With 93 countries were present, 4, 500 investors and 22, 000 registered delegates there were numerous developments presenting opportunities around the world. And crucially, there were more people apparently buying than selling, meaning that strong investment activity will follow. A dumbfounding prediction from property agent Cushman & Wakefield, that global real estate investment could rise 11% to 1.2 trillion euros – an indication of just how much healthier the market is. However, the renewed positivity isn’t simply a return to the ‘good times’, it is apparent that the pain the recession brought in 2008 hasn’t been forgotten and we are seeing a revised formula for property that includes sustainability, collaboration and – crucially – people.

Report identifies the challenges and opportunities of workplace wellbeing

workplace wellbeingMuch of what has been called workplace strategy in recent years has been more about cutting costs than supporting people, often to the detriment of the latter. That is the central claim of a new report authored by Kate Lister and Tom Harnish of Global Workplace Analytics and sponsored by office furniture maker Knoll. The paper, What’s Good for People? Moving from Wellness to Well-Being, explores how better workplaces, processes and practices can improve workplace wellbeing, employee engagement and organisational performance. The study starts from the premise that people are dealing with unprecedented stresses and pressures in the workplace which now need to be addressed in the context of a recovering economy, the limits of an approach that focuses on doing more with less and an increasingly scant pool of human resources and talents.

How artificial light affects our health in more ways than we think

artificial lightLife on Earth has developed over the course of billions of years to attune its cycles and rhythms to the fixed routines of light and dark. Yet the modern world counters this hardwired biology in humans and radically increases our likelihood of developing a range of physiological and mental illnesses and conditions. That is the main conclusion of a new paper from Richard G. Stevens  and Yong Zhu published by the Royal Society last week. The article outlines how inadequate light during the day, especially inside buildings, coupled with overexposure to artificial light in the evening not only disrupts our sleep patterns but alters our physiognomy at a metabolic, hormonal and even genetic level. The report also highlights how this can account for ‘a portion of the modern pandemics of breast and prostate cancers, obesity, diabetes and depression’.

Office workers report difficulties with remote communications technologyJust as the adoption of digital communications technology is making the one-person per desk workstation model look outmoded, the design and layout of the typical conference room is no longer suitable for remote communications. That is one of the findings of a new survey by Steelcase which found that despite, or rather because of advances in technology, office workers are having difficulties when trying to communicate with work colleagues based elsewhere. The problem, which Steelcase has coined presence disparity can lead to an overall collaboration experience which is best described as unpleasant and taxing, with participants feeling strained physically, cognitively and emotionally. This isn’t helped by the fact that conference rooms, the most used spaces for videoconferencing, usually feature long rectangular tables designed for face to face meetings, not those to camera.

It’s worth exploring alternative forms of finance for office fit out

Fit-out-1You can’t help but notice that there has been a shift in recent years for us to become the consumers of things we were once obliged or wanted to own. We watch films on Netflix, listen to music on Spotify and share cars with strangers through BlaBlaCar. As both individuals and businesses we rent software rather than own it and in the growth of serviced offices and co-working spaces we see the same forces at work. The attractions of this approach are obvious, not least in keeping down the costs of things we may not want to keep in the long term and leaving ourselves free to make different choices in the light of rapidly changing circumstances. So it’s no surprise that economic uncertainty is just one factor that has driven an increase in asset financing at the same time that we have seen a permanent change in spending patterns.

BREEAM consults on new scheme for refurbishment and fit-out projects

Newham CC new officesA draft of the part of the BREEAM sustainability assessment schemes which deals with refurbishment and fit-Out, has been published for consultation. Launched this week at MIPIM, the consultation will close on 10 April 2015. The draft document can be downloaded from the BREEAM website here. All interested parties, buildings owners and investors, designers, construction industry professionals, BREEAM assessors and other stakeholders are invited to send their comments to breeam@bre.co.uk with the subject: “Comments on draft BREEAM International RFO 2015”. The draft publication of of the scheme comes four months after the launch of the UK Refurbishment and Fit-Out 2014 scheme. BRE claims that this has been adapted for an international market to take account of a range of local and regional standards, conditions and climates.

The UK’s enduring and understandable love affair with Scandinavian design

scandinavian designThe British have an enduring love affair with Scandinavia. From Norwegian Wood to Ikea, Abba to The Girl with the Dragon Tattoo and all the other manifestations of Nordic noir, the country’s love affair with everything Scandinavian shows no sign of abating any time soon. We have a particular affinity with Scandinavian design, which is both familiar to our shared Northern European sensibilities and exotic at the same time. Its influence extends way beyond Sundays spent assembling a Billy book case. Like all the best design, we love its simplicity and functionality, its order and attractiveness. The influence of Scandinavian furniture design in particular has been palpable in the UK since the 1950s when the first waves of modernism crashed on these shores and were lapped up by a population eager to build a new world following years of war.

Best performing office buildings included in the annual BREEAM awards

Publication1A Grade A listed building at London’s King’s Cross; a former industrial warehouse complex in London’s Clerkenwell and an office building off Paris’ Champs-Elysées were among the award winners for best performing buildings assessed under sustainable buildings standard BREEAM. Over 50 green projects from across Europe were shortlisted with eight awards going to UK-based projects and four others shared equally between France and Norway. Winner of ‘offices new construction’ is One Pancras Square, a Grade A office building based at the gateway to the King’s Cross development. ‘Offices in use’ winner Washington Plaza is a 47,097 sq.m office building, at 42 rue Washington 75008 Paris. ‘Offices refurbishment and fit-out’ winner Morelands sits at the junction of Old Street and Goswell in London’s Clerkenwell area and comprises a cluster of warehouse buildings built around a U-shaped courtyard.

The financial services sector leads the way in how we think about office design

Office design and the cityThe office as we know it may continue to change, but that doesn’t mean its vital role at the heart of the organisation will diminish. The recent downturn meant some tough decisions had to be taken by many companies. It certainly focussed more attention on the way firms design and manage their workplace, based on a clear understanding of their economics. It is one of the most commonly cited truisms about office design that after staff, buildings are easily the second highest item of expenditure for the majority of organisations. The conclusion often drawn from this is that there is a compulsion to reduce space through new working practices or more efficient office design and management. Which may be true but the challenge is to take advantage of these opportunities without adversely affecting the company’s most expensive and valuable asset; its staff.
