University College London (UCL) has taken a 10-year lease on 40,000 sq ft of office space at Maple House, strengthening its relationship with investor and developer Lazari.University College London (UCL) has taken a 10-year lease on 40,000 sq ft of office space at Maple House, strengthening its relationship with investor and developer Lazari. The deal, one of the largest lettings in Bloomsbury and Fitzrovia this year, adds to the university’s extensive estate, which spans 6.5 million sq ft and makes it the single biggest occupier in Bloomsbury. The lease covers three floors within Maple House, part of Lazari’s Tottenham Court Road estate, which is undergoing a £55 million redevelopment. Originally designed in the 1970s by Richard Seifert, the granite-clad brutalist block is being modernised to deliver 110,000 sq ft of workspace across seven floors alongside residential, leisure and retail uses. A one-acre communal garden at first floor level, containing more than 90 trees, will form the centrepiece of the scheme. (more…)

Acknowledging our own biases and privileges will help us to have better conversations about work and workplacesOver the weekend of the 9th of August, I listened to two episodes of Andrew Keen’s podcast which feature conversations with a couple of well-known people from our own domain of work and workplaces. One was Julia Hobsbawm and the other Dror Poleg. It seemed that Julia had introduced Keen to Dror so a link between the two existed. Another link formed in my mind as I listened: the unspoken role of privilege underpinning both conversations. albeit in different ways. (more…)

What do people want from their workplace? Good coffee and reliable WiFi are far more important than yoo might thinkThe office is no longer just a default location. Hybrid work has made it one option among many. At home, people have their own desk, their own music, their own kitchen. If the workplace is going to tempt them out, it needs something more than a chair and a meeting room. Fast WiFi and genuinely good coffee can change more about people’s experiences than you might expect. People might not talk about them much, but they notice when they are missing. Both influence how the day flows. When the internet is quick and the coffee is worth getting up for, the office starts to feel different. It becomes somewhere you do not just have to be, but somewhere you don’t mind spending time. (more…)

By refurbishing and upgrading the existing fluorescent luminaires, the project significantly reduced waste and improved the quality and efficiency of lighting in the open-plan workspace. Sweco UK Ltd, a leader in sustainable engineering and design, recently partnered with TRILUX to deliver a circular lighting refurbishment at its Maidenhead office. The project involved upgrading old fluorescent luminaires installed in multi-service chilled beams on the first floor, bringing a more sustainable, energy-efficient, and visually comfortable lighting solution to the space. Commercial property markets in regional UK cities are seeing significant growth as major financial institutions reconfigure their office strategiesCommercial property markets in regional UK cities are seeing significant growth as major financial institutions rethink their office strategies to focus on high-value client interactions in London while relocating support functions elsewhere. New research from JLL suggests that financial services firms have accounted for more than 440,000 square feet of inward investment in office space across Glasgow, Leeds, Bristol, Manchester, Edinburgh and Birmingham over the last decade. This is more than the space acquired by manufacturing (238,822 sq. ft) and service industries (224,813 sq. ft), though still behind technology, media and telecoms (TMT) and flexible workspace sectors. A new analysis from the Office for National Statistics confirms that hybrid working is now the dominant form of flexible work for many people in Great Britain.A new analysis from the Office for National Statistics confirms that hybrid working is now the dominant form of flexible work for many people in Great Britain. The figures, which cover the period from January to March 2025, show that 28 percent of working adults now combine home and on-site work on a regular basis – the highest proportion recorded since the ONS began monitoring hybrid working patterns. This compares with just 9 percent who work exclusively from home and around 55 percent who are permanently based at a single workplace. The remaining proportion are made up of those with no fixed place of work or whose work locations vary, such as mobile or site-based roles.

If scheduling, communication, analysis, and recall can be handled by AI that operates through conversation or ambient cues, the screen starts to look less essential and more habitual.Over the past three decades monitors have colonised desks in workplaces, homes and in public spaces, with the presence of a screen often signalling that something productive is taking place. This assumption may now be under quiet revision with implications for technology, management, and workplace culture. The growing maturity of artificial intelligence agents is having an incremental but significant impact on how we work. AI is now more capable of carrying context across tasks, acting independently, and responding through natural language, which is leading to the need for visual interfaces to be reduced.
