Both serviced offices and desk-rental can offer the flexibility a long-term office lease often cannot because they involve rental agreements that may work monthly or quarterly, while a traditional lease will generally require a commitment of several years. Desk rental also offers a chance of skill-sharing, collaborative work and networking. In fact this was the key benefit for many businesses participating in Smarter Working West Midlands. For startups the ability to expand, contract or even relocate office can be invaluable. It’s this flexibility which allows them to mould a space to their brand and make the office feel like a true home.

One third of global workers are finding work-life balance unattainable

One third of workers worldwide finding it work-life balance unattainableManaging work-life balance has become more difficult for a third of workers over the last five years, with Millennials most affected. After competitive pay and benefits, nearly three quarters of people questioned in a global poll (74%) felt that being able to work flexibly and still be on track for promotion, and working with colleagues who supported flexibly were the most important considerations when choosing a job. In the countries covered in the research from EY, German and Japanese workers find it hardest to create work-life balance. Globally, around half (46%) of managers are working more than 40 hour weeks and four in 10 say their hours have increased over the past five years. Nearly half of Millennials (47%) report an increase in hours compared to 38 percent for Gen X and 28 percent for Boomers.

Death of the officeThe implications for the property industry of more efficient space planning models and the uptake of flexible working are laid bare in a new report from planning and design consultancy Nathaniel, Lichfield and Partners (NLP). The headline figure from the report, Workspace Futures: The changing dynamics of office locations is that the office stock in England and Wales rose by 17 percent in the twelve years to 2012 while the numbers of office based staff increased by around 21 percent. The report includes details on how these trends affect 11 key locations including Manchester, Cambridge, Bristol, Newcastle and Reading and concludes that while ‘the death of the office has been largely overstated’, the market is undergoing structural changes that need to be addressed by developers and government.

Learning needs to be linked to overall business strategies says the CIPDThe CIPD has warned that Learning and Development (L&D) professionals need to link learning more directly to their organisation’s business strategies. This follows the results of its annual L&D survey which found that by limiting their focus to learner and manager feedback, just 7 per cent of L&D professionals evaluate the impact of their initiatives on the business. This lack of evaluation can contribute to skills gaps being undetected, particularly in the use of new learning technologies such as Gamification. The CIPD is urging L&D professionals to look beyond trainee satisfaction and measure initiatives in terms of how they add value to the organisation and society in general. This latest research follows the publication of a report by Skillsoft last week which revealed that 55 per cent of employers admitted they were more likely to recruit externally to address skills shortages.

The COTE Top Ten Awards program, now in its 19th year, claims to be the profession’s most rigorous recognition program for sustainable buildings. The program highlights projects that are the result of an “integrated approach to architecture, natural systems and technology … which make a positive contribution to their communities, improve comfort for building occupants and reduce environmental impacts through strategies such as reuse of existing structures, connection to transit systems, low-impact and regenerative site development, energy and water conservation, use of sustainable or renewable construction materials, and design that improves indoor air quality.”

Over half of workers say flexible work is a key consideration when changing jobsThe days when staff would commit to a business for life and be chained to a desk for upwards of 10 hours per day are long gone, as today’s employees increasingly seek flexible work. According to a survey of over 1,000 UK workers by PageGroup, 26 percent of people would cite flexible working as the most important consideration for their next job, compared to 18 percent who cited it as a primary consideration in their current role. Across all age categories, respondents are more motivated by the opportunity to work flexibly than they were at the start of their career, with 57 percent of respondents highlighting this as a key motivator. Forward-thinking organisations, particularly the media and tech start-ups typified by those based at London’s Silicon Roundabout, are now high on the wish list for candidates.

Flexible working in UAEIt’s not just in the UK where employees say they are attracted by the idea of flexible working. A new study from YouGov commissioned by the Dubai based Federal Authority for Government Human Resources (FAHR) claims that employees in the United Arab Emirates now rate employers most highly for the smart tools and flexible working opportunities they offer. The study of over 1,000 employees and HR professionals in the UAE was commissioned to uncover emerging trends in human capital management. It found that 64 percent of employees rate flexible working hours, provided by employers based on personal circumstances, as good or very good, which is particularly prevalent amongst Emirati respondents (83 percent). The majority of employees (74 percent) also believe a remote and flexible work schedule increases their productivity.

GDFSuez-Aberdeen workplaceAt last week’s British Council for Offices’ awards dinner the regional prize for best corporate workplace in Scotland went to the headquarters of energy firm GDF Suez in Aberdeen. Judges said the 40,000 square foot development showed what can be achieved by a “clear vision that puts the needs of the occupier centre stage”. Opened last October, the five-storey building is home to the development and operations teams of the firm. The Grade A office accommodates up to 200 people and provides the company with the required space to grow operations in support of existing, and, new exploration and production projects.  The facilities include ‘state-of-the-art office accommodation and meeting rooms, all supported with IT and audio-visual infrastructure and was designed to achieve a BREEAM Excellent score, making it one of the first buildings in Aberdeen to achieve this rating.

Flexible working and recognition linked to happiness at work

happiness at workThe eternal quest for happiness is the subject of two new reports which conclude that if you want to feel more satisfied with your working life, it’s important to feel as if you are in control of it. New research from Professor Andy Charlwood at Loughborough University claims that government and employer policies that give people greater flexibility to choose the hours they work helps to foster their wellbeing and that overworked people are less satisfied with their lives and experience lower levels of psychological wellbeing overall. A second, less scientific study commissioned by US software provider InLoox claims that one of the most important determinants of happiness at work is an ability to work unsupervised or not to report to anybody at all so, if you must have a job, make sure you’re in charge.

With 93 countries were present, 4, 500 investors and 22, 000 registered delegates there were numerous developments presenting opportunities around the world. And crucially, there were more people apparently buying than selling, meaning that strong investment activity will follow. A dumbfounding prediction from property agent Cushman & Wakefield, that global real estate investment could rise 11% to 1.2 trillion euros – an indication of just how much healthier the market is. However, the renewed positivity isn’t simply a return to the ‘good times’, it is apparent that the pain the recession brought in 2008 hasn’t been forgotten and we are seeing a revised formula for property that includes sustainability, collaboration and – crucially – people.

Multi generational workplace could boost economy by £25 billion

mult generational workplaceThe Government has published a new report which describes the challenges faced by the UK’s over 50s in the workplace and sets out ways in which more of them can stay or move into work. The report is the culmination of eight months’ work by a team led by the Government’s ‘ageism tsar’ Ros Altmann and highlights why action is needed based primarily on the twin issues of demographic change and increasing life expectancy. The report, Retain, Retrain, Recruit, recommends action that would help older workers thrive and ensure individuals, industry and the economy can reap the financial and social benefits of a multi generational workplace. The report outlines how businesses could recruit more older workers, retrain existing staff and provide greater flexibility to retain them as well as setting out measures that should be taken to reflect the multi generational workforce in the media and policy making.
