New evidence which supports the argument for the Well building concept as new research suggests that compared to people in high-performing buildings without a green certification, occupants of high-performing, certified green buildings had nearly a third (30 percent) fewer sick building symptoms, a 6.4 percent higher sleep quality score and a 26.4 percent higher cognitive function score. The new study from Harvard University and SUNY Upstate Medical University, supported by United Technologies suggests that there may be an even greater benefit to working in green certified buildings than originally thought. “The Impact of Working in a Green Certified Building on Cognitive Function and Health,” demonstrates the importance of green-certified buildings to the health of occupants – particularly for office workers whose health, productivity, decision-making, and sleep could greatly benefit.

tower-535-coworking-12The idea that coworking is primarily for the self-employed, tech startups and other small firms who can’t afford permanent offices in the world’s expensive cities has been challenged with the news HSBC has moved 300 staff into a coworking space in Hong Kong, according to a report in the South China Morning Post. The bank has rented the workstations in WeWork’s space in Causeway Bay, one of the world’s most expensive districts for offices and shops. The bank has taken out a large scale corporate membership with WeWork for the 300 members of its digital and transformation team. According to the report, a spokesman from CBRE claimed that the move is less about saving money than it is with providing short term flexibility in a time of economic uncertainty. However you view that, the bank is saving as much as HK$2.45 million a month with the move (£240,000 or $320,000). The annual cost savings are estimated at HK$23,640 per person.

coworking-central-workingStart-up tech firms in London face the world’s highest property costs and the result is a boom in coworking, according to a report from Knight Frank. The research, undertaken as part of Knight Frank’s 2017 Global Cities Report, examines the cost of leasing and fitting-out 600 sq ft of office space in the tech and creative districts of the world’s leading cities. Intense demand for space in Shoreditch, London, has seen start-up office costs soar with Knight Frank calculating 600 sq ft of office space to cost US$66,706 per year – the highest of any creative district in the world. This is followed by Brooklyn in New York (US$62,736), Mid-Market in San Francisco (US$61,680), 1st, 2nd and 9th Districts in Paris (US$57,426) and the Seaport District in Boston (US$50,700). However, London’s burgeoning coworking market also shows how firms are using the model to overcome the challenge of finding somewhere to work at an appropriate cost.

The global race series, now in seven cities across the world, is celebrating its tenth anniversary in the capital with a record sell-out of 115 teams taking part in a unique relay in the heart of the square mile, as they attempt to prove themselves to be the fastest in the city. Each team consists of 10 runners, and each runner will be required to complete a one-mile course before passing the baton to the next competitor.  While at the heart of this race is its charitable motives, it is also reflective of an ongoing rhetoric surrounding the importance of health and wellbeing  in the workplace. The companies who have chosen to compete in this year’s global race series are communicating their desire for employees to embrace fitness as a lifestyle choice. It is a strategy in alignment with the ‘soft’ or ‘Harvard’ model of human resource management

masdar-green-cityA much publicised but occasionally troubled green city in the United Arab Emirates without light switches or water taps has much to teach people around the world about saving energy and precious resources, claims a new study from researchers at Birmingham University. With its low-rise and energy efficient buildings, smart metering, excellent public transport and extensive use of renewable energy, the 2,000 citizens of Masdar City in Abu Dhabi, are living in a place which is a ‘green’ example to city planners around the globe, claims the report. There are no light switches or water taps in Masdar City. Movement sensors control lighting and water in order to cut electricity and water consumption by 51 percent and 55 percent respectively. Masdar is a mixed use development that is the world’s first city designed to be ‘zero carbon’ and ‘zero waste’. Masdar City is a large-scale mixed use development which lies 17 kilometres south-east of the city of Abu Dhabi.

London’s property sector has been resilient following the EU referendum, with commercial property rents remaining strong over the summer, though over the next few months the overall direction of the market is likely to become clearer. This is according to the latest CBI/CBRE London Business Survey, which has found that businesses want the city’s mayor to play a leading role in influencing Brexit negotiations, particularly in driving improvements to the city’s transport infrastructure. Two thirds (67 percent) wish to see upgrades to the existing London Underground network, whilst over a half (55 percent) want a commitment from City Hall to start building Crossrail 2 and one third (31 percent) hope for greater investment in the capital’s road network. Unsurprisingly, uncertainty over the UK’s role in the EU is the most significant cause for concern (75 percent of firms), followed by retaining the best people for the job (49 percent) and a lack of appropriately skilled staff (44 percent).

5gA coalition of twenty major European telecommunications firms has come together to drive the rapid creation of a continent wide 5G network and warn national Governments and the EU of the dangers of over-regulation. The seven page document entitled the 5G Manifesto for timely deployment of 5G in Europe, is backed by firms such as Vodafone, Telenor, Orange, Nokia, BT, Ericsson, Telefonica, Deutsche Telekom, and Hutchison. Its core aim is to showcase the technology on a large scale by 2018 and launch a commercial network capability in at least one city in every EU nation by 2020. The document outlines the features and benefits of the technology but also sets out the potential risks posed by over-regulation, including the possible threat to net neutrality, the principle that Internet service providers should enable access to all content and applications regardless of the source, and without favouring or blocking particular products or websites

the-white-walls_yiorgis-yerolymbos-courtesy-of-nice-day-developments5The Council on Tall Buildings and Urban Habitat (CTBUH) has announced the winners of its annual Tall Building Awards for 2016. The Awards are, judged by a panel of experts, primarily drawn from the property and architecture sectors. The CTBUH claims its awards provide ‘a more comprehensive and sophisticated view of these important structures, while advocating for improvements in every aspect of performance, including those that have the greatest positive impact on the individuals who use these buildings and the cities they inhabit.’ The best tall buildings have been announced for each of four regions: Americas, Asia & Australasia, Europe and Middle East & Africa. While the winners in the Middle East and US were both residential projects, the winners in Asia and Europe were both primarily office based or mixed use projects; the Shanghai Tower in Shanghai and The White Walls mixed-use building in Nicosia, Cyprus.
