apple-campus-central-and-wolfe-1cropAccording to a report published in the Silicon Valley Business Journal, Apple is planning to add another tech palace to run alongside its Norman Foster designed campus in California. This time Apple is not commissioning a purpose made building but is buying one off the shelf, albeit one marked ‘exactly the sort of place Apple would occupy’. The HOK designed Central and Wolfe campus in Sunnyvale will house 3,000 employees in three connected six storey offices set in landscaped grounds that include walks, bike paths and retail and leisure facilities. The campus is designed to achieve a LEED Platinum accreditation so includes green roofs, solar panelling and water reclamation technology. According to the report: “The campus promises to dramatically alter a neighborhood dominated by single-storey industrial and R&D buildings. While Apple has been snapping up existing buildings all over the neighborhood, the massive new campus could become a new icon for the region.”

working from homeAccording to an analysis of the just-released 2014 American Community Survey (ACS) conducted by GlobalWorkplaceAnalytics.com, approximately 3.7 million US employees (2.5 percent of the workforce) called home their primary place of work in 2014. This represents a 6.5 percent increase and the largest year over year growth in the number of people working from home since before the recession. The ACS data is based on a nationwide survey of answers to the question “What was your primary means of travel to work during the survey week—’Worked at Home’ is one of the choices. The count only includes those who work at home at least half of the time. According to Global Workplace Analytics far more people work at home on a less frequent basis and many work in “third places” such as coffee shops, co-working facilities, libraries, and just about anywhere there’s an internet connection.

Generation ZThe trade association BSRIA has launched a White Paper called Products and Systems for Generation Z in Reduced Carbon Buildings to explore the future needs of buildings designed for what it calls the ‘smart generation’. It considers ways in which the value of buildings might be improved in order to raise productivity and wellbeing for occupiers and at the same time generate new revenue streams for suppliers. Authored by Jeremy Towler and based on data collected in March of this year, it suggests that Generation Z  are the “first tribe of true digital natives” and are ‘smarter and more prudent than Generation Y. They are empowered, have more job choices, seek freedom of movement and flexible working policies. They are the ‘see it – want it’, ‘touch it – get it now’ generation.’ The report claims this will define their relationship with work and drive demand for flexible working and on-demand offices.

EnvironmentFor some years there has been a growing awareness of the need to improve the environmental performance of buildings. This is closely linked to both the Government’s own international commitments to reduce carbon emissions by 80 percent over the next 35 years and the need of organisations to act ethically and cut costs while they’re about it. Buildings are important in this regard because of their impact on the environment (and the bottom line). According to The Carbon Trust, buildings produce around 37 percent of the UK’s total carbon emissions, 40 percent of it from commercial buildings.This is commendable stuff but the real problems arise when it comes to meeting such laudable goals in practice. We are learning all the time about how to achieve the best results and we are helped in that with the availability of a number of increasingly sophisticated building environmental standards.

New study highlights the key roles of real estate at UK’s top law firms 0

Shoosmiths-4The UK’s top law firms are spending more on their real estate and allocating more space to staff, following years of reductions. Those are two of the key findings of a new report from The Lawyer magazine and property consultants JLL. Around  half of the UK’s Top 200 law firms shared detailed data with the study, which also incorporates publicly available information on transactions. The study also takes into account the links between real estate strategy and broader strategic, management and human resources issues. While the report says the amount of space dedicated to each lawyer has risen by 7 percent over the last two years and the costs of owning real estate have also risen markedly, it also describes how many firms are now actively using flexible working to reduce real estate costs.The report concludes with a speculative look at future trends, including the uptake of coworking space.

Robert FrostThe great Twentieth Century American poet Robert Frost is arguably best known these days for two quotations that have – usually in bastardised versions – entered into common usage. The first is the final verse of his poem The Road Not Taken, and especially the final three lines: “Two roads diverged in a wood, and I /I took the one less traveled by, / And that has made all the difference.” The second is a quotation: “The brain is a wonderful organ; it starts working the moment you get up in the morning and does not stop until you get into the office”; which should be pinned up in every reception area and is usually rendered as something like ‘when you get to work, don’t leave your brain at the door.’ Both come to mind when you read something like the report entitled ‘Next Generation Working Life’ from Ericsson’s Networked Society Lab.

North south divideA package of measures designed to improve levels of fair pay have been announced by the Government  today; including doubling the penalties for non-payment of the National Minimum Wage and the new National Living Wage; increasing the enforcement budget and setting up a new team in HMRC to take forward criminal prosecutions for those who deliberately do not comply. A new team of compliance officers in HMRC will investigate the most serious cases of employers not paying the National Minimum Wage and National Living Wage when it is introduced in April 2016. This team will have the power to use all available sanctions, including penalties, prosecutions and naming and shaming the most exploitative employers. Employers who fail to pay staff at least the minimum wage they are legally entitled to will have to pay double what they do now.

The main story of the silly season so far has been that one about the inherent sexism of air conditioning systems from a week or two back. Based on a study published in the esoteric journal Nature Climate Change, it appeared that standards for heating and ventilation in building systems were founded on the metabolic rate of an average man which suggested women were toiling away in unconducive, if not exactly unbearable, conditions. This was a compelling tale picked up worldwide by major media outlets including The New Yorker and The Daily Telegraph. There were only two problems with it all. Firstly, the original study was extremely flimsy, based on a tiny sample and ignorant of some basic facts. Secondly the science behind it has now been roundly rejected by ASHRAE, the main US body responsible for informing debate on such matters.

Ned FlandersThe days of forcing left handed children to write with their right hand may be long over but according to new research launched today to mark the UK’s ‘National Left-Handers Day’, a large proportion of UK employees experience problems at work because they are left-handed. According to a survey by CV-Library 12 percent of the working population is left-handed, which equates to over 4.5 million staff. Of those, 1 in 5 (over 852,000 people) face practical problems at work including conducting simple tasks, such as having to use right-handed scissors that don’t cut, to persevering with entire workstations being laid out incorrectly, making them difficult and uncomfortable to use. Yet the majority of UK employers (96.7 percent) don’t ask new employees if they are left-handed and only a quarter of businesses (25.4 percent) provide left-handed staff with specialist office equipment and stationery.

sit-stand workstationsThe number of UK employers offering staff sit-stand workstations remains sluggish, despite rapidly growing awareness of their benefits, according to a new study from office furniture firm Kinnarps. Compared to the near universal provision of sit-stand desks in Scandinavia, and in spite of the fact that UK buyers now universally acknowledge what they can do to improve employee wellbeing, the UK market has yet to fully adopt workstations that encourage more active working. Based on a study of 132 senior decision makers, facilities managers, designers and HR managers,  98 percent of respondents say they can see the attraction of introducing sit-stand working, citing improved health (73 percent), increased productivity (11 percent) and attracting and retaining talent (5 percent), among the principal benefits. Yet only 8 percent say that such workstations are ‘widely available’ in their workplaces.

WeWork MoorgateChanging attitudes amongst occupiers towards office space and the explosion in the numbers of freelance workers and microbusinesses are driving an upsurge in coworking and other flexible working environments worldwide. That is the key conclusion of a new report from DTZ which claims that the number of dedicated flexible working locations worldwide is likely to hit 50,000 over the next three years, with parts of London leading the way. We reported recently how coworking pioneer WeWork has already announced its plans to dominate London’s commercial property scene in the same way it already does Manhattan’s. Now, the How You Work report from DTZ suggests that this is the shape of things to come for many cities, with London leading the way alongside a tranche of global tech and creative centres such as New York, Berlin and Shanghai.
