Smart buildings, smart cities and the promise of infinite data

The rapid urbanization of our world and the weaving of existing and new buildings into the urban fabric of Smart City initiatives are some of the great challenges facing our global industry today. Along with the vast amount of definitions and marketing campaigns surrounding the phrase “Smart Cities” comes the challenge of understanding why the movement is important to the Architecture, Engineering, Construction and Facility Management (AEC/FM) industry and how industry stakeholders can profit from, or at the very least, not get run over by the tsunami called Smart Cities. The emergence of Smart Cities as the conduit for ideas, thoughts, policies and strategies for the world’s urban environments is an important milestone for our industry, and it comes at a time of rapid innovation, convergence and redefinitions.

Employers embracing more collaborative hands-on learning cultures

There is a growing trend for employers to create collaborative hands-on learning cultures, with internal knowledge-sharing initiatives such as job shadowing and social learning increasingly commonplace. In the latest snapshot of the annual survey of L&D professionals by the CIPD, coaching by line managers or peers was the method of learning most likely to grow in use in organisations over the next two years, according to almost two-thirds (65%) of respondents. Over half (53%) expect to see the use of in-house development programmes increase, and on-the-job training (48%) and internal knowledge sharing events (46%) are also expected to become prevalent. The findings imply a growing focus on efforts to foster a learning culture with many organisations using technology to support learning and development.

Does declining productivity spell the end for IT and property directors?

When it comes to increasing organisational output, which in turn directly relates to real wage growth and higher living standards, the only determinant is productivity, measured in terms of output per hour worked. This is at the heart of all businesses and is essential for growth. The basic facts on productivity are clear. For over a decade, productivity has been painfully weak across all the major economies. The UK has performed particularly badly, with productivity having declined by 3.7 percent since 2008. A recent OECD report went as far as saying: “weak labour productivity since 2004 has been holding back real wages and well-being. The sustainability of economic expansion and further progress in living standards rest on boosting productivity growth, which is a key challenge for the coming years”.

Understanding and overcoming the objections to sit stand workstations

In Sweden, sit-stand working is so commonplace that our Nordic colleagues are perplexed by how slow the UK has been to catch up. The expectation of varying working positions throughout the day is so widespread across Scandinavia that over 80 percent of Swedish, Danish, Finnish and Norwegian office workers already use sit stand workstations, and offering employees a height adjustable work station is now mandatory in Denmark. Despite sit-stand working still being in its infancy in the UK, with only 2 percent of knowledge workers having access to height adjustable workstations, there is plenty of compelling evidence, and a groundswell of expert opinion, to suggest that the UK office is going to have to get off its backside pretty soon.

Many UK SMEs are falling short on green credentials, claims report ⁰

Many British small and medium sized businesses are putting their competitiveness and reputation at risk because they are not doing enough to improve their environmental credentials, according to a new report from Lloyds Bank Commercial Banking. The findings show that one in five (19 percent) of the firms surveyed for the study accept they are not doing enough to take on environmentally responsible practices and that although a quarter (25 percent) of SMEs say green issues are a top three priority for the year, the vast majority (71 percent) admit they do not understand the positive impact environmental responsibility can bring. The report also highlights the mismatch in perceptions of environmental issues between those who have successfully implemented green policies and those yet to do so.

First BREEAM standard for refurbishment and fit-out awarded to Bristol office ⁰

An office at Bristol’s Aztec West Business Park has become the first building to be certificated under the new BREEAM UK Refurbishment and Fit-Out standard. Legal & General Property’s building at 740 Waterside Drive has been awarded design stage ‘Very Good’ ratings against Parts 2 and 3 of the scheme for the refurbishment and fit-out of its core and local services. The £5 million, 51,000 square feet project took 30 weeks to complete and includes an extensive range of refurbishments and improvements. These include fully replacing the mechanical and electrical systems, installing photovoltaic panels on the roof, enhancing the airtightness of the building and improving its EPC rating to achieve an EPC A. BREEAM UK Refurbishment & Fit-Out 2014 has been developed to assess a wide range of project types.

Winners of BCO Scotland awards programme are announced ⁰

At last week’s British Council for Offices’ awards dinner the regional prize for best corporate workplace in Scotland went to the headquarters of energy firm GDF Suez in Aberdeen. Judges said the 40,000 square foot development showed what can be achieved by a “clear vision that puts the needs of the occupier centre stage”. Opened last October, the five-storey building is home to the development and operations teams of the firm. The Grade A office accommodates up to 200 people and provides the company with the required space to grow operations in support of existing, and, new exploration and production projects. The facilities include ‘state-of-the-art office accommodation and meeting rooms, all supported with IT and audio-visual infrastructure and was designed to achieve a BREEAM Excellent score, making it one of the first buildings in Aberdeen to achieve this rating.

A preview of Clerkenwell Design Week 2015 ⁰

The organisers of Clerkenwell Design Week have announced the latest up to date details of its events and showrooms programme. Taking place between 19 and 21 May, this is the sixth year the event has taken place in London’s creative centre. Over 80 showrooms will take part this year, hosting a range of activities, discussions, showcases, product launches and talks. Confirmed keynote participants include designers such as David Adjaye (top), Michael Young and Patrizia Moroso. New participants this year include heritage brand Carl Hansen & Søn and modernist storage specialists USM. Office furniture firms Wilkhahn and Connection Seating will both open new showrooms on Great Sutton Street, while flooring manufacturer Milliken is significantly expanding its Berry Street premises.

WELL building standard launched in China ⁰

The Green Building Certification Institute (GBCI) and the International WELL Building Institute (IWBI) have launched their WELL Building Standard in China. The standard sets out to improve the health and wellbeing of people and claims to complement international green building rating programs such as LEED, BREEAM International and Three Star. The Standard is a performance-based system for measuring, certifying and monitoring features that may impact human health and wellbeing, through air, water, nutrition, light, physical health, comfort and mental and psychological wellbeing. The standard claims to be based on medical research that links buildings with the health and wellness of the people working and living in them and helps building owners and occupiers to understand those links and create a healthier working environment.

RBS to save £18 million a year with office consolidation plans ⁰

The Royal Bank of Scotland (RBS) is to close four of its offices in Edinburgh as it moves to consolidate its operations at its Gogarburn headquarters. The change is expected to divest around 344,000 sq. ft. of space at the four existing sites in the centre of Edinburgh, saving some £18 million a year when the move is completed by 2017. By then some 6,000 employees will be working at the HQ in the rural district of Gogar, doubling the number of existing employees on the site. In addition to the consolidation, RBS is opening up the building to new and existing businesses to promote their growth. The plans involve the creation of a centre for entrepreneurs and small businesses which will allow them access to expert advice and finance, develop relationships with RBS and also encourage them to collaborate and share ideas with each other.

New UK Green Building Council Chief Executive lists challenges ahead

Julie Hirigoyen, the former UK Head of Sustainability for property consultants JLL takes over today as the new Chief Executive of the UK Green Building Council. Hirigoyen was previously Managing Director and founding partner of Upstream, a leading sustainability strategy consultancy, acquired by JLL in 2007. She said of her new role today: “Buildings and cities are at the heart of what we need to change if we are to achieve sustainable development. There’s been a huge increase in the importance of this agenda, since when I first started out, we were knocking on closed doors. But we must not kid ourselves – we are only at the early stages of the journey. We are still exceeding the limits of the planet, there are still very few genuinely net positive buildings or companies out there, and we are not achieving sustainability as a scientific concept yet – there is much more to do.”
