Three ways in which the business case for green building design is moving on

ODD 02The case for sustainable building design used to be based on two straightforward principles. The first was that buildings had to offer up some sustainable features to comply with the ethical standards of their occupiers. The second was that there was some financial benefit. Often these principles went hand in hand, especially when it came to issues such as energy efficiency. They remain the foundations of the idea of green building design and are applicable across a range of building accreditations such as BREEAM as well as standards relating to specific products and policies. Over the past couple of years, however, we have become increasingly aware of other drivers that might make us all re-evaluate how we approach sustainability. These drivers are based on a more sophisticated understanding of green building design and the benefits for all of those involved.

Is the environment now a non-issue for building occupiers and managers?

This week, I took part in a series of debates in London and Manchester. The discussions, led by Rob Kirkbride of the US workplace design trade journal Monday Morning Quarterback, focused on workplace trends in North America and Europe, based on the issues that dominated the recent Neocon show in Chicago. This in turn is based on the premise that what suppliers talk about when they present their products in public reflects what their clients are saying to them. However, one subject we didn’t cover in any detail was the environment, because nobody was talking about it very much at Neocon. Indeed nobody seems to talk about it very much at exhibitions anywhere these days. While few would deny that sustainability is an important subject, could it be that it is now something of a non-issue for building occupiers and their suppliers?

Value older workers or sleep-walk towards a skills shortage, employers warned

Hiring older workersA demographic time bomb means employers must act to avoid a cliff-edge loss of skills and talents by 2035, a new study by the CIPD has revealed. There are currently 9.4 million workers in the UK today who are over the age of 50 and while the employment rate of older workers has increased significantly in recent years, there is still a 64 percent drop in the employment rate between the ages of 53 and 67. New research from the CIPD and the International Longevity Centre-UK (ILC-UK), the independent think tank on longevity, ageing, and population change, warns the UK could face serious skills shortages over the next 20 years. Unless organisations start improving how they recruit, develop and retain older workers it is estimated that the UK economy will struggle to fill one million jobs by 2035, even taking into account the mitigating effect of migrant workers.

CTBUH announces winners of best tall buildings awards for 2015

one-world-trade-centerThe Council on Tall Buildings and Urban Habitat has announced the winners of the Best Tall Building Awards for 2015. The winners were selected from a pool of 123 entries based on an evaluation by a panel of industry experts. The organisers claim that not only do the winners exemplify best practice they also advocate ‘improvements in every aspect of performance, including those that have the greatest positive effect on the people who use these buildings and the cities they inhabit’. Many of this year’s winners demonstrate a commitment to sustainability, especially those that make use of greenery to enhance the looks and environmental credentials of the building. The organisers also note that buildings are better integrated into their surroundings which ‘has been a long-needed requirement’. The Best Tall Buildings have been named from 33 countries in four competing regions.

Construction work completes on UK’s greenest commercial building

UK's greenest commercial buildingMorgan Sindall has completed construction of what is claimed to be the UK’s greenest commercial building, the Enterprise Centre at the University of East Anglia. The building boasts record-breaking sustainability credentials including both BREEAM Outstanding and Passivhaus accreditations. It has been designed to maximise the use of low embodied carbon materials over a projected 100-year life span. The building incorporates an innovation lab, a 300-seat lecture theatre, flexible workspaces, teaching and learning facilities, as well as business ‘hatcheries’ and incubator units for small businesses and start-ups in the low carbon sector. The developers believe that by placing like-minded academic and private sector occupiers side by side, the centre will foster innovation, stimulate smarter ways of working, promote industry standards and create new sustainable supply chains.

The list of 37 winners will now go on to compete for the Stirling Prize in October. This year’s list is dominated by London projects, as is often the case, but also by homes whereas last year they were dominated by large scale projects, especially The Shard. We’ve rounded up a gallery of the major workplace projects in the list for England and Wales with some notes extracted from RIBA’s own commentaries (so don’t blame us). Each entry is hyperlinked for you to discover more about the project. Unfortunately, the regional winners for Scotland and Northern Ireland are not well served by their respective websites, which is a particular shame given the success Scotland in particular has in terms of the number and apparent quality of its winning projects.

The case studies, which can be downloaded from RICS’ website, cover a range of strategic FM issues including procurement, innovation, technology, sustainability, talent management and health and safety. Key themes include a professional understanding of the impact of FM to a company’s reputation, brand and performance, engagement with staff and the supply chain, the importance of measuring impact and outcomes and communication.

Eight sustainability megatrends that will impact on UK real estate The ‘Big Eight’ sustainability megatrends that will impact on real estate over the next 15-20 years have been identified in a new report by JLL. Analysing a total of 40 themes, JLL’s Upstream Sustainability Services team claims to have pinpointed eight interconnected trends which are most critical. These are the low carbon economy; technological innovation; urbanisation; land and resource scarcity; workforce transformation; changing demographics; health and wellness; and transparency and social value. According to the report these trends present opportunities as well as risks. Forward-thinking companies which are able to unpick and manage climate change and extreme weather risk, build resilient supply chains, exploit the latest developments in technology, and anticipate the needs of the modern office worker or consumer will stay competitive and succeed.

Government urged by top organisations to combat climate changeIn an open letter to the Financial Times, 80 UK businesses, including Willmott Dixon, Cisco, E.on, Kinnarps, UK-GBC and BT have joined with the Worldwide Fund for Nature (WWF) to call on the government to take action to combat climate change. It calls on the administration to; seek a strong global deal in Paris in December which limits temperature rises to below 2°C; set an ambitious 5th carbon budget to drive forward UK emissions reductions (covering period 2028-32) and establish a long-term framework for investment in the low-carbon economy. WWF-UK Chief Executive David Nussbaum said: “British business is ready to step up. From construction and energy to retail, the best British enterprises know that green growth is the future. They take on board that it’s no longer credible to base a sustainable economy on fossil fuels, so the Government should put us on track for a low-carbon world.”

DiversityThree major trade associations in the built environment sector have announced initiatives to increase the inclusivity and diversity of their respective professions. The Royal Institution of Chartered Surveyors has launched its new Inclusive Employer Quality Mark, which is designed to help firms ‘gain a competitive advantage and a diverse workforce’. Meanwhile, the Royal Institute of British Architects (RIBA) claims it has strengthened its chartered practice criteria to incorporate requirements related to equality, diversity and inclusion. From 2016, chartered practices are required to have an equality, diversity and inclusion policy. In the US, delegates at the American Institute of Architects (AIA) agreed at congress to introduce a resolution known as Equity in Architecture, that calls for measures to increase representation of what are deemed underrepresented groups ‘to move the profession forward’.

Employers embracing collaborative, hands-on learning culturesThere is a growing trend for employers to create collaborative hands-on learning cultures, with internal knowledge-sharing initiatives such as job shadowing and social learning increasingly commonplace. In the latest snapshot of the annual survey of L&D professionals by the CIPD, coaching by line managers or peers was the method of learning most likely to grow in use in organisations over the next two years, according to almost two-thirds (65%) of respondents. Over half (53%) expect to see the use of in-house development programmes increase, and on-the-job training (48%) and internal knowledge sharing events (46%) are also expected to become prevalent. The findings imply a growing focus on efforts to foster a learning culture with many organisations using technology to support learning and development.

Does declining productivity spell the end for IT and property directors?

property directorsWhen it comes to increasing organisational output, which in turn directly relates to real wage growth and higher living standards, the only determinant is productivity, measured in terms of output per hour worked. This is at the heart of all businesses and is essential for growth. The basic facts on productivity are clear. For over a decade, productivity has been painfully weak across all the major economies. The UK has performed particularly badly, with productivity having declined by 3.7 percent since 2008. A recent OECD report went as far as saying: “weak labour productivity since 2004 has been holding back real wages and well-being. The sustainability of economic expansion and further progress in living standards rest on boosting productivity growth, which is a key challenge for the coming years”.
