Majority of employers predict more challenging economic conditions this year ⁰

Three quarters of UK employers (76 percent) expect economic conditions to be more challenging in 2017 compared to 2016 and there are signs that the jobs market is slowing, claims the Recruitment & Employment Confederation (REC) latest JobsOutlook survey. Employers intending to increase their permanent staff headcount within the next three months has reduced to one in five (21 percent), down from 24 percent reported last month. Similarly, demand for permanent staff has reduced in all sectors except health & social care and education. More positively, despite harsh economic conditions, businesses remain self-confident with three quarters of employers polled (74 percent) saying that their business will perform better this year compared to last year. Skills shortages remain a challenge for businesses however, as half of all employers (50 percent) anticipate a shortage of suitable candidates for some permanent roles this year. Employers anticipate that roles in engineering & technology, health & social care, and hospitality will be particularly affected by skills shortages.

The impact of technology on corporate real estate: A Panglossian future? ⁰

Amos Tversky and Daniel Kahneman introduced the concept of Loss Aversion in 1984, highlighting people’s tendency to strongly prefer avoiding losses to acquiring gains. Most studies suggest that losses are twice as powerful, psychologically, as gains. Lose £100 and we will feel a remorse that easily outweighs winning £100. In a similar fashion we find it very hard to see future positives when confronted with short term loses. We understand easily what we have lost but cannot imagine what there is to be gained. Furthermore, as Frederic Bastiat wrote in an 1850 paper, “That Which is Seen, and That Which is Not Seen”, man has a tendency to “pursue a small present good, which will be followed by a great evil to come, rather than a great good to come, at the risk of a small present evil”. Put these together and it is no wonder that, by and large, the future of work, corporate real estate and the workplace is so widely misunderstood.

Brexit is resulting in a decline in interest among potential recruits from EU ⁰

There’s been some concerns among employers on the long term implications to recruitment on the UK’s decision to leave the EU and now a new report suggests that it is among the job sectors where demand for EU workers to fulfill UK jobs is highest where there is the largest immediate dip in interest. The digital research looked at volumes of online searches within different sectors and countries, and the opinions and intent indicators of people investigating a move to the UK. The results reveal that interest in UK jobs for male dominated employment sectors continues to rise, for example in Poland a 22 percent increase in interest in construction jobs can be seen. In contrast, while there has been no obvious decrease in the number of jobs being advertised within the EU by UK employers, the level of interest in employment sectors that tend to attract couples and families are experiencing a decline.

UK Green Building Council announces launch of first Innovation Lab ⁰

The UK Green Building Council (UK-GBC) has announced the launch of its first Innovation Lab, which it claims offers ‘a radical new approach to innovation in the built environment’. The Lead Partners for the programme are: Canary Wharf Group, Land Securities and Marks & Spencer. The Innovation Lab aims to identify and address what it calls the systemic challenges facing businesses within the sector, and co-create innovative and highly sustainable solutions.

Head of Leadership and Innovation at UK-GBC, Cat Hirst, said: “Research and Development levels across our industry are painfully low; the UK currently only spends £43m on construction R&D. The risks to a single company of investing in developing a solution for such a high-cost industry is often seen as prohibitive. But we desperately need to find ways of working together to achieve radical change if we are to challenge business as usual and transition to a sustainable way of working.

“At UK-GBC we’re seeking to catalyse this change by using our unique position to convene our member organisations to work together to address the issues our industry faces. We want to ensure there is the time, space, and structure for open innovation to occur for the built environment.

“The Innovation Lab is not just about finding one solution to one problem, it’s about fostering a more open and collaborative approach to problem solving as an industry. We need to build the capacity of our industry to innovate and find the right approach to being creative and collaborative within a commercial setting.”

The Innovation Lab began last month with a workshop to identify the ‘breakthrough challenge’ which will form the focus of a 9-month programme of work. In order to arrive at the challenge, the UK Green Building Council is working with the Lead Partners and thought leaders from the wider UK-GBC membership to explore future trends for the built environment as well as key environmental and social challenges, and pain points for business. The initial workshop highlighted key industry challenges around climate change resilience, resource use, shifting demographics, technological advancement and health and wellbeing.

Over the coming weeks, the breakthrough challenge will be refined in consultation with the Lead Partners. The next workshop will be on 1 February, where Innovation Lab participants will begin to respond to this challenge by mapping existing innovations and, where a gap is identified, generating new innovative solutions to solve the challenge.

A unity of opposites at Sky Central ⁰

It’s drummed into us from an early age that we can’t have it all, as a result we consider choices as being a binary either/or situation. The workplace design brief (where it’s actually undertaken, an entirely separate discussion) positions choices similarly – open or closed, focussed or collaborative, modern or traditional – the decision point existing along a sliding scale from one natural extreme to the other. Yet there is a way to consider workplace design as an attempt to achieve the “unity of opposites”, an idea proposed by the pre-Socratic aphoristic philosopher, Heraclitus, the original thinker on change. This holds that the existence of an idea is entirely dependent on the existence of its opposite, that one cannot exist without the other. The framework is considered here in its application to the recently completed Sky Central in Osterley (West London), a newly constructed 38,000m2 NIA activity-based workplace over three floors that is home to 3,500 of the total 7,500 people on the Campus. It may be considered as tool for aiding workplace brief development, or for understanding how a workplace has been conceived and functions.

Green buildings help you to think and sleep better ⁰

A new study from researchers at Harvard claims to establish a link between those standards for green buildings with an indoor environmental quality (IEQ) component and the wellbeing and productivity of employees. The study, The impact of working in a green certified building on cognitive function and health, has been published in the journal Building and Environment. Based on a study of 109 subjects in ten ‘high performing’ buildings compared to staff from the same firm in uncertified buildings, it found that respondents enjoyed a 26.4 percent uplift in cognitive performance, a 6.4 percent increase in sleep quality and 30 percent fewer symptoms. The accreditations used in the study were LEED New Construction 2009, Green Star Office v3, BREEAM New Construction 2012, BCA Green mark for new non-residential buildings v4.1 2013, and DGNB New Office v2012

Ten countries including Australia, Canada, Germany, India and US announce plans to recognise zero carbon emissions buildings ⁰

The World Green Building Council’s goal to ensure that every building produces zero carbon emissions by 2050 took a major step forward this week as Green Building Councils in 10 countries (Australia, Brazil, Canada, France, Germany, India, the Netherlands, South Africa, Sweden, and the US) made progress on their plans to introduce net zero certification or designation schemes within their own countries, at COP22. Specifically, the Green Building Council of Australia, Canada Green Building Council, the German Sustainable Building Council (DGNB), India Green Building Council and the US Green Building Council all announced their intention to introduce schemes that recognise and reward net zero carbon buildings, with some announcing target dates by which they will introduce them. These schemes could be either stand alone net zero certification schemes, or a net zero designation within existing certification schemes.

Defence estate to be cut by a third as part of new estate strategy ⁰

The latest part of the UK’s vast public sector estate that is being primed for a large scale sell-off is that of the Ministry of Defence. According to a government statement, 91 sites including more than fifty barracks, naval sites and airfields will be sold under plans to shrink the size of the defence estate by nearly a third. The MoD predicts that the sale will raise around £1 billion and cut running costs by around £140 million per annum, while the rest of the estate will benefit from the investment of around £4 billion to improve housing and facilities for personnel. Perhaps surprisingly the MoD also owns five golf courses which will be sold as part of the shake up announced in the newly published A Better Defence Estate strategy document.

Built environment urged to help summit meet climate change commitments ⁰

Delegates from across the World are gathering in Morocco this week for the 22^nd global climate change summit, known as the Conference of the Parties (COP22), where they will focus on the implementation of the Paris Agreement. This historic agreement was reached last December at COP21 in Paris, France, when for the first time, 191 nations committed to collectively addressing the effects of climate change. The Paris Agreement aims to keep the global temperature rise well below 2 degrees Celsius and to limit the temperature increase even further to 1.5 degrees Celsius. It was signed by all negotiating countries and has thus far been ratified by 75 member states. However, despite the fact that the agreement entered into international law on the 4^th November, the UK is yet to ratify it, which according to the UK-GBC’s Campaigns and Policy Director, John Alker, is “pretty poor. We cannot afford to be dragging our heels on this; not only is there a moral imperative to tackle climate change, but the economic case for action is huge.“

Office occupier take up in Edinburgh grows, despite Brexit pessimism ⁰

Contrary to the rather less positive outlook predicted for the whole of Scotland, office occupier take up in Edinburgh is on course to defy gloomy Brexit predictions, following a steady third quarter of 2016, according to new statistics published by JLL. In total, 134,462 sq ft of office space, spanning 44 deals, was transacted in Edinburgh between July and September, only marginally down on the previous quarter. Reflecting the rapid growth of Edinburgh’s booming TMT sector, tech companies have accounted for 30 percent of all Edinburgh office take up so far this year, followed by Professional Services at 21 percent. Total take-up for the year to date (Jan – Sept) reached 570,000 sq ft, just 5 per cent behind the transacted space recorded at the same point in 2015, a year which saw the capital’s highest take up since 2001. Responding to the rise of Edinburgh’s tech sector landlords are carrying out refurbishments aimed at appealing to this upcoming market, including Edinburgh’s largest single office building at One Lochrin Square and Greenside, a refurbishment proposed by the Chris Stewart Group.

UK Green Building Council’s HQ claims to set new environmental standards in office refurbishment ⁰

By achieving the lowest embodied carbon footprint ever recorded for an office refurbishment in the UK, the new headquarters in Central London for the UK Green Building Council is designed to inspire and encourage employers, landlords and occupiers alike to set the bar high when upgrading their office spaces, according to the organisation. It claims that the project is an exemplar for sustainable office refurbishment and features a range of wellbeing measures. UK-GBC says it hopes that this landmark project will also demonstrate that even a 160m² floorspace can deliver commercial, social and environmental value if each decision is challenged and scrutinised. Wellbeing measures have been incorporated into the design in order to improve staff satisfaction, productivity and overall health and wellness. These measures include: a living wall with over 1,500 plants; an innovative ventilation system, which has delivered a 750 percent increase in background fresh air; an automated low-energy LED lighting system; and products and finishes that minimisepollutants from the air.

Digital diversity hub launched by RICS to coincide with Coming Out Day ⁰

Today is Coming Out Day and as part of a greater drive for diversity, the Royal Institution of Chartered Surveyors (RICS) has launched a new digital hub designed to help its members create more inclusive workforces. To underscore the need for greater diversity, RICS cites a 2015 survey carried out by the Architects’ Journal, just 16 percent of gay employees believe the industry is inclusive of LGBT workers, up to a third feel that their sexuality creates barriers to career progression and 85 percent claim to have encountered homophobia at least once during their careers.
