Eight sustainability megatrends that will impact on UK real estate The ‘Big Eight’ sustainability megatrends that will impact on real estate over the next 15-20 years have been identified in a new report by JLL. Analysing a total of 40 themes, JLL’s Upstream Sustainability Services team claims to have pinpointed eight interconnected trends which are most critical. These are the low carbon economy; technological innovation; urbanisation; land and resource scarcity; workforce transformation; changing demographics; health and wellness; and transparency and social value. According to the report these trends present opportunities as well as risks. Forward-thinking companies which are able to unpick and manage climate change and extreme weather risk, build resilient supply chains, exploit the latest developments in technology, and anticipate the needs of the modern office worker or consumer will stay competitive and succeed.

Running in tandem with London Technology Week (15-21 June), week three of the festival will focus on what the organisers claim are several ‘game-changing’ workplaces as well as the smart technologies and architecture already being created by industry leaders shaping where we work, how we work and what the next generation office and employee will need. Exclusive access will also be given into the practices realising the new models of the workplace through the RIBA Open Studios programme.

‘Trailblazing’ firm wins Gold Award for sustainable buildings

Environmental engineers Max Fordham have been named Gold Award winners in the 2015 Ashden Awards which champion sustainable buildings. The firm, which was the recipient of the Ashden Award for Sustainable Buildings, works with architects to minimise the energy requirements of new buildings. This results in buildings that can meet many of their own lighting, heating and air conditioning needs through measures such as harnessing natural light and ventilation. Its work on new buildings – such as the Hive [pictured] can cut carbon emissions by up to 50 percent. Demand Logic, a clean tech company that helps large buildings make big savings on their energy bills, won the 2015 Impax Ashden Award for Energy Innovation for a cloud-based system which plugs into the management system of commercial buildings and detects what it calls ‘energy insanities’ where, for example, energy sapping systems such as boilers are left on when not needed.

Flexible hiring is out of step with flexible working finds researchOnly a handful (6.2%) of new jobs offer both decent salaries and the opportunity to work flexibly, according to new research from Timewise. Despite technological advances and significant changes in how and where people work, employers consistently underestimate how precious a benefit is flexibility, and rarely mention it in job ads. The flexible talent pool is massive; with more than 5.4 million people already in flexible roles, yet the number of jobs advertised with flexibility are so scarce that 77 percent of flexible workers feel ‘trapped’ in their current role, leaving those who want flexibility to fit with modern life, locked out of chances to progress. Flexible opportunities are better outside of the Capital, as candidates looking for flexible jobs have comparatively greater opportunities in Scotland, Northern Ireland and in the north of England.

Three reasons why National Work From Home Day has it all wrong

Last Friday was National Work From Home Day in the UK. Each year, the TUC and organisers Work Wise seem to take this as an opportunity to analyse data about the uptake of flexible working and arrive at the wrong conclusions. This year, its analysis of the ONS Labour Force Survey found that the number of people regularly working from home had increased by more than 800,000 since 2005, taking the total to over 4.2 million. These are solid enough data, but what are we to make of TUC General Secretary Frances O’Grady’s conclusion that: “these figures show millions of British workers have adopted homeworking and are enjoying a better work-life balance, while saving time and money on costly commuting that benefits no-one”? There are several reasons to suggest that he’s got that wrong to a large extent.

FIRA announces winners of competition to design the workplace of the future

Workplace of the futureThe judges of a design competition which challenged undergraduates to share their ideas for a workplace of the future have announced the three winners. The ‘FUTURE@WORK’ competition was run by the Furniture Industry Research Association (FIRA) and sponsored by contract furniture firm Morgan. Winners of first, second and third prize were chosen from four shortlisted entries. The designs were subject to a public vote which took place at Morgan’s showroom throughout Clerkenwell Design Week and on FIRA’s website. The winner of the first prize and the public vote is Familiar Systems, a piece of technology which aims to replace the computer screen. The device was designed by Jack Darby and Andy Lyell, is based on drone technology and incorporates a projector and a pivoted support known as a gimble which allows the user to work in a variety of locations and configurations.

While there are examples of quality design in buildings around the world, there is a growing movement that challenges the presumption that work should always be done “at work”. If we aim to allow people to be at their best, develop and nurture creativity and maximise quality output then we must ensure the place where the work is done is outstanding. Sarah Kathleen Peck of ‘It starts with’ summed it up when she wrote “There are people, places and things that make me feel like I’m building my energy stores, that rejuvenate me, and help me to do my best work. Likewise, there are also people and places that zap my energy; that leave me exhausted; that make me feel as though I’ve waste my time and my energy – and my day – without getting anything useful done.”

A relaxed office environment and rapid career progress are key for Millennials

Climbing the career ladderThe latest research on the aspirations of so-called Millennial workers (born 1980 – 1999) reveals a cohort that wants to rise up the career ladder as quickly as possible, but do so in a less traditional workplace than previous generations. According to a whitepaper – ‘Attracting and Retaining Millennial Professionals’ from recruitment firm Robert Walters, 91 percent of Millennials say the opportunity for rapid career progression is one of the most important things about their job, with 68 percent citing a clear path to grow in a role is the most important factor in keeping them engaged. While Millennials are not that different from their older colleagues – they favour a more relaxed working environment where technology is seamlessly integrated into their working practices. They also place a higher value on personality, communication skills and fit within a team than they do on hard technical skills.

New report lays out its 2040 vision of the workplace of the future

Workplace of the futureBy 2040 knowledge workers will decide where and how they want to work, according to a new report on the workplace of the future by Johnson Controls’ Global Workplace Solutions business. The Smart Workplace 2040 report claims that 25 years from now, work will be seen as something workers do, rather than a place to which they commute. According to the study, work patterns will be radically different as  a new generation of what it terms ‘workspace consumers’ choose their time and place of work. Most workers will frequently work from home, and will choose when to visit work hubs to meet and network with others. There will be no set hours and the emphasis will be on getting work done, while workers’ wellness will take priority. Technology will bring together networks of individuals who operate in an entrepreneurial way, with collaboration the major driver of business performance.

London firms focus on wellbeing and agile working to attract staff

agile workingAn additional 5.1m sq. ft. of office space will be required by 2019 to accommodate the growth of professional services firms in London, claims new research from CBRE. According to the studio, firms will also adopt more pragmatic workplace strategies that focus on agile working and wellbeing to meet their objectives. Nearly all (92 percent) of the respondents to CBRE’s Professional London survey claim they use the workplace to enhance employee satisfaction and 83 percent of firms use it to control costs. Firms are also placing more emphasis on wellbeing and more agile and intensive ways of using space, according to CBRE. Other factors such as technology and the design of the workplace are also increasingly important. The research suggests that staff are increasingly attracted by on-site amenities, connectivity and location and other ‘lifestyle offerings’.

public sector procurementA new survey from techUK, the trade association that represents technology companies in the UK, claims that while civil servants see IT as key to delivering their mission, they don’t think their departments  have the right skills and culture to enable digital transformation of public services. This extends to the way goods and services are procured with particular consequences for smaller suppliers. Of the 929 Civil Servants surveyed for the study, less than 1 percent of respondents see IT as an overhead, while over three quarters believe it to be a necessity. However, there remain significant barriers to technology adoption. Over three quarter (68 percent) claim that having the right skills internally is critical to improving the procurement process; but only 20 percent agree their department has the skills and capabilities to manage suppliers.
