Hotels allocating more public space to meet the needs of business travellers

Business TravellersPresenteeism isn’t restricted to the workplace. Growing demand from business travellers means hotels are increasing the amount of working and meeting space they provide in their facilities in cities across Europe and the rest of the world. Three quarters of British employees work while staying in a hotel according to the survey carried out by the Fraunhofer Institute on behalf of hotel business solutions firm HRS. Only Italians spend more time working in hotels (76 percent), followed the UK (75 percent), Poland and Switzerland (50 percent respectively), Germany (46 percent), China (45 percent), Russia (43 percent), Austria (42 percent) and France (25 percent). The firm has also identified a number of hotels around the world which it believes offers exemplars of the new working spaces available.

We may not know what the future holds, but we can certainly be prepared for it

unknown-futureGiven the track record of people when it comes to making predictions about the future, it’s easy to grow cynical, especially when it involves a profession as subject to the vagaries of technological and cultural change as facilities management. But while we should be wary of more fanciful and long term thinking, any natural scepticism shouldn’t blind us to those predictions that we know will largely come true, especially those based on what we know is happening already. For example, recent research carried out by Cass Business School and Henley Business School and presented in the book Future Work: How Businesses Can Adapt and Thrive in the New World of Work found that two-thirds of managers believe there would be a revolution in working practices over the coming ten years. Given what we’ve seen over the past ten years, it’s impossible to argue any different. In fact the only quibble we should have with this is that it won’t take another ten years for this to happen because the process is already well underway.

workplace tribesThe world of work and the workplace is always changing. We know it. You know it. In fact, there are a whole host of people that know it, but depending on what side of the professional fence you sit on, you might approach it in different ways, looking through a different lens or with a specific focus. Or are you already bridging the professional gap? Workplace change and the numerous ramifications of it are well documented. In a world that is changing, at frightening pace, it is strange to think that many of the ways in which we work are so entrenched in 20th century thinking. We need to break away from this and outline what the future is going to look like and how we should adapt. Or do we already have the answers? This ground is well trodden. However, it could be time to reassess our thinking and the way we approach this challenge, ensuring it becomes the norm for organisations around the world.

Plans for the new Astra Zeneca facility in Cambridge by Herzog & de Meuron

Three of the most talked about UK office developments have been given the go ahead within the space of a few days. The Government has finally announced that the new construction headquarters for HS2 will be in Birmingham, rather than London. Meanwhile, following all of the wrangling about its proposed takeover by Pfizer, Astra Zeneca has announced that the controversial move of its research facility from Cheshire to a new base in Cambridge will involve the creation of a new £330 million complex designed by Swiss architects Herzog & de Meuron.  Finally, planning consent has been granted for the  4.9 million sq ft Wood Wharf development in docklands including nearly 2 million sq ft of office space which the developer claims will be aimed at the thriving London technology, media and telecommunications (TMT) sector.

More construction developments required to solve office supply shortage

Construction Index warns of short supply of commercial office spaceThe development of new workplaces, shopping centres and industrial facilities is playing an increasingly important role in the UK’s economic recovery, according to the inaugural Commercial Construction Index by JLL and Glenigan. But the report raises concerns that the development of commercial space is still lagging behind the UK’s booming economy. Although the quarterly index reveals that work began on £22.7bn of commercial projects over the 12 months to June 2014, an increase of 6.6 per cent on the previous 12 months, Jon Neale, Head of JLL’s UK Research team warns that: “despite these positive trends, the volume of commercial space being started has not risen substantially since the recession and is still significantly behind the position before the crisis. There is evidence of an increasing supply shortage, particularly in the office market, and the amount of development needs to accelerate if this is not to hamper longer term recovery.” More →

Strong demand for Edinburgh office space likely to slow until referendum result

Office occupier take up in Edinburgh continues to show strong demand, with total occupier take up over 470,000 sq ft, significantly ahead of the same period last year (301,000 sq ft) according to new research by JLL. Over 225,000 sq ft was transacted in Q2 (April – June), slightly less than the Q1’s figure of 245,000 sq ft. However JLL anticipates a slow down over the summer period in the run up to the Scottish referendum, a result of the holiday period and companies delaying decisions until the outcome is clear. Despite this, JLL predicts that year end take up will remain above the five and 10 year average. Activity was characterised by a greater number of smaller deals, with only 4 transactions over 10,000 sq ft.  Enquiries continue to focus on offices which are well connected into the public transport network and offer good facilities for staff.

6 Bevis marks ready for tenants6 Bevis Marks – next to the Gherkin in the City of London – has been completed, with the first two tenants expected to take occupation in August. The mixed use building comprises 160,000 sqft (14,864 sqm) of office and retail space over 15 floors, and has been developed in a joint venture between AXA Real Estate and BlackRock. Located close to Liverpool Street, where the new Crossrail station is due to open in 2018, the building features a rooftop garden square, a ground floor business lounge, full on-site cyclist facilities and a private landscaped courtyard with access to the public realm surrounding the Gherkin. The development also features a 26-screen media wall in the reception, which is being used to host the Vivid Digital arts programme – a commission of young filmmaking talent supported by the developer. award winning officesWorld-of-work watchers will be more than aware that we are increasingly being informed that we are living in the VUCA age, which under normal circumstances is an acronym for volatile, uncertain, complex and ambiguous but in the context of these RIBA Award Winners for 2014 might be taken in a number of other ways. Commentators and self-styled thought leaders are warning businesses to prepare for seismic changes to the way work gets done, where, how and by whom (or by what, if proponents of automation and robotics have anything to do with it). How lovely then, that RIBA have made awards to seven offices that hark back to more comforting, more halcyon, times. The text of the accompanying feature in Architects Journal is at pains to point out that offices are hard to design and that RIBA awards are hard won. I wouldn’t disagree on the former point but, from the evidence on show, it’s a bit more of a challenge to agree with the later. So I won’t.

Integration of workplace services continues to gain momentum, claims report

Integration of workplace services is gaining momentumHR, FM and IT within large corporate organisations are gradually being brought together to provide ‘Workplace services’ that recognise new working practices and the importance of people. This trend – which has already seen an agreement between the BIFM and CIPD to collaborate in the future, will accelerate in the increasingly agile, digitally driven business environment.  This presents an opportunity for FM to provide new service solutions that focus more on supporting people, and less on the buildings from which they work. This is according to a new report, Delivering the Vision of an Integrated Workplace, was commissioned by Mitie, which will be unveiled at the Facilities Show next week. The report highlights the opportunities for FM providers to offer an expanded range of consultancy-style services, such as space management and the analysis of FM and property data to drive property strategy.

New BBC Wales headquarters will be less expensive to run

Ageing facilities prompts BBC to move Wales headquartersThe BBC is to move its main headquarters in Wales to a new, purpose-built broadcast centre in Cardiff city centre by 2018. BBC Cymru Wales, currently based in Llandaff in north west Cardiff, says it plans to relocate to a new 150,000sq ft. development in Capital Square – on the site of the current bus station at the northern entrance of Cardiff Central rail station. The decision follows a detailed three-year study prompted by the ageing facilities at the current base in Llandaff and the pressing need to modernise the outdated and unreliable technology. Options to upgrade the current site were ruled out as they were costlier, more disruptive and would have taken longer to deliver. The new centre, which is being designed by Fosters & Partners, will be roughly half the size of the current premises and less expensive to run. More →

Physiotherapists warn that poor work habits are damaging staff health

Physios warning of poor working habitsPhysiotherapists are warning employers that bad working habits are damaging workers’ health. A survey by the Chartered Society of Physiotherapy (CSP) found that one in five people (21%) worked through their lunch every day. Of those who do manage to take a break, 48 per cent said they ate at their desk. Only 19 per cent leave their workplace to go outside for a break, and only three per cent go to the gym, meaning most miss out on any kind of physical activity during the day. Investment in staff health and wellbeing makes good business sense for employers says the CSP, which is calling on them to find ways to support staff to be more physically active during the working day in order to reduce their risk of developing musculoskeletal problems like back and neck pain and more serious illnesses such as cancer, heart disease and stroke.
