft of office space under construction, with hotel construction three times higher than the 10 year average. Office take-up has shown a particular resurgence. Q1 to Q3 of 2015 reached 732,000 sq ft, its highest level since 2008. The Colmore Row district remains very attractive to investors, whilst more peripheral locations have become more established and are generating serious interest.

BIMAccording to a new market report published by Transparency Market Research Building Information Modelling (BIM) Market – Global Industry Analysis, Size, Share, Growth, Trends and Forecast, 2015 – 2022, the global BIM market was worth US$2.76 bn in 2014 and is expected to reach US$11.54 bn by 2022, expanding at a CAGR of 19.1 percent from 2015 to 2022. North America was the largest market for BIM in 2014. Growth in this region is expected to be driven by increases in construction activities and the penetration of cloud-based services for BIM software. BIM is a tool used to visualize the design of buildings in 3D. BIM also helps in attaining estimates of various other factors, such as cost implementation, time requirement, labour requirement, raw material provision, and other key prerequisites in the construction industry. Management of the entire construction lifecycle can be simulated by BIM.
