commercial-propertyThe British Council for Office (BCO) has released a new report which questions the commercial property industry’s commonly ‘accepted wisdom’ that if you break down overall business operation costs, 80 percent of the total goes on salaries and 10 percent on property, with other expenses making up the rest. The BCO’s analysis has found that a more realistic split is 55 percent (salaries), 15 percent (property) and 30 percent (other business costs). So while salaries continue to dominate overall costs, property and non-property business costs play a greater role than the commonly received idea. The BCO believes this clearer understanding of how much property represents of overall business costs will now change, influence and underpin business decisions. This new analysis may also have an impact on rental forecast and could also affect the impact of changing business rates – affecting what organisations may be able to afford.

The Technology, Media and Telecoms (TMT) sector was the largest source of demand for office space in Central London in 2015, for the fifth consecutive year finds the latest Knight Frank London Report, Canary Wharf is set to have the strongest Central London office rental growth in 2016 with an increase of 12.8 percent. This is followed by Shoreditch at 10 percent and Midtown at 9.6 percent.  Affordability is the main driver, along with the development of Crossrail, integrating Canary Wharf with the rest of Central London, and a general shortage of available offices across London pushing tenants seeking high quality affordable offices eastwards. Expansion by TMT firms is contributing to the shift, as they are increasingly seeking larger offices. Shoreditch’s increase in office rents will principally be driven by Tech sector expansion as the more mature, established heavy weight tech firms have firmly established a London rival for California’s ‘Silicon Valley’ in the area.

IQ_officeA near record £67.5 billion was invested in UK commercial property in 2015, making it the second strongest year on record and 46 per cent above the 10-year average, according to research from commercial property analysts CoStar Group. Momentum slowed sharply in the second half of the year, with investment down 19 per cent from the previous year. According to CoStar, this reflects the fact that investment activity has been especially strong over the previous 18 months and good opportunities are harder to find, but also that global economic and political uncertainty are impacting investment decisions. Nevertheless, 2015 was a strong year for the UK’s Big Six regional cities. Office investment increased 16 per cent to £3.2 billion, which is the highest level since the recession and more than double the eight-year average. Foreign investors seeking standing assets and development opportunities underpinned much of this investment.

Offering employees a height adjustable work station is now mandatory in Denmark. However, sit-stand working is still in its infancy in the UK, with only 2 per cent of similar workers having access to variable-height workstations.  Given the huge amount of news coverage devoted to the subject of sedentary lifestyles in the last couple of years, ‘sit-stand’ and ‘active working’ have become buzz terms in UK workplace design. The ‘On Your Feet Britain’* campaign has raised awareness of the health perils risked by the many Brits who spend an average of 8.5 hours a day sitting, whether at their desk or slumped in front of the telly.  Inevitably, savvy employers will be asking themselves if they can afford to ignore the problem.

Big dataBusinesses may appreciate the benefits of workplace engagement, but quantifying these remains a challenge. According to new research of European employers by Oracle, 93 percent acknowledge employee engagement is strategically important to their company and a majority say it positively impacts collaboration (65 percent), helps boost business performance (61 percent), and contributes to improved customer service (60 percent). Yet nearly two thirds (31 percent) say it’s difficult to measure the return of investment on their wider business, and 30 percent say boardroom decision-makers cannot easily understand its impact. And despite the availability of advanced analytics to measure engagement, the report also claims that current processes are not being optimised to drive engagement, as 68 per cent of businesses still rely on standard staff surveys to gauge engagement levels, with only 37 percent using more sophisticated methods.

fairnessManagers are underestimating the impact they have on their workforce during a period of organisational change, according to a study from EMLYON Business School authored by associate professor Tessa Melkonian. The study claims that employees are more likely to cooperate in the process of a disruptive change if the management is seen to be fair in their treatment of staff. This will increase employees’ willingness to cooperate in long-term transitions and work harder to support the process. Over 600 interviews in 10 countries and thousands of questionnaires were carried out to gauge employee satisfaction and willingness to cooperate with change following the merger of KLM and Air France. During the interviews employees revealed they were more inclined to back change because of the example set by their CEO. Leading from the front remained a strong influence two years into the transition.

Third of Millennials more engaged by contributing to company vision than a high salaryIt must be the time of year but we are suddenly awash with surveys and reports suggesting that pretty much everybody in the UK is about to change their jobs. Following our report earlier in the week that suggests older workers are perfectly prepared to just give up on work completely, it was inevitable that we were about to hear something from those pesky Millennials. Sure enough, along comes a report from Deloitte that suggests that nearly three quarters of Millennials plans to leave their jobs over the next five years. Millennials and their employers: Can this relationship be saved? found that the UK has a higher than average percentage of Millennials planning to change jobs in the next five years, with the average in developed economies standing at 61 percent. Worldwide, forty-four percent of Millennials say, if given the choice, they expect to leave their current employers in the next two years.

women-on-boards-blog-bannerHigh profile initiatives such as Lord Davies’ report are doing their bit to increase gender composition, but according to the latest research, based on current “business as usual” trends, women are unlikely to comprise 30 percent of directorships in publicly held companies until 2027. This is despite the fact that the latest research of companies in the MSCI World Index with strong female leadership generated a Return on Equity of 10.1 percent per year versus 7.4 percent for those without. Although a direct causal link between women directors and better outcomes has yet to be established, many institutional investors are increasingly focused on the gender composition of company boards. Some studies show significant outperformance by companies with women on boards, though no one can show a direct link between the two. Focusing exclusively on the make-up of boards however, can mask other important dimensions of female leadership.

And it’s no surprise to discover exactly why employers are so justifiably disappointed in outdated performance management processes. Recent research from Towers Watson demonstrated that only 36 percent of companies consider their performance management process to be valuable, and some companies have even decided to scrap performance management altogether. While many of us don’t disagree that as a whole performance management processes aren’t producing the results that they should be, that doesn’t mean companies should be eliminating performance management from their organisation altogether. Dog in officeOnly a third of US workers believe that promotion offers the potential to advance their career with more than a third of all workers and 44 percent of Millennials preferring to jump ship if the right opportunity arises. Addison Group’s second annual generational workplace survey found that regardless of generation, healthcare benefits was most important benefit (70 percent), followed by a high salary (59 percent). However, Millennials would choose one company over another that paid a higher salary if free meals, beverages and snacks (40 percent) and tuition reimbursement (36 percent) were provided. Millennials also rank a dog-friendly office (14 percent) higher than a napping room, concierge services and a play room with ping pong, billiards and video games. They also value the social aspect of the workplace highly, with nearly twice as many (15 percent) marking work-sponsored happy hours as important compared to Baby Boomers (8 percent).

Megacities are leading the way on climate change, claims action group 0

Megacities 3.0 reportAhead of COP21 next week, a new report ‘Climate Action in Megacities 3.0’, published by the C40 Cities Climate Leadership Group (C40) and research partner Arup states that since COP15 cities have taken the lead in climate action by forging a collaborative pathway to low carbon and climate resilient development. Mayors have scaled-up action- with 51 percent of schemes now delivered city-wide, as opposed to 14 percent in 2011. Since the last major COP in Copenhagen, C40 cities have taken 10,000 climate actions – a doubling of actions in just six years – and have committed to reduce their CO2 emissions by 3 Gt CO2 by 2030, equivalent to the annual carbon output of India. Furthermore, decisions taken by global cities to invest in low carbon development over the next 15 years have the potential to avoid locking in a total of 45 Gt of CO2, or eight times the total current annual emissions of the United States.

RobotThe attitudes of businesses, public sector employers and people to the next wave of technological change remains a tangled and sometimes conflicting mishmash of fear, uncertainty and indifference according to three new reports. According to a new study published by Vodafone and YouGov, while businesses are aware of their need to keep pace with technological developments, around half doubt they will be able to keep up over the next five years. Meanwhile, a study from marketing technology firm Rocket Fuel claims that British people are broadly aware what is meant by artificial intelligence and many feel it will have a positive impact on their lives, especially millennials. However, another study from jobsite Indeed claims that a fifth of young people are unaware of the idea of automation and its potential impact on the jobs market and around half don’t even consider it when making their career choices.
