But rising demand for Grade A office space in Edinburgh by a variety of organisations, including coworking,  private and public sector tenants has fuelled significant occupier demand during the first quarter of 2018, according to analysis by property consultancy, Knight Frank. The latest commercial property figures show approximately 460,000 sq. ft. of new occupier requirements came onto the market in the first three months of the year from companies looking to lease office space in Edinburgh. Quarter of people are ready to welcome robots as our new overlords

Around a quarter of British people would happily replace MPs with robots, according to a study of 6,000 individuals from Reboot Digital Marketing and  Mindshare. The surveys asked people whether they would prefer machines or humans in eight different occupations and scenarios. It found that when making car comparisons with the intention to eventually purchase, a significant percentage of Brits would want robots (60 percent) aiding them instead of humans (40 percent). Thereafter, Brits would be most inclined to accept music and film recommendations from artificial intelligence at 49 percent – though 51 percent would still opt to do so from other people. Even though most respondents (75 percent) would still prefer humans to be MP’s, 25 percent would elect robots to be in this position of power.

Following its March announcement of a proposed name change to reflect a greater focus on workplace issues, the British Institute of Facilities Management has published a new report to explore the relationship between FM and a nascent workplace discipline. According to the authors, the purpose of the report is to ‘highlight the opportunities and challenges that workplace presents for FM by exploring the relationship between FM and workplace – and considering how this relationship could change in the future’. While the report acknowledges that facilities managers have always addressed workplace issues as a core element of their role, recent developments in the way people work and the way firms think about their workspace have led to a new emphasis on workplace as a discipline coupled with a sense that its core principles are subject to a number of misunderstandings.

Government announces details of new real estate agency

The UK government has announced the creation of the Government Property Agency (GPA) which will aim to ‘improve the efficiency and effectiveness of the Government Estate and generate benefits of between £1.4 billion and £2.4 billion over the next ten years’. GPA’s initial portfolio of 80 properties will grow to over 1,000 as it takes on increasing responsibility for managing the general purpose central government real estate portfolio. This is intended to manage the government’s property portfolio strategically in order to realise the benefits that departments cannot achieve on their own. The GPA will partner with government departments to find innovative property solutions, and provide expertise to enable them to deliver wider business change more efficiently. More broadly, the GPA will also be an enabler for the delivery of Civil Service transformation, regional growth and the government’s vision to strengthen the Union.

UK remains a world leader in technological innovation

A new report from KPMG suggests that the UK is the third most dynamic global centre of innovation, disruption and technological development behind the US and China. KPMG’s 2018 Global Technology Innovation Report surveyed almost 800 global business executives to reveal the world’s top technology innovation hubs. Of those surveyed, 19 per cent named the UK as the third most promising market for tech breakthroughs behind China at 26 per cent and the US at 39 per cent.

With more and more women aged between 50 and 65 now employed, the research reviewed published literature to look into the experience of those workers and how their needs might change in the future.

UK Government shrinks size of its estate for eighth consecutive year

The size of the UK government’s estate fell for the eight consecutive year in 2017, according to the annual State of the Estate report. The Cabinet Office’s report found that the government reduced its land holdings by more than 1m sq ft over the period 2016-2017, netting the government £620m in capital receipts and slashing running costs, which the Government claims is a direct consequence of its use of mobile technology and workplace design. The report outlines the property disposals in 2016/2017, which included the sale of its stake in the King’s Cross Central development and the 70-acre Sunningdale Park estate. The aim of the divestment programme is to generate £5bn in receipts and sell enough land for 160,000 homes by 2020. In the first two years of the Asset Efficiency programme, £1.66bn has now been raised in capital receipts from disposals, according to the report.

HMRC signs for Manchester HQ as part of nationwide programme of lettings

HMRC has completed a 25 year letting of 157,153 sq ft at the English Cities Fund’s New Bailey development in Greater Manchester. HMRC will take over the whole of the seven storey 3 New Bailey development with staff moving in from 2022. The move is part of a nationwide programme of lettings in major cities to deliver HMRC services at local level, overseen by the Government Property Unit. There have already been announcement of new HMRC hubs in Cardiff, Edinburgh, Leeds and Birmingham. The New Bailey move will form the initial phase of the HMRC Manchester Regional Centre. Additional capacity for around 2,500 staff working in the city will be retained at Trinity Bridge House as a transitional site until 2027/8, when the second phase of the regional centre is expected to open. Call for more internships opportunities to help employers close skills gapIt should come as little surprise that graduates who have undertaken an internship are more likely to have honed the skills businesses needs, one of the main findings of the Institute of Student Employers (ISE) annual Development Survey, which launches today (28 March 2018) at the ISE Student Development Conference. The report found that 63 percent of employers believed graduates who had undertaken work experience had the required soft skills, yet less than half (48 percent) thought this of graduates in general. According to the report the five most common graduate skills gaps are; managing up (5 percent of employers believed graduates had this skill); dealing with conflict (12 percent); negotiating/influencing (17 percent); commercial awareness (23 percent and resilience (31 percent). This is why closing skills gaps is a priority for businesses with 74 percent of employers taking specific actions to tackle the issue in 2017. Changes to recruitment and on-the-job training were the most common actions and 16 percent of organisations improved their internship development programmes specifically to close skills gaps.

Activity and a positive attitude are best treatments for back pain, claims major new study

Although lower back pain is the leading cause of disability worldwide, affecting an estimated 540 million people at any one time, it is often mistreated, according to a new series of papers in The Lancet medical journal. The series provides evidence that back pain should be managed with activity, in the workplace and in primary care. However, a high proportion of patients worldwide are treated in emergency departments, encouraged to rest and stop work, are referred for scans and surgery or prescribed pain killers including opioids. The authors claim this is at best pointless and at worst harmful. Exercise and psychological therapy are the only things that work for the majority of cases of chronic back pain but too many people wrongly believe the idea that rest is best for the condition, according to the authors. The series of papers also concludes that job satisfaction and a positive attitude are among the strongest indicators of how well people will overcome chronic back pain and related issues.

Action is needed to protect commercial property driving growth of UK cities

A new report from the Centre for Cities think tank outlines the scale of urban transformation in big Northern and Midlands cities over recent decades and its dependence on the ready availability of commercial property. The report, City Space Race, shows that the number of people living and working in Manchester, Leeds and Birmingham city centres has soared in comparison to other cities across the country but also warns that planning reforms are needed to enable these cities to provide both the commercial space and housing they need to continue to thrive. The report, sponsored by law firm DAC Beachcroft, examines the challenges British cities face in managing competing demands for residential and commercial space – especially in their city centres, where high skilled, high paying businesses increasingly choose to locate.
