Flexible working loungeMost workers now look for flexibility in where and how they work finds a new survey from the British Council for Offices. But this doesn’t mean homeworking; as less than a third (28 percent) of workers now say they would prefer to work from home, a figure that has dropped from 45 percent in 2013, when the research from the BCO and Savills was last conducted. Over three-quarters of respondents (77 percent) said that they currently work in a traditional office, with the majority (60 percent) choosing to work from a dedicated workstation compared to only four percent that are asked to share desks with colleagues. This desire for a dedicated desk has increased over the past three years, rising from a figure of 41 percent in 2013; but despite demand for a dedicated desk, most workplaces (70 percent) now also include a communal environment to work from, providing a space for more dynamic working.

Open-plan offices are meant to encourage collaboration and contribute to a collegial workplace culture, but they also come with serious drawbacks like noise and distraction. New research claims that more than half of employees said poor office acoustic design reduces their satisfaction at work. Many feel compelled to solve the problem on their own, blocking out distraction through visits to break out spaces, taking walks outside, or listening to white noise and music on headsets or headphones. The survey of more than 600 executives and 600 employees by Oxford Economics and Plantronics set out to understand what works for employees—and what doesn’t—about open-plan layouts, and to test for disconnects between workers and their managers. The results show that threats to productivity and worker peace of mind are bigger issues than most executives realise, and most do not have the technology or strategies in place to deal with the problems.

Office Space in Town, Liverpool Street Serviced OfficeThe UK is the leading global serviced office sector, with the largest and most mature market, accounting for over a third (36 percent) of the worldwide serviced office footprint, according to a new report commissioned by serviced office group Office Space in Town. The UK serviced office market has grown by 31 percent since 2008, and it is projected to increase in value significantly by 2025, to £62 billion on conservative projections and £126bn on more optimistic forecasts. There are three key drivers behind its rise: increasing numbers of growth businesses, expansion of key sectors that use serviced offices and the trend towards more flexible working. There are sound economic and business behavioural reasons to believe this growth in demand for serviced offices will continue over the next decade. This, in part, will come from growth in small firms and business start-ups, which comprise a large share of current serviced office users.

Green citiesWith urban areas accounting for up to two-thirds of the potential to reduce global carbon emissions, cities must take the lead in the transition to low-carbon energy, says the International Energy Agency (IEA) in its annual report. Offering long-term pathways that could limit the global temperature increase to no more than 2°C, in line with the goals set at the Paris climate conference (COP21) in December 2015, the report suggests that the most cost-effective approach involves deploying low-carbon options in cities, especially in emerging and developing economies. Because buildings provide useful space to self-generate the electricity they consume: by 2050, rooftop solar could technically meet one-third of electricity demand. Such buildings offer significant demand potential for the roll-out of the most efficient technologies, like energy-efficient windows and appliances. However, international collaboration is essential, claims the report.

Lunchtime habitsMany UK workers are under so much pressure they can’t escape their workplace for lunch, with almost three in five employees regularly eating at their desk. This could be having a detrimental long-term effect on the health of millions of workers across the UK. The results of a survey, commissioned by the National Charity Partnership, a collaboration between Diabetes UK, the British Heart Foundation (BHF) and Tesco, found that office workers say heavy workloads (32 per cent), workplace culture (14 per cent) and stress (13 per cent) are to blame for not getting away from their desks for a walk at lunchtime. Despite more than nine in ten employees reporting that being outside makes them feel healthier or more positive, more than half of workers who were questioned (52 per cent) never leave their office for lunch. Almost one in four (24 per cent) say they regularly work through their break.

Coworking weworkCoworking continues to be one of the main drivers of workplace change globally and is now becoming mainstream, according to new research from serviced office provider The Instant Group. According to the firm’s Flexible Workspace Review – US 2016 report, coworking grew more than 10 percent across the US over the last year and ‘combination centres’ which offer both executive suites and coworking spaces expanded by 12.9 percent as existing operators sought to take advantage of the growing demand for collaborative and agile workspace. The study claims that the occupation of flexible workspace by corporations has significantly expanded the US flexible office market over the past year, largely driven by the rise of the contingent workforce and changing workplace demands of Millennials. The total market grew by 4.3 percent and now includes 3,596 centres, the largest markets of its kind in the world with the UK following at 3,290 centres.

City of London real estateA relentless drive to cut costs is forcing financial services occupiers to focus on reducing real estate costs and adopting strategies to use their space more efficiently in Central London. According to research from CBRE there has been an ongoing move by big banks to relocate non-core functions outside of Central London, as seen in HSBC’s decision to move 1,000 head office staff from London to Birmingham. However despite the inherent challenges, banks continue to cite client needs, recruitment, profile and presence as key reasons to keep office space in the Capital. This is reflected in last year’s leasing figures with banking and finance occupiers leasing 3.2m sq ft, 4.9 percent above the 10-year average. There are a variety of compromises companies may make as part of rationalisation strategies to maintain their position in London. Consolidation is an ongoing trend. But it is not a one size fits all approach.

Mobile workersIn a further nod to the growing relevance of flexible working, the ability to work anytime, anywhere is now key to job satisfaction with well over a third (38 percent) of employees in a global survey rating this as the number one factor, with the UK (43 percent) scoring this the highest. According to the “Mobility, Performance and Engagement” report from the Economist Intelligence Unit (EIU) and Aruba, employees in Western countries report themselves to be happier in their jobs, more loyal to their employers and more productive in their work compared to their counterparts in Eastern markets. When it comes to securing loyalty, the ability to hot desk was seen as paramount by many employees, notably in Singapore (37 percent), UAE (31 percent) and the US (34 percent), while the ability to collaborate with other employees was the number one choice for employees in Germany (43 percent), France (37 percent) and Japan (35 percent).

US corporate real estateThe US national office market recovery slowed slightly in the first quarter of 2016 amid some volatility within the financial markets. However, as the financial markets stabilised later in the quarter, office based job growth accelerated, likely signalling stronger tenant demand in the months ahead, according to a new report from CBRE. Tech and healthcare companies continue to drive growth, resulting in a scarcity of creative space in many cities. Meanwhile, energy-dominated markets slowed further due to sustained low oil prices. Many companies continued to seek space in vibrant downtown and suburban areas near public transport links in order to attract talent. A tightening supply within the Class A market has resulted in tenants exploring well-located Class B properties and creative space, with tenants across geographies and industries exploring alternate workplaces strategies to maximise efficiencies and collaboration.

google10cropAt the movies, buildings are often used to denote hubris. The ambitions and egos of Charles Foster Kane and Scarface are embodied in the pleasure domes and gilded cages they erect to themselves and their achievements. Of course, the day they move in is the day things invariably go badly wrong. In the real world too, monstrous edifices have often presaged a crash. The UK’s most ambitious and much talked about office building at the turn of the Millennium was British Airways’ Waterside, completed in 1998, just a year after Margaret Thatcher famously objected to the firm’s new modern tailfin designs by draping them with a hankie and three years before BA had to drop its ‘World’s Favourite Airline’ strapline because by then it was Lufthansa. Nowadays BA isn’t even the UK’s favourite airline, but Waterside remains a symbol of its era, albeit one that continues to influence the way we perceive building design.

Australian office marketThe number of flexible workspaces is growing in Australia, which has seen a 15 percent increase in new serviced offices and co-working spaces opening in the last year, according to data from Instant Offices. But the country still has some way to go when compared to other major international destinations for business, with only 300 such offices in total compared to more than 3,000 in the US alone. During the relative economic uncertainty of the past year – with growth limited to 2.5 percent however, Australia is now witnessing the growth of a “contingent” workforce. Small businesses of four employees or less make up more than three quarters of the total market, and considering that in two of the country’s commercial markets, Sydney and Melbourne, the typical entrance to the market has been via fixed lease of seven to 10 years in length; the agility offered by flexible workspaces is gaining in appeal.

UK, Germany, Switzerland and Poland lag behind in flexible workingA new report has verified the value of flexible working by showing a positive correlation between employee happiness and the adoption of flexible working practices. Yet, the research conducted by IDC and sponsored by Cornerstone OnDemand also reveals that flexible working practices have been taken up at different speeds across Europe, where the lowest flexible working maturity appears to be clustered in Central and Eastern Europe, as well as the UK. Business managers and HR respondents stated a low level of flexible working adoption in Poland, the UK, Switzerland and Germany – surprising, given the competitive labour market in these regions. The Nordics, Spain, Benelux and Austria were perceived to be the most mature when it came to flexible working options. Among the respondents from Poland, less than 50 percent of those surveyed were allowed to work from home, while the figure for the Nordic countries was 87 percent.
