New guidance on flexible work rights, which come into force today

New flexible working law comes into force today, with shared parental leave (SPL) a new legal right which allows couples to share maternity or adoption leave and pay from 5 April 2015. This means that couples finding out now that they are expecting a child will be among the first parents eligible to take advantage of these new rights. Workplace experts Acas are advising employers and employees to familiarise themselves with the law and has produced a free detailed guide on SPL to help prepare employers and employees for the new changes. It includes a step by step guide on how eligible employees can notify their employer on their intention to take leave and advice for employers on how to deal with SPL requests fairly. According to estimates from the Department for Business, Innovation and Skills (BIS), there are expected to be around 285,000 working couples who will be eligible to share their leave from April. Global property measurement standard for offices is published

The first International Property Measurement Standard (IPMS) for offices has been published. The International Property Measurement Standards: Office Buildings was produced by the IPMS Coalition of 56 organisations to help address the long-standing problem of inconsistency in the way offices are measured around the world, which has led to deviations of up to 24 per cent across different world markets. Launched at a World Bank meeting in May 2013, the standard required 18 months of work by a group of measurement experts, including two global public consultations and 85 drafts and will mean that, for the first time, professionals and their clients will benefit from a common method for measurement, wherever they are. RICS Global President, Louise Brooke-Smith, has defined IPMS as a “profession-led response to globalisation and the vital importance of consistent and transparent standards in a modern world”.

NHS estate checks in for major surgery of leases and facilities management

The troubled organisation which looks after a £3 billion chunk of the NHS estate is set to launch an extensive review of its enormous portfolio of offices, hospitals, health centres and GP practices. According to a report on commercial property website CoStar, the move comes as NHS Property Services gets to grips with structural problems in the way the estate is managed, not least the fact that over two thirds of its properties do not have documented leases in place, many facilities management services are provided without a contract in place and nobody seems aware of the true cost of running its estate of the thousands of individual sites involved. The health estate has come under mounting scrutiny over the past two years following the setting up of NHS Property Services in April 2013 as part of the Government’s plans to modernise and rationalise the public sector property portfolio.

Fold7 drops in to its new Mary Poppins inspired Farringdon offices

Fold7 has moved into new offices in Farringdon to house the expanding agency business and talent. The agency, which counts Go Compare, Gumtree, Ted Baker, Nike and Orange as its clients, has unveiled its news offices designed by Paul Crofts Studio with a Mary Poppins-inspired installation of people floating away on umbrellas and two ‘dry’ jacuzzis. On the upper level, the agency has dedicated an entire floor to an informal working area, more akin to a restaurant and bar. A wall of curiosities screens the meeting room wall, with each individual item representing a story from our history and our experiences. A mid floor raised platform with two ‘dry Jacuzzis’ provides additional break out spaces. The ‘formal’ boardroom at the Farringdon offices is fitted with a collection of cuckoo clocks to serve as a reminder that ‘it’s not the time that matters, but what you do with it that counts’ according to Fold 7 founder Ryan Newey.

Regus opens first dedicated drop-in office on the M6 motorway

A new dedicated drop-in office has been opened by Regus at Sandbach South motorway service area on the M6 motorway this week. With previous research commissioned by the serviced workspace provider revealing that two fifths of mobile workers had dialled into conference calls whilst driving; dedicated workplaces at motorway service areas are intended to help combat the problem by offering a convenient place to stop off and work, for a few minutes or a few hours. The new drop-in offices will be followed by further Regus Express launches before Christmas at Strensham North (M5), Watford Gap (M1), Chester (M56) and Norton Canes (M6 Toll). The facilities will each feature a drop-in business lounge and high-specification meeting rooms available by the hour and are aimed at attracting those wanting to hold out-of-town meetings and self-employed people seeking an occasional alternative to the home office.

DeVere Group completes fit-out of new office in Etihad Towers, Abu Dhabi

The Interiors Group have completed a shell and core fit-out at the new offices of financial consultancy PIC deVere Group on a floor at Tower 3 of Etihad Towers, Abu Dhabi. The new office was designed to have a similar look, feel and functionality to the firm’s Dubai office and to anticipate the firm’s expansion. The brief included the provision of as many large team rooms as possible, so that each room could accommodate approximately thirty members of staff. The fit-out also incorporates a separate training room as well as print and breakout areas. Corporate colours were incorporated in this area with furniture and fittings largely in white and deVere blue introduced as the chosen finish for the Interface ‘Swing’ carpet and accent paint on elements of the interior architecture including columns and the glass and stone feature wall behind the reception desk.

CBRE identifies priorities for facilities management excellence

To achieve operational excellence in facilities management, organisations must balance three priorities: managing costs efficiently and creating value; maintaining high satisfaction among occupants and clients; and proactively stewarding property and infrastructure. Forging the Iron Triangle: Facility Management Operational Excellence, is a new report by the CBRE’s Global Corporate Services research team and the result of a year-long inquiry into mainly US-based facility management organisations, industry scholarship, and an industry-wide survey of more than 125 facility management executives. It reveals the initiatives that have a lasting impact on facilities management team performance and the reduction of risk, increasing workplace satisfaction and extending the useful life of properties or building infrastructure. Talent management, risk management and life cycle cost analysis are also found to be prevalent in high performing FM teams.

Unions and employers call for greater uptake of flexible working

The release of two new sets of employment data has prompted the Confederation of British Industry (CBI) and the Trades Union Congress (TUC) to issue separate rallying calls for the greater uptake of flexible working. Responding to a YouGov survey, which found that over two-fifths (42 percent) of UK workers would not feel comfortable asking their employer for more flexible working practices, the CBI called on firms to encourage and respond positively to such requests in both their own interests and those of employees. Meanwhile, the TUC used the publication of new figures from the Office for National Statistics, which showed that under-employment remains at pre-recession levels and there remains a shortfall in the number of full-time job opportunities, to suggest that part of the solution to both problems lies in the promotion of flexible working rights.

Employers unprepared for employee take-up of new flexible work rights

The new Shared Parental Leave legislation comes into force next week (1 December), but according to a new report, employers are unprepared for the changes. The Workforce View 2014/15 – an annual barometer of the views and attitudes of UK workers and employers by ADP, also indicates that employers have underestimated the likely level of interest amongst employees. More than one in five (21 per cent) HR Directors admitted they are not ready for the requirements of the legislation, while 70 per cent say they predict little or no interest from employees in the first 12 months. Yet when employees were asked their views, a third (33 per cent) of 16- to 34-year-olds said they anticipate taking advantage of it within the next five years. Shared parental leave is a new right that will enable eligible mothers, fathers, partners and adopters to choose how to share time off work after their child is born or placed. It will be an option for parents with a child due to be born on or after 5 April 2015. (more…)

Focus of investment should be skills, broadband and local transport say CEOs

The Government should focus investment on the development of skills and broadband if it wants to drive economic growth. That is the message from a survey of 100 British CEOs carried out by Grant Thornton. Key findings of the report include the fact that 70 percent of respondents would like to see better access to training and development opportunities, 59 percent want to see an improvement in digital infrastructure and 57 percent would like more spending on roads. The Government’s flagship schemes – the Heathrow expansion, HS2 and the proposed new trans-Pennine railway receive a lukewarm response, with the majority of respondents appearing more keen on greater investment in existing long distance rail services, local public transport networks and the greater use of the UK’s underutilised regional airports. There is also a mixed response to plans for greater devolution with support only if regional Governments don’t add another layer of bureaucracy for businesses.The report has been published ahead of next week’s Autumn Statement by Chancellor George Osborne.

London Mayor names Business Energy Challenge Gold award winners

London mayor Boris Johnson has presented RICS, JLL, EC Harris LLP, ExCeL London (above), Intu, and Linklaters LLP, with Gold awards at the Business Energy Challenge awards, which celebrate private sector businesses that have made the biggest cuts to their energy consumption and use cleaner, greener sources of energy. Fifty-nine participants had submitted data over a six week period and were assessed on the carbon intensity per square metre of their properties; with 27 of the most successful being given a Bronze, Silver or Gold award to recognise their efforts when compared against their baseline 2010/11 energy usage. Around 75 per cent of London’s carbon dioxide (CO2) emissions come from buildings, with workplaces accounting for 42 per cent of total emissions. With 80 per cent of London’s buildings likely still to be operational in 50 years’ time and with much of that estate being energy inefficient the Mayor has set out a building retrofit programme. The Business Energy Challenge aims to challenge the commercial sector to take action and improve its energy efficiency to help save on operational costs. (more…)

UK business centres market continues to flourish, claims BCA and IPD report

A new report has revealed just how important the growing business centres market is to the UK economy. According to the report from the Business Centre Association and Investment Property Databank the market is now comparable to the City of London both in terms of the number of people employed and the amount of office space it occupies. The report also outlines both the market’s robust health during the recent economic downturn and ongoing growth in response to increasing customer demand and the changing market for office space. The sector now boasts that it provides a home to some 80,000 businesses employing more than 400,000 people who occupy around 70 million sq. ft. of space including landmark developments such as the Regus No 1 Poultry centre in the City of London (above) and generate around £2 billion of income for the economy. The report, produced in conjunction with Snapdragon Consulting, found that the serviced office sector in the UK now represents around one third of the global market.
