Enter the MIPIM bandwagon, towed by pink elephants

The old adage “once you spot a bandwagon, it’s probably too late to jump on” was certainly true at this year’s MIPIM if only for the increase in journalists sent by the national press (allegedly) hoping to catch a glimpse of men behaving badly and weaving tales of excess. Whilst the message of  #TimesUp was heard loud and clear in the property world after the recent expose at the Presidents Club, the reality is the hedonistic opulence actually came to an end in 2009 after the global crash. That was the year that the property market realised they needed to do things differently and it was the beginning of putting people first. But it takes time for thoughts to turn to actions and reality, and a number of senior women that I spoke to observed that what we are now seeing are results of change and a drive to continue that change.

Full fibre broadband could deliver £120bn boost to UK economy

A new study conducted by economic consultancy Regeneris, and commissioned by Cityfibre, claims that the total economic impact of deploying full fibre ultrafast broadband networks across 100 UK city and towns, could reach £120bn over a 15 year period. The study examined ten areas of the UK economy likely to benefit from full fibre roll-outs. It also sought to quantify the impact of each of these areas in 100 distinct UK town and city economies over a 15-year period. According to the researchers, the UK’s business community – and most particularly its small and medium sized companies – could stand to benefit enormously. Access to full fibre could unlock £4.5bn in business productivity, innovation and access to new markets in these locations; a further £2.3bn in growth could be driven from catalysing new business start-ups; while the increased ability for companies to support flexible working could add £1.9bn.

About time we simply accepted that coworking and flexible working are the new normal

Ask someone to list innovative companies which have become notable disruptors in their market and they invariably respond with two names – Uber and Airbnb. That is because both brands are positioned squarely and successfully at the retail consumer: for people who use a taxi or take an occasional short break in a foreign city, they have become the automatic default options. But there is another equally successful business targeting the corporate space, aimed particularly at small businesses and millennial tech start-ups: WeWork. Just like Uber and Airbnb, it is less than a decade old. In that time, WeWork’s ambition of being the world’s leading coworking company has been realised. Championing itself as a disruption revolutionary, it has succeeded more prosaically by ‘creating environments that increase productivity, innovation, and collaboration,’ according to its website. WeWork’s model involves renting office space cheaply via long-term lease contracts. Small units are then re-rented at higher rates to start up companies which are happy to pay a premium because they need very little space.

Commercial office market take-up in Birmingham has exceeded one million sq ft

Three Snowhill in BirminghamCity centre take up reached 1,005,000 sq ft in Birmingham last year, 51 percent above the 10-year average of 666,000 sq ft which marked a record year, according to Savills Research. Growth was driven in part by the Government Property Unit (GPU) deal, as public services accounted for 27 percent of take-up in the city centre last year, including the 237,000 sq ft pre-let at Arena Central. Birmingham’s boom was also boasted by take-up from serviced office providers that reached 208,000 sq ft during 2017, the highest level on record and this accounted for 21 percent of the total take-up, more than any other regional city. There now remains a shortage of Prime Grade A space in Birmingham city centre following a number of large lettings. Prime Grade A space now stands at only 169,000 sq ft, enough for only six months of take-up at average levels. Major construction project, Three Snowhill won’t complete until the second quarter of next year, when it will deliver 420,000 sq ft of much needed Grade A office space on its completion. Until then, competition among occupiers will further intensify for Grade A space.

Diversity shown to help drive business performance but discrimination is still widespread

The economic cost of workplace discrimination to the UK Economy is £127 billion a year, claims new research.  Of the £127 billion, £123 billion is due to gender discrimination, £2.6 billion as a result of discrimination against ethnic minorities and £2 billion due to discrimination as a result of sexual orientation. These are the claims of a new report commissioned by INvolve, a membership organisation that champions holistic diversity and inclusion in the workplace, and Cebr, an economics consultancy which analysed over 500 workplaces uncovered a significant positive correlation between diversity and financial performance.

Investment in UK commercial property sector remains strong

Investment in UK commercial property rose 66 percent in January compared to the same month last year, according to data from Savills, to £4.2 billion. In its February Market in Minutes report the international real estate advisor says that investor appetite for UK property remains very strong. In 2017, total investment into UK real estate reached £65.4 billion, representing a 26 percent increase on 2016’s annual total. According to Savills, the office and industrial sectors led the way, with overseas investors responsible for nearly half of total volumes, of which Asian investors were the most active, accounting for a fifth of all investment.

Mint building in Edinburgh Demand for office space in Scotland’s three largest cities pushed overall take-up beyond 2m sq ft last year, aided by a solid final quarter of occupational deals in Aberdeen and Glasgow, and an all-time record year for Edinburgh. Scotland’s offices market in 2017 reach ed2.4 million sq ft, 14 percent above the 10 year average, according to the latest Scottish Office Spotlight from Savills. In Edinburgh (city centre and wider market) office take-up amounted to a record 1.1 million sq ft boosted by the ongoing growth of tech in the city. According to data from Stack Overflow, the Scottish capital saw a 19 percent increase in data scientists employed in the city centre over the course of 2017. Activity places further pressure on supply with only 220,000 sq ft of Grade A now available which Savills suggests will push top rents to £34 per sq ft in 2018. Keith Dobson, director in the business space agency team at Savills in Edinburgh, says: “The soon to be completed 40,000 sq ft office scheme at 2 Semple Street will ease pent up demand come Q2 2018, whilst The Mint Building and Capital Square will complete in 2019 and 2020 respectively.”

UK drivers wasted an average of 31 hours in rush hour traffic last year, costing each motorist £1,168, a study by traffic data firm Inrix suggests. The UK is the world’s 10th most congested country and London is Europe’s second most gridlocked city after Moscow, according to the report which claims that overall traffic congestion cost UK drivers more than £37.7 billion in 2017

The patchy outcomes of automation could compound Britain’s North/South divide

The patchy effects of automation and artificial intelligence could compound the economic differences between the UK’s cities, according to a new report from the Centre for Cities. It concludes that while automation will boost jobs in British cities over the coming decades, it will also deepen economic and political divisions across the country, with Northern and Midlands cities more exposed to job losses than cities in the South. The report claims that 1 in 5 existing jobs in British cities are likely to be displaced by 2030 as a result of automation and globalisation – amounting to 3.6 million jobs in total – with retail occupations, customer service roles and warehouse jobs among those most at threat. Significantly, however, this risk is not spread evenly across the country, with struggling cities in the North and Midlands more exposed to job losses than wealthier cities in the South. Around 18 percent of jobs are under threat in Southern cities, compared to 23 percent in cities elsewhere in the country.

Public sector and flexible workspaces drive record office uptake

A new report from GVA Grimley claims that the commercial property markets in the UK’s major cities outside London enjoyed a record breaking final quarter to 2017. According to its Big Nine report, analysing the office occupier markets of key UK regional cities, total take-up for the year amounted to over 10 million sq ft for the first time, well over the 9.5 million sq ft. witnessed at the peak of the market in 2015. The record level of take-up was underpinned by significant lettings to the public sector, in particular the Government Property Unit (GPU), as well as the continuing exponential growth of the serviced office and coworking sector.
