From the sea of forward-facing desks imagined by Frederick Taylor, to the infamous cubicle of the late 1960s, to today’s open-plan office, each innovation has said something about our changing relationship to work. In a Gensler survey with more than 2,000 participants, 90 percent of respondents indicated that better workplace design and layout result in better overall performance. The greatest developments of recent times have emerged from the tech giants of Silicon Valley, where businesses have blended playfulness, company culture and the collaborative benefits of open layouts to craft unique and engaging spaces. So where are we headed? Here are five major trends that are likely to have a lasting impact on the way we work.

On demand economySome of the key characteristics of the workplace of the near future are starting to crystallise pretty rapidly. In many ways, employees are aware of this to a greater extent than employers, legislators and politicians. For example, this week and over recent weeks Uber has been arguing in courts around the world that its drivers are not employees but are in fact self-employed. This is the shape of things to come. In the UK, around a fifth of the workforce is already freelance or self-employed, something which politicians like to misinterpret as small business, possibly  because it makes them look better because they associate it with entrepreneurialism and the prospects of these firms employing other people. The idea this is simply not the case is supported by a new report from software provider Intuit which claims that just 13 percent of British workers think they will be in traditional employment in 2025.

office spaceThe 2013 introduction of new laws which allow greater scope for the conversion of UK offices to residential use is now beginning to have a major impact on the commercial property market, according to a new report from the British Council for Offices (BCO). According to the study, which focuses in particular detail on London and Bristol, more than 6 million sq. ft. of office space was converted to residential use  last year following the launch of Permitted Development Right (PDR). This is likely to increase dramatically over the next few years, especially in the capital. A report published last year by Lambert Smith Hampton claimed that there had been a huge leap in applications following the introduction of the new laws and the BCO study confirms the existence of pent up demand from the number of approved schemes yet to be implemented.

long hours cultureThe Government is being urged to reassess its plans to request an opt-out from the EU Working Time Directive, when it seeks to renegotiate the terms of the UK’s membership of the EU. The Directive stipulates a 48 hour working week, which the Government has argued is stifling competitiveness and flexibility. According to research by the TUC, the number of people working excessive hours has risen by 15 per cent since 2010, following more than a decade of decline in long hours working, with the number of employees working more than 48 hours per week reaching 3,417,000 – up by 453,000 since 2010. The union says many people are working unpaid overtime and at least a million report that they want to cut their excessive hours. The return of the long hours culture makes people feel pressured to ‘opt-out’ from the 48 hour limit as a condition of employment as currently, individual opt-outs are allowed by law.

Leeds Wi-FiThe recent growth in prime headline office rents has continued across the UK’s regional commercial  property markets with an average increase of 4.3 percent across the UK’s ‘Core 8’ markets in the 12 months to June 2015, according to a report from property consultants JLL. The Core 8 cities are the UK’s largest metropolitan economies and are a distinct group from the Government’s definition of core cities. In the JLL study they comprise Birmingham, Bristol, Leeds (above), Manchester, London, Cardiff, Edinburgh and Glasgow. Reflecting the solid outlook for demand and tight supply of new space, the report claims that headline rents are expected to continue on an upward curve with average growth of 2.9 percent per year in the Core 8 region over the period. One of the key drivers for rent growth remains a mismatch between demand and supply. (more…)

Conference delegates get on their bikes to make a presentationThe naming and shaming of Britain’s most overcrowded trains in a new report from the Department of Transport highlights the uncomfortable journey many workers have to endure every day. This is why a significant number of commuters long to be cyclists, according to recent research from Aviva, which found more than half of those who cycle to work said they arrive refreshed after their commute. Just 1 in 10 car and bus users claimed the same thing and that figure dropped to 1 in 20 for train and tube passengers. Almost a quarter of cyclists (24 percent) also reported feeling motivated after their typical commute, scoring higher than any other common form of commuting, including walking. This is double the proportion of bus passengers (12 percent) who claimed that their commute improved their motivation levels, and triple the proportion of drivers (8 percent) and four times the proportion of train and tube users (6 percent).

Carbuncle Cup winner 'Walkie Talkie' nearly fully letIt may have the dubious distinction of being awarded the Carbuncle Cup of the year; but 20 Fenchurch Street in the City of London, better known as the ‘Walkie Talkie’ is now almost 98 percent let. Canary Wharf Group and Land Securities have announced that Castleton Commodities International (“CCI”) has leased the top office floor of the building on a long term lease. With the recent letting of level 31 to credit rating agency DBRS, just 15,000 sq ft of office space remains at the 37 storey building, which has been accused of creating a wind tunnel around its base and has also required alterations to its façade after it was found to be reflecting and magnifying light from the sun onto nearby streets. According to Magesh Nair, CCI’s Chief Operating Officer the building will provide the operational resilience required for its business, and is an “optimal environment for our employees and visitors.”

In one of the least surprising announcements of the year so far, Building Design magazine has announced that this year’s winner of its annual Carbuncle Cup is London’s Walkie Talkie. The building, officially 20 Fenchurch Street in the City of London, was always the frontrunner. Its bulbous 37-storey design has always been a source of contention with the Government, UNESCO and English Heritage raising objections to its impact on the London skyline. During its construction it raised practical concerns in addition to its undeniable aesthetic challenges and the shaky design of its ‘sky garden’, most notably by reflecting and concentrating sunlight to fry the street below (a problem solved by a multi-million pound investment in alterations to the facade) and by funnelling strong winds around its base (an issue that has prompted a wider look into the impact of tall buildings at street level).

More than a third of British workers say their job is making no meaningful contribution to the world, claims a report from researchers YouGov. According to the study of just over 900 British workers, around 37 percent say their job is not meaningful, half of respondents (50 percent) say their job actually is meaningful to them, and 13 percent are unsure. Men (42 percent) are more likely to say their jobs are meaningless than women (32 percent). Despite this, most people with ‘meaningless’ jobs say it’s unlikely they will change jobs in the next 12 months – 53 percent, compared to 35 percent who say they might change jobs. According to the report, people who work in London are the most likely to feel unfulfilled by their jobs but, then again, they do work in London.

tube-strike-imageThe strikes by London Underground workers over the past two months have cost UK businesses some 1.5 million working hours because they did not have the flexible working policies and systems in place to allow them to adapt. According to a study of 1,000 employees from comms provider MeetingZone, just nine percent of firms offered staff the chance to work from home. Nearly three quarters (72 percent) of respondents said they felt let down by their employers’ policies and response to  the strikes. The lost working time cited by the report has been calculated on the basis of people arriving late for work. Almost half of respondents claimed they were up to an hour late arriving at work on the days of the strikes with two-thirds (66 percent) claiming they were an average of 38 minutes late. A further two strikes are planned for 8 and 10 September.

Long hours cultureWe should have worked out by now that long hours and productivity are not the same thing. It’s been a long-standing issue in the UK where people manage to combine some of the longest working hours in Europe with levels of productivity that fall habitually some way behind those of our partners on the mainland. Over the past couple of weeks a couple of reports have been published which not only make the point that the long hours culture and an obsession with work may actually be reducing our productivity and even harming us physically, emotionally and psychologically. The range of ailments associated with the dysfunctional ways we work include stress, stroke, deep vein thrombosis, relationship breakdown, a range of infections and feelings of isolation. The question they posit is whether it’s all worth it, especially if we’re not getting as much done as we’d like to think.
