London’s property sector has been resilient following the EU referendum, with commercial property rents remaining strong over the summer, though over the next few months the overall direction of the market is likely to become clearer. This is according to the latest CBI/CBRE London Business Survey, which has found that businesses want the city’s mayor to play a leading role in influencing Brexit negotiations, particularly in driving improvements to the city’s transport infrastructure. Two thirds (67 percent) wish to see upgrades to the existing London Underground network, whilst over a half (55 percent) want a commitment from City Hall to start building Crossrail 2 and one third (31 percent) hope for greater investment in the capital’s road network. Unsurprisingly, uncertainty over the UK’s role in the EU is the most significant cause for concern (75 percent of firms), followed by retaining the best people for the job (49 percent) and a lack of appropriately skilled staff (44 percent).

5gA coalition of twenty major European telecommunications firms has come together to drive the rapid creation of a continent wide 5G network and warn national Governments and the EU of the dangers of over-regulation. The seven page document entitled the 5G Manifesto for timely deployment of 5G in Europe, is backed by firms such as Vodafone, Telenor, Orange, Nokia, BT, Ericsson, Telefonica, Deutsche Telekom, and Hutchison. Its core aim is to showcase the technology on a large scale by 2018 and launch a commercial network capability in at least one city in every EU nation by 2020. The document outlines the features and benefits of the technology but also sets out the potential risks posed by over-regulation, including the possible threat to net neutrality, the principle that Internet service providers should enable access to all content and applications regardless of the source, and without favouring or blocking particular products or websites

The Awards are, judged by a panel of experts, primarily drawn from the property and architecture sectors. The CTBUH claims its awards provide ‘a more comprehensive and sophisticated view of these important structures, while advocating for improvements in every aspect of performance, including those that have the greatest positive impact on the individuals who use these buildings and the cities they inhabit.’ The best tall buildings have been announced for each of four regions: Americas, Asia & Australasia, Europe and Middle East & Africa. While the winners in the Middle East and US were both residential projects, the winners in Asia and Europe were both primarily office based or mixed use projects; the Shanghai Tower in Shanghai and The White Walls mixed-use building in Nicosia, Cyprus.

Edinburgh is the most attractive British location for commercial property investment outside of London, according to new research by law firm and real estate consultancy Morton Fraser. Research amongst investors by the law firm’s commercial real estate division ranks a list of ten British cities outside of London according to their attractiveness as investment options. Edinburgh, Bristol and Manchester are the most appealing regional locations for investors, based on an indexed score of how many more investors found them attractive propositions compared to those who did not. However, the remaining seven cities did not appeal to the majority of investors, with more rating them an unattractive investment proposition rather than an appealing one. Aberdeen is rated the least attractive location for investors, coming after its energy-dependent economy was hit by falling oil prices, leading to thousands of job losses and the contraction of the oil and gas industry.

Derwent’s White Collar FactoryLondon’s City Fringe market, the once ‘cheap’ office location of Central London has matured into a leading global tech address and, with a number of new mixed use developments underway and more planned, its success is set to continue. According to data from Savills, average Grade A rents in the area have increased by 87 percent in the last six years with the best new office space now trading at a discount of only 3.5 percent to the same quality of building in the City Core (a saving of circa. £1 per sq ft). According to Savills research, the first quarter of 2016 saw average Grade A rents in the City Fringe reach £59.42 per sq ft (compared to £61.60 per sq ft for non-tower Grade A office buildings in the City Core).  This pattern is accelerated by new office developments including Derwent’s White Collar Factory and Helical Bar / Crosstree’s Bower Development, both EC1, and key deals to Adobe, BGL Group, Stripe Limited and CBS Interactive.

Office Space in Town, Liverpool Street Serviced OfficeThe UK is the leading global serviced office sector, with the largest and most mature market, accounting for over a third (36 percent) of the worldwide serviced office footprint, according to a new report commissioned by serviced office group Office Space in Town. The UK serviced office market has grown by 31 percent since 2008, and it is projected to increase in value significantly by 2025, to £62 billion on conservative projections and £126bn on more optimistic forecasts. There are three key drivers behind its rise: increasing numbers of growth businesses, expansion of key sectors that use serviced offices and the trend towards more flexible working. There are sound economic and business behavioural reasons to believe this growth in demand for serviced offices will continue over the next decade. This, in part, will come from growth in small firms and business start-ups, which comprise a large share of current serviced office users.

startupsIt is telling that one of the first issues to be addressed by incoming London Mayor Saddiq Khan is the problem the capital’s thriving startups have in simply finding a place to work. Although the measures outlined in the new London Plan are aimed primarily at addressing London’s housing crisis, they also include measures to deal with the reduction in the amount of viable office space available following the relaxation of planning rules which allow developers to more easily switch existing office stock to residential use. The costs of office space in London is a growing concern for all sectors, but falls especially hard on startups. According to a recent study by SpareOffice, even the use of coworking space is an issue, with average monthly fees of £357 per person. Now the mayor has announced that he will put new measures in place to help protect and expand office space for small businesses, start-ups and entrepreneurs in London.

Coworking weworkCoworking continues to be one of the main drivers of workplace change globally and is now becoming mainstream, according to new research from serviced office provider The Instant Group. According to the firm’s Flexible Workspace Review – US 2016 report, coworking grew more than 10 percent across the US over the last year and ‘combination centres’ which offer both executive suites and coworking spaces expanded by 12.9 percent as existing operators sought to take advantage of the growing demand for collaborative and agile workspace. The study claims that the occupation of flexible workspace by corporations has significantly expanded the US flexible office market over the past year, largely driven by the rise of the contingent workforce and changing workplace demands of Millennials. The total market grew by 4.3 percent and now includes 3,596 centres, the largest markets of its kind in the world with the UK following at 3,290 centres.
