New £16.5 deal for office development at Moorgate Crossrail confirmedLand Securities has confirmed it has bought the leasehold to the 1.9 acre site located at the western entrance to the Liverpool Street Crossrail station for £16.5 million. Plans for the site, at 21 Moorfields, EC2, which currently comprises vacated 1970s offices and a Transport for London (TfL) worksite, include two new buildings totalling approximately 500,000 sq ft of predominantly office space, with some retail at ground level and a public realm. The two proposed buildings will provide direct access to the underground and the new Moorgate Crossrail station below – due for completion in 2018. Land Securities entered into a conditional agreement to acquire the site in December 2012 and has since negotiated to own the site on two separate 250 year leases, with TfL having the option of participating in the development.

You don't want a Google office do you?Google has dramatically shaken up the world of the Internet and also changed the face of the traditional office environment forever. Nothing has ever been the same, since the ubiquitous four-colour logo first appeared on the worldwide web. Everything that Google does creates a ripple in the business world. Whether it’s giving employees 20% of their time to focus on their own projects, allowing them to form teams to peruse the idea of their choice or installing slides instead of stairs many are asking “should we also be doing that?” And it’s not surprising. All companies want to be successful and there’s no better success story around than Google. So let’s try and model ourselves on or imitate Google, right? I have lost count of how many times I’ve heard “could we have an office a bit more like Google?”

The open plan remains an important office design element

office designFor half a century the default office design model in large parts of the world has been the open plan. Even though that continues to be the case, a growing number of voices are questioning this hegemony and suggesting there may be better ways of designing offices that balance the advantages of the open plan while eliminating or mitigating drawbacks. On the face of it, the case for working in open plan offices is clear cut. Not only are they believed to be more conducive to collaborative work, open plan workstations take up around half the space of cellular offices. As well as taking up less space, a crucial consideration is that fit-out costs are typically around 25 per cent lower, even in eye wateringly expensive commercial property hotspots such as London.

Flexible workers returning to the office to re-engage with employers

Publication1Research by office furniture maker Steelcase claims to show that the cost of disengaged employees is having a major impact on the performance of businesses. As a result many are now encouraging staff to spend more time in the office and working alongside colleagues as a way of re-engaging them. The report claims that in the UK only 83 percent of employees say they are disengaged at work with just 17 percent claiming to be actively engaged, compared to 30 percent in the US. This level of disengagement should be of serious concern for organisations, according to Catherine Gall, Director, Design Alliances for Steelcase.”Speaking at the HR Directors summit in Birmingham this week, she said: “The impact of employee engagement – or the lack of it – cannot be underestimated. It is a global issue and is affecting a wide range of companies.”

Hanging onNew research from Avanta Serviced Office Group claims that noise in the office environment is severely damaging the productivity of British businesses. The study of more than 1,000 UK office workers found that although over 80 percent of employees claim to being regularly distracted by noise in the workplace, fewer than half complain about it. Instead around a third admit they simply take themselves somewhere quieter such as their homes or a cafe or library. The study also identifies the distractions that bother people the most, most deriving directly from their colleagues including overheard conversations, ringtones, loud eating habits, whistling, music and even people talking to themselves. Compared to these human sources, the racket generated by inanimate objects features low down the list of irritants.

To get the full benefits of swarm intelligence, we need to make sure that our offices have areas where staff can collaborate. There can be no rigid structures or process chains that ideas have to go through. The flow of knowledge shouldn’t be restricted. It should be allowed to flood through our businesses and offices and take no account of whether the people sharing knowledge, ideas and opinions have been with a company for five days or five years.

Adobe completes refurbishment of central London offices

16032580231_ba3a7024e0_zAdobe has completed a refurbishment of the reception of its central London offices. The project includes new stone-clad walls and floor coverings to give the space an industrial feel by complementing the existing concrete floors and exposed internal pillars. Similarly, new carpet was specified in a ‘distressed’ finish. Bespoke elements of the design include the specially made reception desk and graphical manifestations on walls and meeting room partitions that range from the corporate to the abstract. “Adobe is the world’s biggest digital marketing company in an industry that is serious and creative, and we wanted our new reception to reflect this.” said Mike Walley, EMEA site operations manager for Adobe. The lighting in particular has transformed the space.” The project was carried out by K2 Space.

Messy offices really are far less productive than those with clear desk policiesI used to have a boss whose solution to dealing with all his paper-based correspondence was to simply let the detritus build up. When he couldn’t see  his desk any more, he would draw his hand across the desk and dump the whole lot into the bin. Invariably he’d miss something important and would often have to search the bin to find an important letter, invoice or memo. I had another boss who ate so much food over her keyboard that it had to be taken away and cleaned – a disgusting job, according to my colleagues in IT. So despite reading with some cynicism that a cleaning company has published new research which proves offices that cut corners on cleaning, or allow employees to work in messy, disorganised surroundings, are far less productive than clean, well-ordered offices; I must agree it shows the benefits of a clear desk policy .

Availability of office space in Central London has fallen by half since 2009The amount of available office space in Central London has fallen by almost half since 2009, new figures reveal. The latest end of year research by Deloitte Real Estate show that the availability of office space has fallen 14 per cent over the last 12 months, and warned that rents will probably rise by around six to over eight per cent as a result. In an analysis of the submarkets across the West End, Deloitte reports that Victoria has seen the greatest decline in available office space, falling 46 per cent in just 12 months. While the City of London market has not seen as dramatic a decline in available space, hovering around five million sq ft throughout 2014, it still remains at its lowest level for seven years. This is despite over 3 million sq ft of new office space completing construction during 2014 – a new high.

Out of office hours workplace connectivity damages employees' wellbeingThe use of tech outside of office hours can have a detrimental effects on workers’ wellbeing according to a paper presented this week at the British Psychological Society’s Division of Occupational Psychology conference in Glasgow. A meta-analysis by Svenja Schlachter and colleagues from the University of Surrey sought to determine the effects of being constantly “switched on” for work and found a blurring of boundaries between work and private life. The research showed that employees use a number of devices outside of office hours in the hope that staying “switched on” will increase flexibility and efficiency and because they believe there is a strong expectation to be available 24/7. This often has a negative effect on their work-life balance and increases stress.

City of London office market reaches the highest volume of lettings for 15 years

05Central London leasing activity hit the highest volume since 2007 last year, while the office market in the city reached its highest volume for 15 years. Take up of central London office space totalled 12.4 million sq ft, when 12.7 million sq ft was let; which is 15 per cent ahead of 2013 totals. According to the latest research by Cushman & Wakefield, while all areas of the capital saw an upturn in activity during 2014, the City of London market recorded the highest volume of lettings for 15 years, with 7.2 million sq ft of transactions completed compared to 7.4 million sq ft in 1998. West End lettings reached 4.0 million sq ft; on a par with the last peak in 2007.  Even Docklands saw take-up double in comparison to 2013 to exceed 1.0 million sq. ft for the first time since 2010; and the serviced office sector is thriving.

flexible working loungeIt’s getting on for two years since Yahoo’s much talked about decision in 2013 to ban its staff from homeworking but, in many ways, the fallout has continued ever since. Certainly a lot of commentary on the subject refers back to CEO Marissa Mayer’s trend bucking decision. This can only be because it was a defining event in what is an enduring debate about where we work and what that means for a range of factors including our productivity, wellbeing, sense of belonging, access to information, the way we structure our time and our ability to communicate with and develop relationships with our fellow human beings. If those things were the same regardless of how and where we worked, there would be no discussion in the first place. But they do make a difference and there is a discussion.
