RBS to save £18 million a year with office consolidation plans ⁰

The Royal Bank of Scotland (RBS) is to close four of its offices in Edinburgh as it moves to consolidate its operations at its Gogarburn headquarters. The change is expected to divest around 344,000 sq. ft. of space at the four existing sites in the centre of Edinburgh, saving some £18 million a year when the move is completed by 2017. By then some 6,000 employees will be working at the HQ in the rural district of Gogar, doubling the number of existing employees on the site. In addition to the consolidation, RBS is opening up the building to new and existing businesses to promote their growth. The plans involve the creation of a centre for entrepreneurs and small businesses which will allow them access to expert advice and finance, develop relationships with RBS and also encourage them to collaborate and share ideas with each other.

Cambridge to get new tower as office take up doubles over last decade ⁰

Both Oxford and Cambridge are experiencing a huge increase in office take-up, but despite Oxford’s reaching an all-time high last year, it is still three-quarters that of Cambridge. Research by Savills has revealed that Cambridge’s office take-up is double what it was 10 years ago. Now a new 39 metre office tower has been approved by Cambridge City Council which will house Cambridge University’s international exams group, Cambridge Assessment. Called The Triangle site the new building will be situated on Shaftesbury Road in Cambridge, which was previously home to Cambridge University Press’s Edinburgh Building. The new building will be designed to bring together Cambridge Assessment’s locally-based staff, currently based at 11 different sites – into one headquarters by 2018, when staff numbers will be about 2,300.

A preview of this year’s Milan International Furniture Fair ⁰

One of the least remarked upon consequences of the digital revolution of the past two decades has been its impact on the world of exhibitions. Not so long ago, these were one of the few ways people had of finding out about new products, firms, services and technologies. Now we can find as much as we would like about all of that kind of thing at any time, and so the exhibition has had to adopt a new role. In many ways, the changing role of shows has followed the same trajectory as that of offices. Far from becoming irrelevant or extinct, as some people predicted, they have instead developed a new prominence as platforms for new ideas, the sharing of information, meeting new people and reacquainting ourselves with old friends in the analogue world.

Central London occupiers prepared to pay more for upper floors and terrace ⁰

There is a growing trend for London occupiers prepared to pay more for upper floors, particularly with access to a terrace, as according to the latest research by Cushman & Wakefield (C&W), unprecedented rental rates are being paid for tower floors and roof gardens. Central London office leasing activity overall, was 2.4 million sq ft for the first quarter of 2015, which equals the same period in 2014, which marked the highest first quarter volumes since 2007. Momentum in the City of London office market has also continued, with a total of 1.8 million sq ft let, up 34 percent for the same time last year. The West End recorded a relatively quiet quarter, with leasing volumes down to just over 600,000 sq ft – the lowest level since mid-2013. However, this is against a backdrop of falling vacancy rates, leading to the increasing migration of commercial occupiers out of the West End.

Regular readers will know we’re not too fond of the F Word at Insight. This isn’t because we think there is nothing to talk about when it comes to the future (what else did you think we meant?) of work and workplaces. We just believe that the word is now routinely misapplied to justify an endless effluvia of simplistic nonsense, absurd generalisations, undisguised commercialism and wishful thinking. Not to mention the eternally tedious idea that the ‘office of the future’ can be defined in very specific ways based on a few supposedly cool but actually infantile features borrowed from primary schools. Fortunately, all this misdirection makes the informed, wise and sober reflections of Perry Timms all the more powerful when he spoke recently at TedX in Bucharest to outline the challenges and opportunities of the future of work.

Sino might: a review of the CIFF office design show in Guangzhou

Guangzhou, about two hours by train from Hong Kong, is China’s third city. It is a sprawling metropolis. Apart from a cluster of skyscrapers and the busy, broad sweep of the Pearl River which carves the city into districts, it has few redeeming features. Unlike the previous years’ office design shows hosted in Guangzhou, the heavy rain stayed away and the weather was hot and humid. It would probably have been sunny, were it not for the pall of smog which constantly shrouds the city. The 35th China International Furniture Fair is too large to be held at one time in the 430,000 sq. m. China Import & Export Fair complex, so it’s split into two, five day phases, held six days apart. Billed as the ‘Fabulous Furniture Fair’, Phase 1 concentrated on residential furniture. Phase 2 was for CIFF Office and for Interzum – the furniture materials and machinery show.

New safety regulations to affect even routine building maintenance tasks

Any organisation which intends to contract for construction work could risk fines or imprisonment if they do not comply with new legal safety regulations covering site management. Pinsent Masons, the law firm behind Out-Law.com is warning that The Construction (Design and Management) (CDM) Regulations, which come into force on 6 April, will affect all construction work in the UK. The regulations give ‘clients’, meaning anyone for whom a project is carried out, a greater role. Once in force, the regulations will require commercial firms to appoint a principal designer and principal contractor whenever any work involves more than one contractor – even where the work involved is very limited and over quickly. The scope of ‘construction work’ under the regulations is wide, covering everything from major infrastructure projects to installing new showers.

CBRE acquires facilities management business from Johnson Controls

Property giant CBRE has reached an agreement to acquire the facilities management business of Johnson Controls for $1.47bn. The deal will see CBRE acquire the Global WorkPlace Solutions (GWS) FM arm of the business, allowing the new enterprise to manage nearly 5bn sq ft of commercial real estate worldwide consisting of 2.3bn sq ft in North and South America, 1.2bn sq ft in EMEA and 1.4 bn sq ft in Asia Pacific. GWS, currently employs around 16,000 people worldwide, and had a turnover of around $3.4bn in 2014.The deal also see the two firms enter into a ten year strategic relationship, with CBRE offering a range of real estate services with Johnson Controls offering HVAC equipment and a range of building automation systems and other products in return. Both firms will also share investment in research and development.

SMEs provide the key to encouraging more women onto boards

Research from the Government, released last week, found that women now accounted for 23.5 percent of FTSE100 board members, up from 12.5 per cent in 2011. The target is 25 per cent by the end of this year, meaning that another 17 women need to be appointed. However the research showed that small companies are less diverse at the top, with woman accounting for 18 percent of directors of FTSE250 boards. As Chairman of a company which employs 220 people, I believe that unleashing the potential of women in the business is an excellent way to grow and develop organisations. The female perspective is very powerful in every issue within a business. It adds enormous value to clients, can often save money by offering a different way of doing things and creates a better working environment.

London remains world’s most expensive city in which to live and work

London has retained its place as the world’s most expensive city for businesses to accommodate their employees. But according to the latest analysis from Savills, Hong Kong and New York are closing the price gap. The three cities have dominated the Savills Live/Work Index since its launch in 2008 and form a tight group of world class cities where it now costs over US$110,000 per employee per year to rent typical office and living space. London is now 7.3 percent cheaper in dollar terms than in June 2014, while 4th placed Paris has slipped below the US$100,000 per employee threshold for the first time since mid-2012 as a result of rental falls, dollar appreciation and euro weakness. Meanwhile, fuelled by an improving US economy and tech industry expansion, San Francisco has outpaced all other cities in the live/work index, with growth in rent and other real estate costs of 55.1 percent since 2008.

Workplace services provider to pay all staff the living wage

Services and facilities management group Sodexo has announced it is to join the Living Wage’s Service Provider Scheme and in future will report on and address the gender pay gap. It is part of its Public Service Pledge, an ethical manifesto for its contracts and conduct that includes a set of commitments aimed at ‘achieving a fairer and better society’. The Pledge also details ways in which it will step up reporting on its public sector contracts to increase transparency and accountability. Chief among these are pledges to publish the savings produced for Central Government through its contracts, and to publish annually how it has contributed towards Government clients’ stated target outcomes. Sodexo employs 34,000 employees in the UK and Ireland, with over half of those working on Government contracts, in justice, defence, healthcare and education.
