Small steps to innovation debated at Workplace Futures 2014

New or refurbished workplaces are often described as ‘innovative.’ But while the architect and designers behind a building’s design are often credited with innovation, when it comes to the FMs tasked with managing the property, things are less clear cut. Although the FM sector is increasingly under pressure to demonstrate innovation, whether as services provider or as an in-house department; determining what exactly this constitutes, much less being able to demonstrate it in practice, is a lot more difficult. The 2014 i-FM Workplace Futures Conference, held this week at the Siemens Crystal building in London’s Docklands, bravely aimed to address this conundrum. It was, as the organisers admitted, a tall order to ‘nail this innovation theme,’ but it seems that taking small incremental steps may be the key to success. (more…)

Arup announces first Manchester office relocation in over 40 years

Arup has announced it is to take 20,000 sq ft of Grade A office space at the Carlyle Group’s Three Piccadilly Place in Manchester. The TSK Group has been appointed to design and deliver the engineering and property consultancy’s first new Manchester office relocation in over 40 years. Three Piccadilly Place comprises 190,000 sq ft of flexible workspace over 11 floors, with 9,300 sq ft of retail space on the ground floor. Keith Rudd, Arup Director and leader of Arup’s Manchester office explained: “The relocation has been a major decision, driven by the growth and breadth of services we now offer across a range of sectors. As an employee owned firm, it’s important we have the right environment to attract and retain the best people, to enable us to continue to deliver great work for our clients.” (more…)

International serviced office provider in first single floor letting for ‘Cheesegrater’

British Land and Oxford Properties have announced the Leadenhall Building in the City of London – known as the ‘Cheesegrater’ due to its distinctive tapered profile – has been let to serviced office business Servcorp. The Sydney-based firm already provides businesses with flexible space in some of the world’s most famous buildings, including The Seagram Building, Park Avenue, New York, IFC 2 Hong Kong, Trust Tower Marunouchi, Tokyo and Emirates Towers, Dubai. This, the first single floor letting in the building, is on the 30th floor, which provides 11,851 sq ft of space. Because of the building’s design, floorplates range from 21,000 sq ft on level 5 to 6,200 sq ft on the top floor (level 45). (more…)

Working from Home Week: good idea, but it doesn’t suit everyone

Yesterday was hyped as the most depressing day of the year, but it also marked the beginning of Working from Home Week (20-26 January 2014). The idea will resonate with anyone struggling to get out of bed and join the January commute. There are many advantages to home working; but depending on your personality and personal circumstances there are also disadvantages. Yes, you’ll avoid traffic jams/crowded trains, take the dog for a walk when you fancy and can concentrate on a project without annoying interruptions. But working from home has its disadvantages too; including feeling isolated and finding it difficult to remain motivated. Rather like those who decide to move to the country but find it’s too quiet – for some people the buzz of the workplace is vital to their productivity and wellbeing. (more…)

Workplace is in a state of flux, with many more changes to come

Although we remain wary of predicting the workplace of the future, it is useful to discover what managers think is likely to happen, even if some of it is pretty obvious. In a new survey, HR decision-makers forecast the workforce of 2018 will look fundamentally different from that of 2013; including more workers opting to work part-time rather than retire (92%), managing an older workforce (88%), individuals maintaining and developing skill sets in multiple simultaneous careers (79%) and more than half of all workers being temporary / on contract or freelance (60%). A whopping 98 per cent of organisations have already experienced some kind of major organisational change over the last five years – the most common being restructuring (74%), a change in leadership (64%) and downsizing (64%). Legal update – Employment Law changes ahead in 2014

Some of the most hotly debated employment law issues from last year; including flexible working, workplace wellbeing and the contractual rights of employees look set to make more headlines this year, because 2014 is shaping up to be another year of significant change in UK employment law. While the timetable is subject to amendment, currently the Government is intending to introduce a number of revisions. The key employment law events and cases to watch out for in 2014 will include changes to TUPE, flexible working, flexible parental leave, employment tribunal procedures, redundancy consultation, Acas conciliation, calculation of holiday pay and post-employment victimisation; which we list below in the date order in which they are proposed. The nine enduring workplace tensions to keep an eye on in the year ahead

There were a number of workplace issues that wouldn’t go away during 2013. And there’s no reason to believe we will resolve many of them during 2014 either. We can try to explain the recalcitrance of such things by referring to the enveloping fog that emanates from the commercial interests who promote problems to their customers so they can provide the solutions, but many are more deep-rooted. Technology and its constant radicalising effects is almost invariably the major driver of change, but it is only one thread in a complex web of social, professional, demographic, cultural and commercial changes. The most read stories on Insight in 2013

It’s been one year since Insight first hit the digital streets and it’s been fascinating to see what people have been most interested in. One of the great things about online publishing is you cannot escape from what people think. Printed trade magazines can tell you they send out 12,000 copies or whatever, but they can’t tell you whether the recipients are interested enough to read them or share their contents. Online, that is all made transparent. So it’s been great to start a publication that after just a few months was demonstrably the UK’s most widely read title covering workplace design and management issues. We even know what people like the most. So here, in no particular order, are our most widely read stories from 2013, ranging from the technical to the esoteric, news stories, case studies, the bursting of bubbles and the challenges to received wisdom.

Don’t be caught by surprise by the hidden costs of commercial property

According to Colliers International’s recent Global Investor Sentiment Report, 2014 will see an increase in commercial property investor confidence, with 74 per cent of UK based investors saying they were more likely to risk investing across all property sectors, although offices remain the most popular category to invest in. Yet despite this vote of confidence, it seems strange to report that the real costs involved in property acquisition and maintenance, are frequently overlooked by the purchasers. It appears that businesses often have a patchy knowledge of the range of costs involved in owning or leasing commercial real estate, which is surprising when you consider that a company’s biggest single investment next to its workforce is commercial property.

Meeting the management challenges of caring for home workers

Flexible working is on the rise. However, as reported today, while employers are happy to equip workers with the facilities required to work away from the office, there is a worrying level of unwillingness amongst many bosses in checking the safety and comfort of home workers. Employers have a duty of care to their home workers under health and safety legislation and the Working Time Regulations 1998. This means that care should be taken by employers to ensure that home workers operate in a safe and appropriate environment. This duty of care goes beyond supplying an ergonomic workstation. Managing home workers requires a varied set of management skills and best practice processes. (more…)
