serviced officeAvanta Serviced Office Group has signed a deal to establish a new business centre in the heart of London’s Tech City at The Eagle, a 27 storey art-deco-style development on City Road, EC1, from Mount Anvil – Central London’s specialist residential-led developer. The centre is set to open on the 1st March 2015. The new centre will provide over 26,000 square feet of flexible office space over two floors, with approximately 400 desks. Set within a mixed-use development comprising retail, affordable accommodation, offices and high-end residential, it is located within TFL’s Zone 1, approximately five minutes’ walk from Old Street Rail and Underground Station, just two stops from Kings Cross.bThis is Avanta’s first site within Tech City, also known as Silicon Roundabout, which is the third largest technology start-up cluster in the world and home to over 15,000 growing businesses.

Availability of office space in central London fallen a fifth since last yearIncreased pressure on London rents are being predicted as the latest figures by DTZ show the availability of office space in central London is now 20 per cent lower than the same period in 2013, and 30 per cent below the 10 year average. While London office take up rose by 17 per cent over the same period in 2013, all Central London markets, except the South East fringe, are seeing year-on-year decreases in supply of at least 15 per cent. The North West fringe, the Docklands and the West End have seen the biggest falls in availability over the past 12 months (down 53%, 36% and 30% respectively) with availability in the City falling by 17 per cent over the same time period. A significant development has been the availability of second hand space falling by a third (33%) to 5.6 million sq ft over the past 12 months – 47 per cent below the ten year average. More →

Younger workers less tolerant of flexible workers than you would thinkOne of the key drivers for bringing a flexible working culture into the workplace is to accommodate the needs of the younger generation of ‘millennial’ workers who are perceived to view the idea of the traditional 9 to 5 as archaic. But this open-mindedness appears to waver when applied to other workers. A recent survey by employment specialists Doyle Clayton has found Generation Y employees have the most negative attitudes towards older employees and part-time and flexible workers; seeing their colleagues’ flexibility as coming at their own expense. The Age Before Beauty? Report warns that there shouldn’t be an assumption that initiatives to support flexible working will be welcomed by staff in their twenties and thirties. And while younger workers tended to be most likely to perceive discrimination at their workplace, they were also the most likely to exhibit negative attitudes towards equality, for example seeing older workers as less valuable because of their age. Exam board introduces workplace issues to psychology A Level syllabus

workplace issuesOne of the UK’s five main national examination boards is to introduce a range of workplace issues as part of its updated Psychology A Level syllabus from next year. Cambridge based OCR claims that Psychology is the UK’s fourth  most popular subject at both A and AS level and is also one of the most popular subjects at degree level too. The issues will be introduced to the syllabus as part of an Environmental Psychology theme and will consider as issues such as the effects of allowing desk clutter on individual wellbeing (although it didn’t do much for Kanji Watanabe in Akira Kurosawa’s film Ikiru, above), gender roles in workstation personalisation and so on. Students will be expected to carry out their own research into the topics as well as draw on established sources of information. OCR also suggests that the subject may help to develop the emotional intelligence of those who take the subject.

Key to success of BIM implementation is collaboration says RICSThe need for collaboration between all the professions working within the built environment was the overriding theme of a free seminar on BIM, hosted by RICS last week, reports RICS’ Schemes and Accreditation Manager Jon Klahn. The event featured speakers from quantity surveying, engineering and architecture, and was designed to help delegates learn more about BIM and RICS’ role in establishing BIM industry standards. Addressing the 80 plus attendees, Dr Anne Kemp FRICS, Director of BIM Strategy and Development at Atkins and Chair of ICE’s BIM Action Group said the various professions can no longer be driven by self-interest. BIM in itself is not the solution. But the change required to make BIM successful will ultimately allow for better construction, better buildings and a better environment. Successful BIM implementation requires a partnership of people, process and technology and for project teams to understand and appreciate each other’s roles as professionals. More →

New research has further highlighted the important role that the mode of transport we choose to get work has on our physical and psychological wellbeing. Walking or cycling to work is better for people’s mental health than driving to work, according to the research by health economists at the University of East Anglia and the Centre for Diet and Activity Research (CEDAR). The report ‘Does active commuting improve psychological wellbeing?’ was published today in the journal Preventive Medicine and draws on 18 years of data from 18,000 people. It follows on the heels of two other reports published last month in the British Medical Journal and Science Direct which make related claims about the careful choices we should make about how we get to work.

Growth of commercial property activity slows to weakest for 15 monthsThe UK commercial property sector grew for the 24th consecutive month in August, but at its weakest rate since May 2013. According to the latest Total Commercial Development Activity Index from Savills, which monitors the overall performance of the UK commercial property sector, the rate fell from +27.7% to +11.9% in August, the weakest expansion in 15 months. Commercial work continued to rise in the private and public sectors however, and despite growth slowing substantially in both cases, commercial developers in the UK remained optimistic. Anecdotal evidence linked this to positive expectations of increased public sector activity and client interest in new projects. Although solid overall, the growth of refurbishment activity in August was the least pronounced since May 2013 and following 17 successive months of growth, panellists reported stagnation in office fit-out activity as well. Portfolio working could become the norm in ten years time says KPMGAt last year’s Worktech London, Charles Handy discussed the ascent of the portfolio worker. In a new survey by KPMG, 63 per cent of business leaders agree that portfolio workers will gain mainstream commercial acceptance within the next ten years. But some confusion remains as to just what constitutes a ‘portfolio worker’ as distinct from employees on flexible work schedules or freelancers. Just over a third (35%) of Generation Y respondents understood the term “portfolio workers” but they felt that they were simply freelancers by another name (78%), as did three quarters of the senior executives (76%) and the older respondents (74%). According to the survey portfolio workers differ from freelancers by having contracts in place with a number of different companies simultaneously, with a guaranteed number of hours of work from all during any given period of time. Report claims workplace fails to support employees with musculoskeletal disorders

musculoskeletal disordersWhen determining what constitutes a well-designed office, it’s easy to overlook the overriding need to ensure a workplace is designed first and foremost to be inclusive. Given the fact that musculoskeletal disorders remain the largest single cause of days of work lost due to sickness absence, it’s worrying to discover that many organisations fail to meet the needs of those dealing with such conditions. The new report ‘Self-management of chronic musculoskeletal disorders and employment’ from the Fit for Work UK Coalition and The Work Foundation found that despite sufferers’ efforts to remain at work, many are forced to ‘self-manage’ their condition without adequate support; with for instance an employee being forced to partake in a hot desk policy when they required their own, fixed workspace. As the report states, this lack of help is ‘all the more perverse’ when you take into consideration the role that work can play in helping to contribute to mental and physical wellbeing. More →

Two new reports highlight major public sector procurement failings

public sector procurementA newly published  review from the UK’s National Audit Office claim that the poor management of the country’s public sector procurement function means that fraud is widespread to the tune of tens of billions of pounds. The review found that a lack of oversight and a belief that some contracts are too important to fail open the doors to fraud. A separate NAO report also claims that the function is given a low priority and too often is more interested in just getting deals signed and out of the way than thinking about how contracts function in practice. The review into the level of fraud and overcharging in Government outsourced contracts which was carried out in the wake of the high profile of the cases of ‘bad practice’ by G4S and Serco claims that the public purse may be exposed by as much as £40 billion. Five government contracts are already under investigation by police or the Serious Fraud Office, according to the report and more will follow.

Overdevelopment leads to bad building design, claim Carbuncle Cup judges

TRINITY_SQUARE_GATESHEAD_7Building Design magazine has announced this year’s winners of its annual Carbuncle Cup competition, which aims to name and shame the UK’s ‘unforgivably bad’ buildings. As well as identifying problems with specific buildings, the judges also raised concerns about the catalysts for poor buildings, especially overdevelopment. The judges this year included Owen Luder, former president of the Royal Institute of British Architects, and Prince Charles’s architectural adviser, Hank Dittmar. While the main prize went to Tesco’s ‘inept, lumpen, arrogant and oppressive’ new supermarket in Woolwich in South East London, and the runners up prize went to the 50 storey residential Vauxhall Tower at St George’s Wharf, the most nominated building following the call for entries earlier this year was the Walkie Talkie skyscraper in London. However this office building was deemed ineligible because it is yet to complete. It now looks a shoe-in for next year’s prize however.

Stress and staff disengagement go hand in hand, claims new report

disengagementEmployees suffering from high stress levels have lower engagement, are less productive and have higher absentee levels than those not operating under excessive pressure, according to research from HR consultancy provider Towers Watson. According to the firm’s Global Benefits Attitudes survey of 22,000 employees worldwide, there appears to be a causal or coincidental link between stress levels and disengagement. The survey found that levels of workplace disengagement significantly increase when employees experience high levels of stress. The research shows that of those employees who claim to experience high stress levels, over half (57 percent) also reported that they were disengaged. In contrast, only one in ten (10 percent) employees claiming low stress levels said they were disengaged and half of this group claimed to be highly engaged. The reasons for high stress levels were also explored in the research. Inadequate staffing was the biggest cause cited by employees with over half (53 percent) naming it as a top cause of workplace stress.
