London’s commercial office appeal unlikely to change because of BrexitInvestment in City of London offices is up by 7.6 percent for the same period last year reaching £9.47 billion as of the end of October 2018 – while the West End market is on track to reach at least £7.4 billion before the year is out. This is up on the £7 billion turnover seen in 2017, according to Savills. Office take-up in Central London looks set to grow despite Brexit looming

Continuing demand for office space within the Central London commercial property market has helped dispel pessimism about the future of London post-Brexit, according to the latest figures from Savills. Take-up of office space in the City of London reached 5.1 million sq ft at the end of the third quarter of 2018, just 1 percent down on the same point in 2017 and 18 percent up on the 10-year average, while the amount of office space under offer in London’s West End market was 1.9 million sq ft as of the end of September, a new record, which challenges the view that the market is in danger of decline. Commercial property uptake shows finance sector remains committed to London

Undeterred by political and economic headwinds in recent years, London remains a world leading financial centre and is by far the most active centre in Europe, according to the latest research from global real estate advisor CBRE. According to the report, 1.1 million people were employed in the UK financial services sector in 2017, of which 34 percent were in London. The industry contributed £119bn to the national economy (7% of UK GDP) – half of this was generated by London, where it accounted for 14 percent of the city’s economic output.

Central London office market maintains sustained levels of demandLondon’s office market continues to attract occupiers and investors, despite political and economic uncertainty JLL’s recent Central London offices seminar revealed. The event highlighted the strength of the capital’s office market where Central London has seen sustained levels of both leasing and investment activity so far in 2018 and JLL anticipates that the final numbers will match, if not exceed those recorded in 2017. Take-up of offices across Central London reached 8.3m sq ft at the end of Q3 2018, with 3.1m sq ft leased in the West End and 4.5m sq ft in the City.

Manchester is being chosen over London as location for tech start-upsThe new northern home of the BBC is giving London a run for its money when it comes to siting offices for the UK’s top tech talent, with Manchester leading the way, according to CWJobs. The recruitment firm found that those who consider London to have the best talent, the most likely (75 percent) reason for this being the concentration of tech companies. Of those employers who believe Manchester has the UK’s best tech talent (9 percent), 56 percent believe this is due to better tech-focused educational institutions (vs 43 percent who thought London’s were better). London office demand bolstered by tech media, financial and serviced sectors

One Creechurch Place Serviced offices dominated office take-up in London’s West End in August, mainly due to three big transactions resulting in a 44 percent market share, but the Tech and media sector continues to be the main driver for space. According to figures from Savills just shy of a third (31 percent) of take-up for office space this year has been to Tech and media sector occupiers. Similarly, West End and Central London requirements almost mirror demand from this sector, with the Tech and media sector accounting for 35 percent of the 4.3m sq ft of active requirements.

LinkedIn confirms deal for new London headquarters

Tech giantLinkedIn has sealed a deal for its new London headquarters, pre-letting the entirety of a building in North East London that was once home to The Guardian newspaper. LinkedIn has taken 83,000 square feet at The Ray Farringdon, at 119 Farringdon Road, according to a statement from Viridis Real Estate Services, which is redeveloping the property.

London pledge to make all new buildings operate at net zero carbon by 2030

London pledges to make all new buildings zero carbon by 2030London has joined 18 other cities around the world, including Paris, New York and Tokyo, in a landmark commitment to make all new buildings operate at net zero carbon by 2030. Regulations and planning policy will also target existing buildings to make them net-zero carbon by 2050. Net zero carbon buildings are buildings which reduce all energy use as far as technically possible, with remaining demand met through renewables. The commitment has been orchestrated by C40 cities, a global group of major cities committed to delivering on the most ambitious goals of the Paris Agreement at the local level. As city authorities do not have direct control over all the buildings in their area, the commitment includes a pledge to work together with the private sector as well as state and regional governments to drive the transformation. This pledge from cities is part of the World Green Building Council’s Net Zero Carbon Buildings Commitment for businesses, cities, states and regions.

Major tech firms continue to acquire large London offices, despite Brexit concernsThe repercussions of a no-deal Brexit are being hotly debated but there are some indications that it’s yet to impact the Capital’s commercial property sector. A number of leading tech and creative companies have continued to acquire large volumes of office space across London. According to figures from CBRE, take-up of Central London office space stood at 1.2m sq ft in July 2018, above the 10-year monthly average of 1.0m sq ft. The increase in July was largely down to two Facebook deals at 11/21 Canal Reach, N1 and Building P2 Handyside Street, N1, where in total 600,600 sq ft of office space has been filled. The creative industries sector led July take-up at 679,400 sq ft, representing 61 percent of the space taken; with the business services sector acquiring 17 percent of space, with 133,200 sq ft going to flexible office providers. In the past 12-months, business services has been the principal sector, accounting for 31 percent of take-up ahead of the creative industries (25 percent) and banking and finance sector (16 percent).

Financial centres in UK cities outside London are set to suffer most from Brexit

Although news reports about the impact of Brexit on the UK’s financial services sector have focused almost exclusively on London, a new report from the Centre for Cities claims that the decision to leave the EU will have a disproportionately larger impact on the centres in the UK’s other major cities, which employ two thirds of all people in the sector. The report explores the financial and professional services sectors in cities across the UK, and looks at what the relationships are with London-based firms in these industries. The report by the think tank supported by the City of London Corporation London: The geography of financial services in the capital and beyond looks at how much individual cities across the UK export in services, and what proportion of these services exports came from the financial sector.
