Focus on the wellbeing of the occupants of the office, not that of the building

The design of the office has a big impact on health and wellbeingIf you ask a typical corporation about their real estate strategy you will most probably hear a lot about rationalisation, minimising cost and synergy. Real estate strategy should include all these but a cost-cutting approach can be very short-sighted. Staff costs usually account to about 90 per cent of the business operating cost, while any improvement in staff’s productivity will have a stronger and more positive outcome than any cost saving on a building. The recently released World Green Building Council (WGBC) report Health, Wellbeing & Productivity in Offices developed with the support of JLL, Lend Lease and Skanska, clearly shows that the design of an office has a strong impact on the health, wellbeing and productivity of its occupants. It describes the impact of acoustics, interior layout, look & feel, amenities, air quality, thermal comfort, location, daylight and user control on occupants. But it doesn’t stop there.

Green manifesto challenges next government to deliver low-carbon economy

Alliance issues green manifesto for the next governmentOn the eve of the Autumn Statement, an influential business-led coalition of businesses, NGOs, industry associations and cross-party politicians has called on the next Parliament to tackle a range of environmental challenges affecting the UK economy and the built environment. The Aldersgate Group Manifesto identifies six target areas it says the next government must meet to build a growing, sustainable and resilient UK economy. It must accelerate the move to a competitive low carbon economy; prioritise energy and resource efficiency; improve our understanding and the state of our natural capital; equip the UK’s workforce with the right skills to benefit from the opportunities offered by the transition to a sustainable economy; increase financial flows towards low carbon and other environmental projects; and ensure the UK continues to benefit from progressive European environmental standards whatever the UK’s future relationship with the EU. EU institutions are not implementing their own green building policies

Green building at the EUAccording to a report on EU news site euractiv.com, the various institutions of the European Union have been ‘unambitious’ in terms of delivering energy efficiency as part of their own buildings strategies. That is the key finding of a new study from the European Court of Auditors. which claims that green building standards and initiatives developed and promoted by the EU are not consistently employed for new buildings or as part of major renovation projects carried out by bodies such as the European Commission, European Parliament, EU Council and other institutions. The special report reveals shortcomings in the approach of these bodies, calls on the EU Commission to propose a common policy for reducing the carbon footprint of EU institutions and bodies and proposes the setting of an overall reduction target for greenhouse gas emissions by the year 2030. The report claims that it is through the design processes of a new building, or for a major renovation, that the greatest impact can be made on its energy performance and this should be the focus of its proposed new approach.

Case Study: AutoTrader motors into its new Manchester digital playground

_MG_0491smEven in the context of a rapidly declining print market, the decision to end AutoTrader’s 37-year history as a printed magazine was not an easy one to take. At its height, Auto Trader had a circulation of 368,000, but in June 2013 the final printed copy rolled off the presses and the business began its new incarnation as a purely digital platform. Of course, this transformation was a long time in the making and had actually begun ten years earlier.  By the time the print room lights went out, all of Auto Trader’s revenues had not only migrated online, but experienced significant growth too. It is Auto Trader’s growth during this process of transformation that is considered so unique in the publishing world and is proof that the business’ aspiration to be at the forefront of the digital marketplace is not just a wide-eyed intention. The website boasts 11.5million unique users, carrying out more than 140 million searches across mobile, table and desktop devices and the business is set to launch an extensive TV advertising campaign on boxing day.

Orgatec 2014 focuses on collaboration, quiet and wellbeing in the workplace

Anna King reports from the biennial office furniture and interiors fair Orgatec, which took place recently in Cologne: Collaboration seemed to be king once again at this year’s Orgatec trade fair in Cologne, so much so that you’d be hard pressed to find a conventional workstation amongst the thousands of products on display. Even ergonomic task chairs in the traditional sense were thin on the ground. Senator’s offering was typical in its focus on collaborative work and the provision of work settings. As well as the Ad-Lib Scholar range for educational establishments, it presented the Ad-Lib Work Lounge multipurpose chair, both the work of British design studio PearsonLloyd. This upholstered model complete with headrest is available on glides or castors so it can slot into a multitude of workplace scenarios. Shown in some rich shades such as moss green and turquoise, it comes complete with a fold-down worksurface for brainstorming or other group working.

The business case for green building widens to cover wellness and productivity

office designThe debate about the economic, commercial and social benefits of green building design continues to evolve rapidly. Where once it was primarily focussed on environmental issues and related cost savings, the world’s major champions of eco-building are now making the case for sophisticated building design that has a broader range of benefits for organisations and individuals. The most significant report in this regard for some years has just been published by the World Green Building Council (WorldGBC). Its study Health, Wellbeing and Productivity in Offices: The Next Chapter for Green Building offers “overwhelming evidence” for the ways in which office design significantly impacts the health, happiness, wellbeing and productivity of people.The report covers a wide range of that influence the wellness, job satisfaction and performance of office workers. It identifies the ways in which these undoubted benefits add a new layer of sophistication to the case for organisations to invest in better, healthier and greener buildings.

The solution to complex issues like green building is to become more sophisticated

office designOne of the current preoccupations of the World Green Building Council is to demonstrate how green business is good business. The way it is presenting this argument is intriguing because as well as extolling the most anticipated benefits of green building design, such as lower energy bills, it is linking green building design with human factors such as productivity, wellness and  work-life balance. It has produced a number of reports on this subject, most recently in September with a publication titled Health, Wellbeing and Productivity in Offices which found ‘overwhelming evidence’ of the link between office design and productivity.  What such compelling reports also highlight are the complex challenges we face and the sophisticated approach we must take to environmental issues and corporate social responsibility. Fortunately this is already exhibited by many organisations.

Last year, I had the pleasure of producing a case study of the new offices of Wiltshire County Council for Mix Interiors magazine. Given that the building was this week shortlisted for the Prime Minister’s Better Public Buildings Award and had already won an award from the BCO, we thought this seemed a good time to retread its corridors of power…. The recession has led the UK government to develop a number of new approaches to public sector buildings. But some of the UK’s local authorities are way ahead of the new thinking. Even so, there was a time, not so long ago, when nobody worried too much about the shape of the rooms that led off the corridors of power. But the pressure on UK public finances has politicised the design of the UK’s public buildings, with the government launching a wide range of initiatives to improve the efficiency of the way public sector acquires, designs and runs the places it calls home.

New speculative office scheme announced for Slough Trading EstateA new 68,000 sq ft speculative office scheme has been announced for Slough Trading Estate, arguably the most famous trading estate in the country; home to Ricky Gervais’ ‘the Office’. Although Slough began life as an industrial trading estate, it now accommodates  numerous corporate offices, and is one of the UK’s most popular headquarter locations for multinational companies, including Mars, Stanley Black and Decker, O2, and LG. The latest development forms part of the ongoing redevelopment of the Trading Estate to ensure it continues to remain a draw for business. The new site, at 234 Bath Road has already secured planning permission and is due to commence in November with completion set for Spring 2016. According to developer SEGRO the offices will feature large floorplates offering grade A office accommodation ranging in size from 22,000 sq ft – 68,000 sq ft, which can be let to a single company or multiple occupiers. The trick with visits to exhibitions like 100% Design is to stay focussed on the wood as much as the trees. So as well as identifying the good, the bad and the meh, it pays to discern the themes pursued by the exhibitors and organisers. Leaving aside what was happening in the domestic halls, those related to the workplace  invariably derive from a mixture of what the exhibitors’ customers are talking to them about and what the media says people are talking about. So at this year’s show (still ongoing till tomorrow at Earl’s Court) some of the most readily identifiable themes included the dissipation of the workplace, privacy, ergonomics and serendipity. With the possible exception of the age old problem of ergonomics, these all relate to our changing relationship with work and workplaces, not least how we can – and indeed must – be able to work from anywhere and what this means both functionally and aesthetically.

Exam board introduces workplace issues to psychology A Level syllabus

workplace issuesOne of the UK’s five main national examination boards is to introduce a range of workplace issues as part of its updated Psychology A Level syllabus from next year. Cambridge based OCR claims that Psychology is the UK’s fourth  most popular subject at both A and AS level and is also one of the most popular subjects at degree level too. The issues will be introduced to the syllabus as part of an Environmental Psychology theme and will consider as issues such as the effects of allowing desk clutter on individual wellbeing (although it didn’t do much for Kanji Watanabe in Akira Kurosawa’s film Ikiru, above), gender roles in workstation personalisation and so on. Students will be expected to carry out their own research into the topics as well as draw on established sources of information. OCR also suggests that the subject may help to develop the emotional intelligence of those who take the subject.

Sustainable buildings are not more costly to construct finds reportThe widely held belief that sustainable buildings are more costly to construct is dispelled in a new report which shows that achieving lower BREEAM ratings can in fact, incur little or no additional cost. Researchers from Sweett Group and BRE examined the actual costs and savings associated with a wide range of sustainable building strategies. The research team applied cost data from real construction projects to three case study buildings – an office, secondary school and community healthcare centre – to produce detailed capital and operational cost information. The report; Delivering sustainable buildings: Savings and payback also reveals the associated payback to be gained from reduced utility costs and finds that even where achieving higher BREEAM ratings incurs some additional costs, this can be paid back within two to five years through the reduced costs of operating a more sustainable building.
