The bonds that link work with place are loosening day by day

Frayed ropeOver the decades designing productive spaces for work has focused on redefining the corporate office and its surroundings. While there are examples of quality design in buildings around the world, there is a growing movement that challenges the presumption that work should always be done “at work”. If we aim to allow people to be at their best, develop and nurture creativity and maximise quality output then we must ensure the place where the work is done is outstanding. Sarah Kathleen Peck of ‘It starts with’ summed it up when she wrote “There are people, places and things that make me feel like I’m building my energy stores, that rejuvenate me, and help me to do my best work. Likewise, there are also people and places that zap my energy; that leave me exhausted; that make me feel as though I’ve waste my time and my energy – and my day – without getting anything useful done.”

New report lays out its 2040 vision of the workplace of the future

Workplace of the futureBy 2040 knowledge workers will decide where and how they want to work, according to a new report on the workplace of the future by Johnson Controls’ Global Workplace Solutions business. The Smart Workplace 2040 report claims that 25 years from now, work will be seen as something workers do, rather than a place to which they commute. According to the study, work patterns will be radically different as  a new generation of what it terms ‘workspace consumers’ choose their time and place of work. Most workers will frequently work from home, and will choose when to visit work hubs to meet and network with others. There will be no set hours and the emphasis will be on getting work done, while workers’ wellness will take priority. Technology will bring together networks of individuals who operate in an entrepreneurial way, with collaboration the major driver of business performance.

Trade bodies seek to boost inclusivity and diversity with new initiatives

DiversityThree major trade associations in the built environment sector have announced initiatives to increase the inclusivity and diversity of their respective professions. The Royal Institution of Chartered Surveyors has launched its new Inclusive Employer Quality Mark, which is designed to help firms ‘gain a competitive advantage and a diverse workforce’. Meanwhile, the Royal Institute of British Architects (RIBA) claims it has strengthened its chartered practice criteria to incorporate requirements related to equality, diversity and inclusion. From 2016, chartered practices are required to have an equality, diversity and inclusion policy. In the US, delegates at the American Institute of Architects (AIA) agreed at congress to introduce a resolution known as Equity in Architecture, that calls for measures to increase representation of what are deemed underrepresented groups ‘to move the profession forward’.

Sheppard Robson release details of new mixed-use scheme in Clerkenwell

5278-68-86-Farringdon-Road-2Architects Sheppard Robson have released more details of their design for a major mixed-use project in the Clerkenwell district of London. The site is currently occupied by a multi-story car park and the new scheme, developed alongside Endurance Land will include a 3,900 sq m office development aimed predominantly at SMEs, particularly those in the media, technology and creative industries for which the area is known. The scheme includes a hotel and retail spaces at ground level. Sheppard Robson claims that ‘all elements of the development in-keeping with the vibrancy of Clerkenwell and nearby Exmouth Market, whilst also acknowledging the history of the site which is adjacent to two conservation areas’. The hotel will be operated by Premier Inn, and include a touchdown cafe open to guests and the public.

Smart citiesThe rapid urbanization of our world and the weaving of existing and new buildings into the urban fabric of Smart City initiatives are some of the great challenges facing our global industry today. Along with the vast amount of definitions and marketing campaigns surrounding the phrase “Smart Cities” comes the challenge of understanding why the movement is important to the Architecture, Engineering, Construction and Facility Management (AEC/FM) industry and how industry stakeholders can profit from, or at the very least, not get run over by the tsunami called Smart Cities. The emergence of Smart Cities as the conduit for ideas, thoughts, policies and strategies for the world’s urban environments is an important milestone for our industry, and it comes at a time of rapid innovation, convergence and redefinitions.

Crown Estate first national property company to be Living Wage accredited

Living wageThe Crown Estate has become the first national property business to accredit as a Living Wage employer. The Living Wage commitment aims to ensure that everyone working for The Crown Estate, regardless of whether they are permanent employees or contractors, receives a minimum hourly wage of £9.15 per hour in London and £7.85 per hour outside of London, significantly above the national minimum wage of £6.50. The Living Wage is calculated according to the basic cost of living in the UK and is accredited by the national Living Wage Foundation (LWF). A study examining the business benefits of implementing a Living Wage policy in London found that more than 80 per cent of employers believe that the Living Wage had enhanced the quality of the work of their staff, while absenteeism had fallen by approximately 25 per cent.

London-cranes-3The total level of office construction in central London has increased over the past six months, fuelled by the greatest volume of new space to start since 2011, the latest Deloitte London Office Crane Survey has revealed. With a rise of 24 per cent over the past six months, a new wave of office construction in central London is under way across almost all submarkets. This comes at a time when the level of available office space is at its lowest for seven years, with current market conditions still suggesting a short-term supply shortage. However, the ramping up of new developments over the last six months has come too late to significantly alter the delivery of new space in 2015. TMT and the financial sector are driving up demand for more office space.

mult generational workplaceA new report claims that only 8 percent of senior managers currently have ‘Strategist’ leadership capabilities and have the attributes and mind sets to lead transformational change and solve their most difficult problems. This is because employers don’t identify and empower their leaders with the right capabilities and attributes, says the report published by PwC’s Consulting practice. According to “The hidden talent: Ten ways to identify and retain transformational leaders,” the work of strategists is underpinned by inquiry-based experimentation. They see both the vision and detail, employ positive language and exercise power courageously. They understand the complexity of the environment in which they’re working and are able to employ passionate detachment. The report claims that the largest proportion of ‘Strategist’ leaders, are women over 55.

The changing way we work presents particular challenges for the development of commercial property as well as those who specify, design and occupy workplaces. As has been highlighted many times before, the days are gone when designing an office was largely determined by the number of people who occupy it and the main determinant of the space needed for them was the size of their desks based on their status and what they did. Now, those are just some of the characteristics that need to be taken into consideration when creating workplaces, alongside others such as how much meeting and shared office space is needed, whether certain people need a dedicated workstation at all, how to give them choices about where they work and with whom and how the building can adapt to changing teams and objectives.

European workers optimistic about the impact of workplace technology

Workplace technologyThe European workforce is optimistic about the impact of new and emerging workplace technology although many employers face challenges in pursuing digital business models, according to new research by Accenture. The report claims that more than four times as many workers think technology will improve their working lives than those who think it will have a negative impact. The study of over 2500 workers and 500 business leaders in the EU found that 57 percent of workers think technologies such as robots, apps, data analytics and artificial intelligence will improve their working experience versus eight percent who think it will worsen it. Fifty percent of EU workers believe that digital technology will improve their job prospects compared to 12 percent who think it will limit them.
