An expert panel at this week’s Welcome to the Biophilic Concrete Jungle event in London made the case for incorporating the principles of biophilic design into the workplace, including for health and wellbeing considerations, the promotion of productivity and to address workplace stress and urban disconnection from nature. HOK organised the event.  Panellists included Joyce Chan, Head of Sustainability and Trina Marshall, Regional Leader of Consulting from HOK, Professor Derek Clements-Croome from Reading University, Alexander Bond from Biophilic Design and Dr Ed Suttie from BRE.

A new white paper from Magenta Associates (registration required) explores the fate of the traditional commercial office lease in the context of deep social, political and economic changes. Earlier this year, a group of senior corporate real estate (CRE) and facilities management professionals were invited to participate in a roundtable, led by author of The Elemental Workplace Neil Usher, to discuss whether time is up for the traditional commercial office lease and how viable alternatives might look in the future.

Proportion of flexible space within corporate portfolios to increase dramatically

Despite the proliferation of coworking and serviced office operators the majority of global corporates still occupy office space on a traditional lease model, with two thirds of companies in a survey by Knight Frank reporting that co-working, serviced and flexible office space comprise 5 percent or less of their current office space. Knight Frank’s Your Space report, which surveys senior executives at 120 global companies which collectively employ in excess of 3.5 million people worldwide and occupy an estimated 233 million sq ft of office space, found that just a small minority, less than 7 percent, said that flexible workspace exceeds a fifth of their total workspace. Sometime over the past few years, the search for possible locations for the latest tech giant palace has become something of a media preoccupation. Typical of the stories this quest generates is this piece in the New York Times about Google’s search for new property in the city. But the apotheosis of all this has been Amazon’s quest for a new HQ in the US, leading to an unedifying scrabble between municipal authorities keen to attract the lair of OmniCorp to their turf.

Underlying this shift is the constant evolution and implementation of technology into the workplace. In a recent report, the World Economic Forum stated that digitisation could add a staggering $100 trillion to businesses by 2025.

Mercer has published the results of an extensive study that examines the needs of workers in the world’s fastest-growing cities across four key factors – human, health, money and work. The study provides insight into the motivations of workers against the backdrop of fierce competition for their talent. The study, People first: driving growth in emerging megacities (registration required), is based on a survey of 7,200 workers and 577 employers in 15 current and future megacities across seven countries, namely Brazil, China, India, Kenya, Mexico, Morocco and Nigeria. As defined by the United Nations, these 15 cities will have a combined population of 150 million people by 2030 and share strong, projected GDP.

A new study published by GoDaddy and the Centre for Economics and Business Research (Cebr), claims that ‘side hustling’, in which people have small business ventures running alongside their main job, has risen by around a third over the last decade. The study claims that the UK’s side hustlers make a substantial contribution to the economy, with every 1000 side hustles creating 876 extra jobs. The report, Side hustle: a way of life, not work also claims that 44 percent of side hustlers are parents with at least one child under 19 living at home.

Improving skills levels and new business formation have been the key long-term drivers of growth for UK cities since the financial crisis, according to the latest Demos-PwC Good Growth for Cities 2018 index that ranks cities on a combination of economic performance and quality of life. The latest Index analyses a decade of economic and social data to determine what long-term factors drive Good Growth. PwC analysis shows that the average city in our index has improved its good growth score significantly over 10 years from 2005-7 to 2015-17, and has now more than recovered from the recession and downturn triggered by the global financial crisis.

Undeterred by political and economic headwinds in recent years, London remains a world leading financial centre and is by far the most active centre in Europe, according to the latest research from global real estate advisor CBRE. According to the report, 1.1 million people were employed in the UK financial services sector in 2017, of which 34 percent were in London. The industry contributed £119bn to the national economy (7% of UK GDP) – half of this was generated by London, where it accounted for 14 percent of the city’s economic output.

Central London office market maintains sustained levels of demandLondon’s office market continues to attract occupiers and investors, despite political and economic uncertainty JLL’s recent Central London offices seminar revealed. The event highlighted the strength of the capital’s office market where Central London has seen sustained levels of both leasing and investment activity so far in 2018 and JLL anticipates that the final numbers will match, if not exceed those recorded in 2017. Take-up of offices across Central London reached 8.3m sq ft at the end of Q3 2018, with 3.1m sq ft leased in the West End and 4.5m sq ft in the City.

A predicted boom in flexible working could contribute £148 billion to the UK economy by 2030, equating to 16 times the cost of the London 2012 Olympics, according to the a socio-economic study of changing workplace practices. The analysis, commissioned by Regus and conducted by independent economists, studied 16 key countries to delve into the state of flexible working now and predictions for 2030.
