CEOs remain confident post Brexit but may consider relocating offices out of UK 0

Despite largely voting to remain in the EU, the Brexit vote hasn’t dampened the short or long term confidence of UK CEOs. It has however raised a question mark over the UK’s ability to do business and, as a result, many are putting together contingencies including the possible relocating offices or operations, according to KPMG’s first ‘100 UK CEOs’ survey. The survey of CEOs from companies with revenues ranged between £100 million and £1bn found that, both in the short term (the next year) and the medium term (the next three years), the majority are confident about the future growth of the country, the global economy and their own businesses. However, over half believe the UK’s ability to do effective business will be hindered after leaving the EU. The majority of CEOs felt that a division in society between ‘big business’ and the general public contributed to the EU referendum result, including over a third who believed this ‘to a great extent’.

Dubai commercial property marketRedundancies in the oil and gas, finance and banking sectors have stifled demand for office space across the United Arab Emirates (UAE). Cluttons’ 2016 UAE Property Market Report expects declines of close to 5 percent in Abu Dhabi and Dubai, with Sharjah predicted to see declines of closer to 10 percent by the end of the year. With challenging economic conditions expected to persist in Abu Dhabi in the short term, the prospect of seeing a surge in take up activity remains low. Consolidation activity remains a dominant feature of the market, while some firms are taking a ‘wait and see’ approach to relocating from more secondary space, deterred by the capital expenditure associated with a move. In Dubai landlords’ are getting used to quieter conditions due to the emphasis occupiers are placing on budgets; while after six months of stability in Sharjah’s office rental market, rents are starting to falter, with two of the city’s three major office markets registering declines.

global-sustainabilityThe global real estate market is showing signs of improvement across all areas of environmental, social and governance performance (ESG) including a 1.2 percent reduction in energy consumption, 2 percent reduction in GHG emissions and close to 1 percent reduction in water use. It is also placing greater focus on occupant health and well-being. This is according to the latest data compiled by GRESB, a benchmarking organisation for real estate companies and funds which evaluates sustainability practices in the global real estate sector. In the results for the 2016 GRESB Real Estate, Developer and Debt assessments, which analyses the sustainability performance of more than 1,100 real estate portfolios of both private equity and listed companies, Australian entities outperformed all other regions with an average score of 74, which is 14 points above the global average; and office companies and funds outperformed other property types with an average score of 66.

working from homeIt’s always good to see academic research supporting ideas that would appear pretty obvious but go against a widely accepted narrative. So we should all welcome the results of a new study from researchers at the London School of Economics and Political Science, which found that the perceived benefits of working from home disappear over time for both employees and organisations when homeworking is a full-time arrangement. The report concludes that while previous studies have demonstrated how home workers are more productive than office-based workers, the LSE study of more than 500 employees shows that on a long term basis, there are no differences between home and office workers. The reason, according to Dr Esther Canonico from LSE’s Department of Management, the lead author of the report, is that employees no longer see home working as a discretionary benefit or a privilege when it becomes the norm in an organisation.

flexible workingFewer interruptions from colleagues, fewer distractions make home the preferred place for maximum productivity, claims a new study from recruitment consultancy FlexJobs. The survey of more than 3,000 respondents interested in work flexibility claims that only 7 percent of workers say the office and traditional work hours form the best time and place for optimum productivity. More than half (51 percent) of people reported that their home is their preferred place to work. Eight percent said they would choose a coffee shop, coworking space, library, or other place besides the office and another eight percent would choose the office but only outside regular hours. 26 percent go to the office during regular hours to complete important work only because it’s not an option to go elsewhere. According to the survey, around two-thirds (65 percent) of workers think they would be more productive working from home than working in a traditional workplace.

Baskerville House in Centenary Square, Birmingham Birmingham is set to surpass the 1 million sq ft mark for office occupational activity this year. Following its busiest first quarter to date – office take-up in the Birmingham city core reached 217,295 sq ft in 40 deals during the second quarter. When added to the 283,697 sq ft in Q1 2016, the half year to date totals 500,992 sq ft.  According to Colliers, despite Brexit uncertainty, the level of transactional activity remained strong and was above the five-year quarterly average. While the average size of transactions was lower in comparison to this time last year, due to the much publicised HSBC lease, there were a number of significant deals. Network Rail secured 85,000 sq ft over three floors at Baskerville House in Centenary Square, bringing its three separate Birmingham offices together. However, the supply of Grade A office accommodation remains constrained as a result of continued demand for space from the occupiers, as well as the absence of the delivery of new stock before the end of 2016/early 2017.

creative office 1According to a survey by recruitment firm The Creative Group, managers and employees in US based ad agencies don’t see eye to eye on the essential characteristics of a creative office. When asked what the ideal work environment is for on-the-job innovation, the top response among advertising and marketing executives was an open plan workplace. Employees, however, seem to prefer more private, concentrated time, with a private office being the most popular option. According to the study of 1,400 US based ad agency managers, executives and employees, over a third of managers favour open plan environments compared to just a quarter of employees. Twice as many employees as managers would also rather have a private office. Around a fifth of both groups opt for a cubicle. Perhaps the most interesting finding of the report is that just 4 percent of both groups think the best option is remote working.

Poor air qualityAlmost 70 percent of office workers believe poor air quality in their place of work is having a negative effect on their day-to-day productivity and wellbeing, claims a survey commissioned by the Building Engineering Services Association (BESA); and a third of workers are concerned that poor air quality could be having a negative effect on their health. Opening windows is the most commonly used form of ventilation with 60 percent of workers saying it is the first thing they do if they need fresh air. However, although this is seen as a natural response, opening windows runs the risk of further polluting the working environment by letting in outdoor toxins, the survey claims. Given that we spend 90 percent of our time indoors and on average, 212 days a year at work, BESA has called on firms, managers and employees to ensure proper, effective, well maintained ventilation systems are operating in all offices across the UK.

Dubai Internet City (DIC)There has been a reduction in demand for office space in Dubai over the past six months, as the ripple effect of the oil price collapse and the subsequent economic slowdown in the rest of the Gulf reverberates across the emirate’s commercial property market. As firms retrench staff and reconsider their future strategy in the wake of global economic challenges, decisions to acquire, expand or move office space have commonly been put on hold according to Cluttons’ latest Dubai Office Market Bulletin. This has resulted in an exaggeration of the seasonal summer slowdown throughout late Q2 and early Q3 2016. Cluttons’ research also highlights that, the general lack of rental growth is unlikely to change in the short-term. Across the market as a whole, rents are not expected to fall much further, particularly as they are at a point where they are considered to be fair market value and landlords appear unwilling to lease below a certain level.

mote_articleA skim through workplace features in the media and you’d be forgiven for thinking that the traditional office is no longer with us. According to the narrative, we’re all now 20-somethings, working in open-plan warehouses, with table football, bean bags and comfy sofas to lounge on, while drinking our custom-made soya lattes. When in actual fact, while more relaxed, fun and funky offices tend to make the headlines, the majority of people still work in a relatively traditional way, with their PC or laptop, a desk and an ergonomic task chair. What’s more, with an ageing workforce, we certainly aren’t all 20-somethings, with DWP (Department of Work and Pensions) figures revealing that the employment rate for people aged 50 to 64 has risen by 14 per cent in the last 30 years, and doubled for over 65s. So designing with just the youngsters in mind simply doesn’t add up. Recent research by the Senator Group, backs up this view.
