UK commercial property volumes to exceed £50 billion for sixth consecutive year

Despite 2017 being a year of political surprises and, seemingly, never ending Brexit negotiations, both the UK economy and commercial property market have shown demonstrable resilience with transaction volumes reaching £55 billion. With recent announcements suggesting more certainty about the post Brexit relationship between the UK and the EU, renewed business confidence will increase demand for quality commercial real estate. Global real estate advisor, Colliers International, predicts that 2018 volumes will exceed £50 billion for the sixth consecutive year.

We need to stop talking about self-employment as a monocultural phenomenon

Self-employment has grown considerably in the UK over the past 15 years, now totalling around 4.8 million workers, or 15 per cent of the workforce. There is a debate about the extent to which this growth in self-employment is a positive development: some believe that it is a positive feature of an entrepreneurial and flexible economy, while others fear that it is increasing levels of precariousness. This is a difficult issue to address as there is great heterogeneity among the self-employed workforce. In order to shed light on this, IES undertook research for the Centre for Research on Self-Employment (CRSE) to divide the self-employed workforce into segments. The policy debate on self-employment has often been carried out on the assumption that there is some homogeneity among the self-employed workforce. However, this is far from the case, and it could be argued that diversity is increasing due to the growth of the so-called gig economy. In order to help clarify the debate, IES undertook research for the CRSE that aimed to achieve greater clarity in terms of the size and nature of the different segments of the self-employed workforce. The aim is that if the sector is better segmented, this will help policymakers to avoid taking a broad-brush approach to the treatment of self-employed workers.

Automation will benefit the economy but many people could lose out

Around a third of all jobs in the UK are vulnerable to the introduction of robots, automation and artificial intelligence and the government must intervene to manage the transition and stop new technology driving up wage inequality, a report from the Institute for Public Policy Research (IPPR) claims. Although the report suggests that the tech will have a generally beneficial impact on the economy, it warns that lower-skilled jobs are far more likely to be phased out over the coming decades, and only higher-skilled workers would generally be able to command higher wages.

UK enjoys sharpest rise in output for two years, CBI report claims

Business activity in the UK ended the year on a high after manufacturers, service sector companies and retailers reported the sharpest rise in output in two years, according to a report from the business lobby group CBI. The composite measure based on 642 respondents across the three sectors showed the balance of firms reporting a rise in output at +19 percent, compared with +6 percent in the three months to November 2017. Growth was broad-based, according to the CBI, with all sectors reporting robust output volumes growth last quarter at a pace above their long-run averages.

We have talked before about the risks of over thinking problems. It is not just something that consultants, designers and the workplace intelligentsia are guilty of – everyone does it.  It is why we do not switch off when we are ill and still insist on going to work. We over think the consequences of not being in our workplace. Likewise, many traditional line managers simply cannot get their head around their teams working from home. After all, modern management mantras all talk about creating a great atmosphere in which teams all work together – in the same space at the same time? We all tend to over complicate most things and that is one of the main reasons in the UK we struggle with the concept of working from home. A consequence of this is the rise in presenteeism, which is mainly linked to illness, people ignoring how bad they feel and because of a perceived pressure, still turning up for work.

Employers want to grow workforce next year but concerned about Brexit impactJust over half (51 percent) of firms across the UK will grow their workforce in the year ahead, with confidence highest amongst small and mid-sized firms (58 percent) according to the latest CBI/Pertemps Network Group Employment Trends Survey. But the survey warns that delivering further jobs growth depends on businesses being confident they can remain competitive if they choose to base staff in the UK. Nearly two thirds (63 percent) currently believe that changes in the UK labour market will contribute to Britain becoming a less attractive place to invest and do business over the next five years – up from 50 percent last year and 25 percent in 2015. Skills gaps were the single most prominent worry facing firms, with nearly four in five (79 percent) respondents highlighting this as a worry – up from 64 percent in 2016. Access to overseas workers is a big contributor to this, with nearly half of respondents (49 percent) identifying uncertain access to labour supply – up from 35 percent in 2016 as a concern.

The power of cities continues to shift east as Asia set to outstrip Europe and North America by 2035

A new report from Oxford Economics suggests although New York, Tokyo, London and LA will stay as the world’s major urban superpowers in the near future, China’s cities’ GDP will double in the coming two decades while Shanghai (pictured) and Beijing have already outstripped Paris in terms of economic activity. The 780 global urban centres covered in the report account for well over half of all worldwide economic activity, are home to a third of the world’s population and will be home to an extra 500 million people by 2035. In just over a decade the combined economic activity of Asian cities will exceed those in Europe and North America. Some smaller European cities will fall out of the top 100 cities worldwide, including several capitals. These are Amsterdam, Brussels, Copenhagen and Vienna as well as Barcelona, Frankfurt and Hamburg.

These are some of the claims from The Flexible Revolution (registration required), a pan-European report from CBRE exploring the flexible office market. Over the past decade the global flexible office market has been growing at an average of 13 percent per annum. Growth rates in EMEA (excluding UK) and APAC have averaged around 20 percent per annum, while the more mature and larger markets of the UK and the USA have seen average growth of 10 percent per annum over the same period. Key European cities like Berlin, Paris and London have all seen strong year-on-year growth of 12 – 21 percent between 2016 and 2017, which is comparable with markets like New York and San Francisco, where the flexible office concept has existed for longer.

The UK government has published its ‘ambitious’ Industrial Strategy, which it claims sets out a long-term vision for how Britain can build on its economic strengths, address its productivity performance, embrace technological change and boost the earning power of people across the UK. With the aim of making the UK the world’s most innovative nation by 2030, the government has committed to investing a further £725 million over the next 3 years in the Industrial Strategy Challenge Fund (ISCF) to respond to some of the greatest global challenges and the opportunities faced by the UK. This will include £170 million to ‘transform the construction sector and help create affordable places to live and work that are safer, healthier and use less energy’

BPF submits real estate sector deal proposal to government

The British Property Federation (BPF) has announced it has submitted a Sector Deal proposal to government on behalf of the real estate industry. The announcement follows yesterday’s publication of the government’s Industrial Strategy White Paper – and of the first three Sector Deals committing industry and government to achieving the Industrial Strategy’s ambition in partnership. The real estate Sector Deal proposal sets out how the real estate industry underpins the UK’s economic and social wellbeing, and how it will be essential to the delivery of other Sector Deals including construction. The proposal ‘seeks a partnership with government where both sides are working together to maximise the real estate industry’s contribution to the economy, and to creating infrastructure and great places to live, work and relax across the country’.

New intellectual property protection initiative launched for workplace and interior design

The Society of British and International Design (SBID) has launched the SBID Intellectual Property (IPP) initiative to mark the new campaign to prevent IP theft in the interior design industry. Developed in association with TM – Eye, with the aim of assisting the industry to obtain objective evidence of design ownership, the venture updates the archaic discourse on intellectual property in design and will raise awareness of what designers need to do to properly protect their work. The issue is one of stolen ideas after a commercial presentation, without consent or a fee, a problem that has plagued the interior design industry and left owners/creators feeling like they had no legal support to refer to. This could typically be the theft of ideas created in an interior designed space or product. This has not only been an ongoing problem for business investors in all creative sectors of design and manufacture, but also a problem for consumers who are put at risk, completely unaware when they purchase a look-alike product, to find a poorly manufactured copy without tested safety marques that could cause untold damage to property.
