Manchester offices dominate BCO Awards for North of England

Manchester based businesses dominated the annual British Council for Offices (BCO) regional property sector awards dinner held in Manchester at the end of last week.  Shoosmiths LLP, Hilson Moran, Neo and The Bright Building all being recognised as some of the best workplaces in the North of England.  Other workplaces across the North of England that also received recognition were Number One Kirkstall Forge, Leeds (Winner, Best Commercial Workplace, Waterfront Point, Widnes (Winner, Best Corporate Workspace and Albert Works, Sheffield (Winner, Best Projects up to 1,500 m2)

Best workplaces in London honoured at the British Council for Offices annual Regional Awards

Five businesses celebrated success last night, with Bloomberg, White Collar Factory, Havas UK, Here East and 10 Lower James Street all recognised as some of the best workplaces in London at the British Council for Offices’ (BCO) regional awards. The BCO’s awards programme claims to recognise the highest quality workplaces and sets the standard for excellence across the regional and national office sectors.

Nova development at VictoriaTake up of commercial office leases in London’s West End had its strongest start to the year since 2012, with the banking and finance sector continuing to actively seek space, new figures from CBRE have revealed. The amount of office space under offer on in Central London at the end of Q1 2018 stood at 3.2m sq ft, representing an increase of 6 percent on the previous quarter and showing a 3 percent increase on the same point last year. Take-up in Central London reached 2.8m sq ft in Q1 2018, with its largest deal boasting a 65,900 sq ft letting to WS Atkins at Nova North in Victoria. Availability in Central London increased by 7 percent to 14.3m sq ft but that is still below the total 12 months ago. A total of 1.1m sq ft of development and refurbishment space completed in Q1. A further 2.3m sq ft is expected to complete before the end of the year, of which 54 percent has already been committed to be leased. By the end of the quarter, 9.1m sq ft was being actively sought by occupiers, primarily from the banking and finance sector (26 percent) and creative industries sector (24 percent).

BRE and IWBI deliver improved guidance to streamline joint certification of BREEAM and WELL

BRE and the International WELL Building Institute (IWBI) have released a new briefing paper that outlines how projects may achieve both a certified BREEAM rating and WELL Certification. The updated crosswalk document, Assessing Health and Wellbeing in Buildings – Alignment between BREEAM and the WELL Building Standard, was developed as ‘part of a commitment to continuous improvement by IWBI and BRE’ using industry feedback from professionals working to achieve joint certification. To simplify the process for project teams pursuing both standards, BRE and IWBI have worked together to compare performance requirements, harmonise evidence and identify opportunities to streamline the process of achieving dual certification. Specific improvements and enhancements to the guidance document include instructions for projects that clarify how to use the crosswalk, minor amendments to the alignments and overlaps between the two standards, and a simplified labelling system. The new crosswalk also features useful notes and comments to clarify these alignments.

London office construction declines to three year low

The development of new offices in central London has declined, according to the latest London Office Crane Survey by Deloitte Real Estate. Construction activity now totals 12.6 million sq ft, a 9 percent drop since the previous survey (six months ago). The survey reports 25 new office schemes starting construction, adding 1.8 million sq ft into the development pipeline. This is the lowest amount of new space started in over three years and 21 percent below the crane survey average. Refurbishment schemes once again dominate the new starts with 16 offices accounting for 70 percent of the volume. However, refurbishments are generally smaller scale than new-builds so the average size of schemes starting this survey has fallen to 73,000 sq ft, lower than the long-term average of 97,000 sq ft.

Time to address the missed opportunities and wasted resources of the modern workplace

Rapidly changing work and workplaces. Productivity languishing below optimum levels. Staff engagement well below where it should be. Ongoing recruitment and retention challenges. All this has been building over the last couple of years; it would appear that organisations have never had it so tough. There have been plenty of tough times before, of course, but we have been witnessing something of a ‘perfect storm’ in recent months, where a whole range of issues and developments, as well as advancements and opportunities, have come together to push these challenges up the management agenda. But there are things we can do to make the workplace a better experience for everybody.

Shocking level of dissatisfaction amongst workplace occupants, finds Leesman

There is a shocking level of dissatisfaction among the workforce according to a new global report from Leesman, which looks at how a poorly planned workplace can have a negative impact on employees, and inhibit their ability to perform. The findings show that while employers continue to face economic uncertainty, many of their employees are having to endure workplaces that fail to support their basic working day, obstructing their ability to positively contribute to business success.  ‘The Next 250k’, a global report based on the evaluation results from more than 250,000 employees across 2,200+ workplaces in 67 countries found that 43 percent of employees globally do not agree that their workplace enables them to work productively. In the UK, that figure jumps to 46 percent. Therefore, in line with ONS employment figures, for over 1.3 million UK workers, the office is simply not good enough.

Government framework win for BW includes HMRC contract

Fit out and refurbishment firm BW has been awarded a position on the government framework agreement for the Southern lot of the UK Government Hubs Fit-Out Framework. One government department to use the framework will be HMRC; their current estate of 140 offices will be re-orientated into 13 modern regional centres. This is a 4-year framework that covers the South of the UK (South of Peterborough and Birmingham inclusive) for projects with a construction value of under £25m. Anthony Brown, Sales and Marketing Director at BW, says: “Alongside the City University framework, this appointment further underpins our determination to secure several significant formal frameworks, taking the BW business to the next level.”

biophilic designBRE have launched The Biophilic Office project, a ‘groundbreaking’ office refurbishment in test conditions that will seek to provide quantified evidence on the benefits of biophilic design on health, wellbeing and productivity of office occupants. The project centres on a 650 sq. m. 1980s office building on the BRE campus in Watford, which will be refurbished according to biophilic design principles. BRE are partnering with architect and interior designer Oliver Heath, who will lead on the design element of the refurbished building.

recyclable materialsA few years ago, the most commonly recognised symbol of humankind’s impact on the environment was the image of a solitary polar bear, adrift on a rapidly shrinking ice floe. Google a term like ‘melting ice caps’ even now, and you’ll still derive a host of variations of the same meme. More recently a new and even more unpleasant series of symbols has emerged for a similarly environmentally catastrophic phenomenon, carried worldwide on the tide of social media. This time, they are not about the way we pollute the atmosphere but also the land and seas, particularly with plastic. Social media feeds are packed with images of the corpses of seabirds, their flesh rotted away to expose the amount of plastic they have consumed. This is the new face of environmental disaster. This is not just an issue that affects birds, however. Barely a day passes when we cannot see a new image of turtles malformed after getting caught up in plastic netting or six pack rings, whales beached after choking on dozens of discarded plastic bags they’ve mistaken for food, clogged waterways and oceans, piles of rubbish and beaches that consist in large part of plastic eroded to the size of sand grains. Most recently Sky ran a heartbreaking documentary about a whale that had died with a stomach full of plastic rubbish.

Excitingly, the workforce is becoming increasingly diverse. However there’s more talk about millennials in the workplace than anyone else. In stark contrast to popular belief, the reality is that the British workforce is getting older on average which means that office design must now consider a new set of workplace requirements. The challenge for designers is to create inclusive environments that address the needs of highly skilled and experienced older workers, while still providing productive environments for all users, ensuring the entire multigenerational workforce is engaged, happy and productive. International bodies are already worried about the fiscal impact of an older workforce, in May the World Economic Forum (WEF) said that a looming fourfold rise in over-65s by 2050 is the financial equivalent of climate change. With people born today having a life expectancy of more than 100, WEF warned of more years in the office to provide financial security in later years, as well as a creeping retirement age heading towards 70. This ageing population and workforce will certainly need consideration when it comes to supporting their health and wellbeing.

Most FMs would tell you that the state of the workplace toilets is often one of the main determinants by occupants on how well the facilities department is doing its job. So it’s disturbing to learn that according to a new survey a significant number of employees have cause to complain about the state of their workplace toilet facilities. The research, carried out by the Association of Plumbing & Heating Contractors claims that 16.5 percent of people are unhappy at work due to the condition of their employer’s toilets which is having a negative impact on their levels of engagement. Their research found 43.8 percent of the people surveyed felt their workplace toilets needed to be better maintained. And when asked if their workplace toilets require updating or refurbishing, 44.4 percent said they did. London seemingly has the worst workplace toilets with 50.9 percent of workers surveyed believing they need to be better maintained and require refurbishing.
