Quartermile 4 offices in EdinburghContrary to the rather less positive outlook predicted for the whole of Scotland, office occupier take up in Edinburgh is on course to defy gloomy Brexit predictions, following a steady third quarter of 2016, according to new statistics published by JLL. In total, 134,462 sq ft of office space, spanning 44 deals, was transacted in Edinburgh between July and September, only marginally down on the previous quarter. Reflecting the rapid growth of Edinburgh’s booming TMT sector, tech companies have accounted for 30 percent of all Edinburgh office take up so far this year, followed by Professional Services at 21 percent. Total take-up for the year to date (Jan – Sept) reached 570,000 sq ft, just 5 per cent behind the transacted space recorded at the same point in 2015, a year which saw the capital’s highest take up since 2001. Responding to the rise of Edinburgh’s tech sector landlords are carrying out refurbishments aimed at appealing to this upcoming market, including Edinburgh’s largest single office building at One Lochrin Square and Greenside, a refurbishment proposed by the Chris Stewart Group.

uk-gbc-hqBy achieving the lowest embodied carbon footprint ever recorded for an office refurbishment in the UK, the new headquarters in Central London for the UK Green Building Council is designed to inspire and encourage employers, landlords and occupiers alike to set the bar high when upgrading their office spaces, according to the organisation. It claims that the project is an exemplar for sustainable office refurbishment and features a range of wellbeing measures. UK-GBC says it hopes that this landmark project will also demonstrate that even a 160m² floorspace can deliver commercial, social and environmental value if each decision is challenged and scrutinised. Wellbeing measures have been incorporated into the design in order to improve staff satisfaction, productivity and overall health and wellness. These measures include: a living wall with over 1,500 plants; an innovative ventilation system, which has delivered a 750 percent increase in background fresh air; an automated low-energy LED lighting system; and products and finishes that minimisepollutants from the air.

Office space demand fallsDemand for office space following the Brexit outcome remains flat according to RICS latest UK Commercial Market Survey 2016; and while the overall UK Commercial property market is showing some signs of a return to a more positive mood post-EU referendum, this has been driven mainly by the industrial sector. London and Scotland are lagging behind the rest of the UK, with Scotland seeing the sharpest drop in headline demand with 24 percent more chartered surveyors seeing a fall during Q3. In the capital, demand fell for the second consecutive quarter with offices seeing the most significant dip (22 percent more respondents reported seeing a fall in demand for London office space). Anecdotal evidence suggests that political uncertainty is still having an effect on both these markets. And the survey also found that respondents from German cities have seen enquiries from UK-based firms and expect there to be an increase in relocation away from Britain over the next two years.

Despite half (50 percent) of the British workforce saying they are equipped with the right tools and technology to enable them to work anywhere, half (50 percent) of respondents to a new survey stated that remote working can make them feel stressed, isolated or lonely (43 percent) and over half (53 percent) said that working out of the office makes them feel disconnected from colleagues. The survey from Peldon Rose, found that two-thirds (66 percent) of British workers say they work most productively in the office compared with a quarter (26 percent) who work most productively at home. The survey results also underline how vital close working relationships with colleagues are to employees’ happiness, wellbeing and productivity with nine in 10 (91 percent) of office workers stating they value their friendships within the workplace and 80 percent crediting their friendships with colleagues with helping them to be more productive at work – something they feel boosts their productivity even more than personal technology (66 percent).

Wells Fargo move to West EndAlthough the UK economy has shown a measure of resilience post referendum, take-up in the key London office market, although still on a quarter to quarter rise of 34 percent, is 7 percent below its long term average. According to the latest London Office Snapshot from Colliers, transactions were largely boosted by major deals to Apple (500,000 sq ft) and Wells Fargo (220,000 sq ft), with both deals for new headquarters buildings, in Battersea and the City core respectively, being a major vote of confidence for London. In the City, the level of take-up demonstrated some positivity as it rose by 8 per cent quarter on quarter, though the quarterly take up is still 26 percent below average. Though pre-letting activity was healthy, doubling quarter on quarter, West End take-up was disappointingly subdued in the third quarter, falling further from the already sharply below trend Q2 total. Encouragingly, a number of deals that were seemingly ‘mothballed’ post referendum have now been concluded, albeit at marginally lower price points.

hip_ubm_110307_47Connectivity and flexible working means that office meetings are shrinking in size as employees fail to show up to almost half of scheduled meetings; leaving the traditional large workplace boardroom obsolete. Teem’s Workplace Productivity Analytics Index carries out a regular aggregated analysis of meeting room data from over 2,000 customers worldwide and found that globally, only six percent of meetings have 10 or more attendees, while 76 percent of meetings include only one to three participants. In addition, 20 percent of meetings are booked within 15 minutes of taking place, making it difficult for facilities and IT managers to plan suitable space and secure equipment needs for employees. The data also claims that large meetings can drain productivity, which is why businesses are increasingly investing in large conference rooms and instead opt for collaborative spaces where smaller groups can meet privately.

home workersWorking from home has long been branded ‘shirking from home’ but a new survey suggests that home workers actually take fewer sick days. The research by CartridgePeople.com and published in the SOHO (Small Office/Home Office) Workers Report, found that home workers are not only happier but they are also healthier than their workplace-based counterparts – taking an average of 2.4 sick days per year, in comparison to the 2.6 taken by those working from company premises. Of course, that doesn’t tell us if they are in fact healthier, or that they’re more prepared to carry out their work duties from the comfort of their bed. But the survey of 1,096 British workers, including both home workers and those who work from their employers’ premises, also revealed that the majority of workers (60 percent) did feel happier when working from home.

apple_logo_black-svgApple has confirmed the rumours that began in the Spring of this year by announcing that it is to relocate its UK headquarters from its current base in the West End along with several other sites to the redeveloped Battersea Power Station. The site’s developers say that Apple will become the largest office tenant at the £9 billion Battersea Power Station mixed use development occupying approximately 500,000 sq. ft. across 6 floors of the central Boiler House inside the iconic building. Apple is expected to move into the Power Station in 2021 at which time the office will account for circa 40 percent of the total office space in the whole development. 1400 Apple employees from existing offices around London will relocate to one of London’s best known landmarks. Apple has added, that this is a great opportunity to have its entire team working and collaborating in one location while supporting the renovation of a neighbourhood rich with history.
