But today’s big employers are competing with one another on a much broader set of principles. Cool interiors alone just won’t cut it. I regularly hear of people with multiple job offers taking a job with a lower salary, rather than accepting a role in a company that doesn’t reflect their ideals. I’ve never really wanted to go to MIPIM. I’m suspicious of it all for a number of reasons I won’t go into although you might reasonably guess what they are. So, I enjoyed this piece from Polly Plunket-Checkemian about her own misgivings. I understand that the testosterone level has been dialled down recently, but like Polly I’d like to see a re-examination of its format and intent, especially given that the real estate sector is having to rethink where it fits into the new era of work and meets the challenge of coworking.

A four day week, people-watching at work, the art of AI and some other stuff

While the recent Finnish pilot of universal basic income had mixed results, a trial of the other most talked about solution to our problem with work – the four day week – has been reported as far more promising. A New Zealand financial services firm called Perpetual Guardian switched its 240 staff from a five-day to a four-day week last November and maintained their pay. The results (registration) included a 20 percent rise in productivity and improved staff wellbeing and engagement.

There is a boom in the number of new flexible working locations opening in Central London, which has seen a growth of 42 percent year-on-year. According to the new report by Office Freedom this growth is driving ever more competitive rates and lowering the cost of all kinds of office spaces within the capital. Over the last two years, office prices in Hammersmith have fallen by 29 percent, whilst Paddington is 32 percent cheaper as a direct result of greater flexible space availability. The rates in prestigious Knightsbridge are still amongst the highest in Central London, but have dropped by 38 percent between 2014 and 2018. More →

Urban planning and development professionals still view offices as a distinct category of real estate and most real estate professionals view offices in terms of the delivery of floor space. Some things have changed,however. For some time, the hybrid economy of serviced offices has turned the product into a service. But, in many cases this has simply made the leasing of space simpler and more flexible.

The problem with predictions, the cult of Facebook, WeWork woes and some other stuff

If it makes you feel better about Blue Monday (today – ‘officially’ the year’s glummest day), it also marks the closure of the Predictions Window in my view. If somebody still has an unpublished list of forecasts for the coming year on their specialist topic, they’ve missed their chance. At least with us they have. But not to worry, there’s a good chance they can trot most of them all out again next year and they’ll be just as relevant. Anything else can be quietly dropped.

Only small number of workers happy with their office temperature

Just 16 percent of workers are satisfied with the temperature of their office, while a majority (89 percent) claim they lose productivity if the temperature isn’t quite right, new research suggests.  Nearly half (46 percent) experiencing cold office temperatures say this makes them the most unproductive, according to research by Workthere. Only 8 percent of those based in coworking and shared workspace and 10 percent of staff in leased workspace, believe that their office is always the right temperature, while just 3 percent of respondents revealed they have a separate space to work in if they’re too hot or cold. It seems that keeping warm is the biggest challenge for British office workers with 47 percent admitting to wearing additional layers at their desk and 37 percent often making themselves a hot drink to fight the office chill. A surprising 17 percent of respondents even admitted to bringing in a personal heater to warm up which is a worry for employers, given that it costs £3.43 on average to run a 3 kilowatt heater for eight hours.

Are you ready for the world of agile working we will experience in the 2020s?

Some organisations believe they have ‘done’ Agile Working. They have increased the ratio of people to desks and achieved a saving in accommodation costs. They have provided flexible working arrangements across the organisation and have enabled their people to work at home for part of their working week. Staff surveys show employees are pleased with the opportunities and benefits this provides them. But organisations cannot afford to become comfortable or complacent, there are greater opportunities to grasp. As in any transformation initiative, Agile Working is more than a project it is a cultural journey involving continuing change to achieve continuous improvement. Agile Working is moving on.
