When workplace strategy builds bridges between people and place

The world of work is changing rapidly and profoundly in a way that we haven’t seen since the time of the industrial revolution. Yet even as we stand at a momentous, game-changing inflexion point, the 21st century workplace strategy sector is still dithering about whether to join in the revolution. They are like the industrial mill owners of 19th century England who adopted a ‘make do and mend’ approach to business and failed to invest in new technology only to be forced out of business by foreign competitors who had invested in radical new, state of the art technology.Today the technological game changer is digital technology rather than weaving technology, but the effect is the same. Unless the workplace strategy sector embraces change and builds bridges between the ‘people’ side of the business and the ‘place’ side with other workplace specialists, their industry will become as dead as a dodo. Ten demonstrable truths about the workplace you may not know

The science of the workplace has gained a lot of interest over the last few years, highlighting recurring patterns of human behaviour as well as how organisational behaviour relates to office design. In theory, knowledge from this growing body of research could be used to inform design. In practice, this is rarely the case. A survey of 420 architects and designers highlighted a large gap between research and practice: while 80 percent of respondents agreed that more evidence was needed on the impact of design, 68 percent admitted they never reviewed literature and 71 percent said they never engaged in any sort of post-occupancy evaluation. Only 5 percent undertake a formal POE and just 1 percent do so in a rigorous fashion. Not a single practitioner reported a report on the occupied scheme, despite its importance in understanding the impact of a design. More →

Successful EFMC event in Sofia sets its sights next on Dublin

The Sofia Event Center in Sofia (Bulgaria), hosted from 5 to 8 June the 26th Edition of EFMC, the European Congress of Facility Management. The event, held for the first time in the Bulgarian capital, has brought together world experts of the sector and has served as a platform for communication between Facility Managers, suppliers, universities and associations. In the closing ceremony it was announced that EFMC 2019 will be held in Dublin (Ireland) on 13 and 14 June. More →

Coworking is breaking away from its cultural and geographical stereotypes

There is a persistent image of a coworking space as a sort of glorified serviced office for tech and creative startups who can’t afford the eye-watering rents in the areas they need to be. This is usually in the technology hothouses of the world’s major cities where they can work alongside the corporate giants and fellow innovators that thrive there. The reason such perceptions exist is because they are largely true. It’s no coincidence that coworking spaces have thrived up till now in the world’s most expensive property markets – in London, Hong Kong and New York, serving exactly the sorts of start-ups and freelancers who rely on proximity to their potential clients. Number of skyscrapers under construction in London tops 500 for first time

The number of skyscrapers being built in London has exceeded 500 for the first time, raising fears of further damage to the capital’s skyline. There are 510 towers of more than 20 storeys under construction or in the planning process, more than ever before. That is a rise of 12 per cent on a year ago, according to the annual report by GL Hearn, the property consultancy, and think tank New London Architecture. A record 115 towers are already under construction, up from 91 in 2016, but the number of applications is down by 10 per cent, according to the study. More →

Cities must harness potential of new technology to keep themselves moving

The UK Government needs to develop a new transport strategy based on local partnerships to keep up with technological advances in areas such as self-driving cars, claims a new report. Rethinking Urban Mobility has been published by engineering company Arup, in collaboration with the London Transport Museum, law firm Gowling WLG and transport company Thales. The report coincides with the publication of a similar study from the World Economic Forum which claims that autonomous and shared vehicles, digitalisation and decentralisation of energy systems require new approaches to mobility. How smart workplaces increase performance and attractiveness ⁰

The workplace can and should be used as a strategic tool to support work and cooperation, to shape the experience of the brand and to produce competitive advantage for the organization. Even when not used as a strategic tool the workplace still affects all these parts and there is always a risk that the workplace has instead a negative impact if we are not aware of the relationship and really use workplace as a strategic tool to affect attractiveness, productivity, efficiency and sustainability. The workplace makes a great difference and it is becoming an important differentiator between successful and less successful organizations. I also strongly believe that the workplace management area is a key for us in the FM industry to bring FM to a higher level, to shift from cost focus to more value focus, and this is something we need to do together within the FM industry and we really should take the driver’s seat. Workplace wellbeing is now embedded in the very bricks and mortar of the building ⁰

For some time now, the debate about how the workplace adds to the bottom line of an organisation has focused increasingly on the subject of wellbeing. There are plenty of good reasons for this, with the issue subject to both the push of employers as well as the pull of employees. Everybody thinks it’s a good idea and it’s easy to see why. Wellbeing is about business ethics, recruitment and retention, productivity, physical and mental health, work-life balance, absenteeism and the management of a flexible workforce, and all the other things that underpin the success and health of an organisation and each individual. It suggests a more positive approach to the workplace than either health & safety or occupational health, both of which remain disciplines more focused on reducing risk and harm than promoting positive outcomes, as is the case with wellbeing. Neither is it about something as raw and nebulous as productivity, which remains difficult and even impossible to measure for knowledge and creative workers and only offers a single dimension on a key workplace issue anyway. Reflection on facilities management and the people I’ve met along the way ⁰

I’m in reflective mood. Yesterday was #WorldFMDay, I thought I should reflect on my affection for, and criticism of, Facilities Management (or Facility Management). It is merely one person’s perspective. But it may provide a viewpoint, perhaps useful (or not) for the younger professionals joining our sector. There are some great, varied, and sometimes well-paid careers ahead for people who pick up the education and variety of skills needed in today’s FM market. And to keep my friends happy, I’ll take the widest definition of FM that you may find! It is different in almost every organisation, and only limited by what one chooses to add to the FM portfolio. And the confidence shown in FM by the leadership of that organisation. That confidence is in the people who lead, manage and deliver FM – and there are some great leaders, managers and ‘do-ers’ around the world. It is a truly global sector.

Fresh concerns raised about council investments in commercial property market ⁰

As we reported last month, the level of investment in commercial property undertaken by UK local authorities is raising serious concerns within both central government and the real estate sector. Now, a fresh warning has been issued by the former business secretary Sir Vince Cable that councils face potential bankruptcy if the property bubble bursts. In recent years councils have faced an average 37 percent real term cut in government funding and so have taken to borrowing large sums at low interest rates from the Treasury’s Public Works Loan Board to reinvest in commercial property ventures. The move has already been identified as risky by the Government’sown Public Accounts Committee and Cable joins a chorus of voices in expressing doubts. More →

MPs criticise the Government’s response to gender pay gap recommendations ⁰

If the Government will fail to achieve its goal of eliminating the gender pay gap in a generation if it continues to ignore the evidence which it is being given, a cross-party committee of MPs has said. The Women and Equalities Committee is disappointed with the Government’s response to a series of recommendations it put forward last March, which it says shows that the Government is not effectively tackling the structural causes of the gender pay gap. While the Government’s recognises the business case for reducing the gender pay gap and acknowledges structural factors contributing to the pay gap, including women doing jobs for which they are overqualified, concentration in part-time work, and being penalised for taking time out of work to raise children; it rejects most of the Committee’s seventeen evidence-based recommendations for addressing these issues. Instead it highlights gender pay gap reporting, as “key to accelerating progress,” and maintains that current policies on Shared Parental Leave, flexible working, and supporting women back into work are adequate.
