facilities managementA new report claims that there are persistent and well-founded perceptions at boardroom level that facilities management is a support function with little or no strategic relevance and that this poses a serious risk to the discipline. While this may raise few eyebrows amongst those who have been aware of the problem for many years, what is startling is that the report comes from the International Facilities Management Association. The report, Redefining the Executive View of Facility Management, authored by Richard Kadzis, highlights the long reported mismatch between this perception and that of facilities managers themselves who believe they represent an industry that continues to adapt to a changing world and add value to the organisation. Conversely, senior executives see FMs as ‘glorified custodians’ whose performance should be measured in terms of the money they save the organisation.

People who work in well-ventilated offices with below-average levels of indoor pollutants and carbon dioxide have significantly higher cognitive functioning scores in crucial areas such as responding to a crisis or developing strategy than those who work in offices with typical levels. That is the headline finding of a new study from the Harvard T.H. Chan School of Public Health’s Center for Health and the Global Environment, SUNY Upstate Medical University, and Syracuse University published this week in the journal Environmental Health Perspectives.The researchers looked at people’s experiences in “green” vs. “non-green” buildings in a double-blind study. The findings suggest that the indoor environments in which many people work daily could be adversely affecting cognitive function-and that, conversely, improved air quality could greatly increase the cognitive function performance of workers.

Space utilisation in AsiaWorkplace static density, i.e. the space per sq. ft. per workstation, has halved in many Asian markets over the last decade and in many parts of Asia, this has already reached a point where further reductions will impact productivity, performance and retention. In Hong Kong, India and China, workplace space has shrunk from 100 sq. ft. per desk to 50-60 sq. ft. per desk. This figure is nearly half that of Europe and the US, where density norms are around 150-200 sq. ft. per desk. Elsewhere, in Australia and New Zealand, standards remain more generous at around 90-150 sq. ft. per desk. CBRE’s recent report, Space Utilization: The Next Frontier, looks at how organizations across the region are now under pressure to drive down costs by increasing their workplace ‘static density’ and suggests ways in which companies can use workplace density and utilization data to drive efficiency and business performance.

London Technology WeekTwo new surveys demonstrate that while small firms in creative sectors are essential for the economic success of the UK’s cities, many small businesses are struggling to find appropriate and well-priced office space in London and are now calling on the incoming new Mayor of London to address the issue as a matter of  urgency. While a report  from the Centre for Cities shows how small businesses in the creative, professional and digital sectors drive job growth, productivity and average wages in ten key UK cities, the study by the Federation of Small Businesses claims that the cost of commercial property remains one of the most pressing concerns for many SMEs based in London. The FSB study also found that the cost of living in London was also a concern for small employers in the capital, with many claiming it makes it incredibly hard to attract and retain employees.

Knight Frank’s Global Cities: The 2016 Report highlights a shift in thinking by the newest generation of workers who expect the same kind of environment which historically, was the preserve of technology and media firms. This new office combines collaborative spaces with individual work areas, as well as providing amenities that encourage people to think of work as an extension of home. Sydney is leading the way with just under a third (28 percent) of all offices already offering activity-based working (ABW) for employees, where the workspace is specifically designed to suit the whole range of activities which will be accommodated.

CaptureAccording to the Productivity at the Office report published this week by comms firm Jabra, UK businesses are continuing to find the creation of a productive workplace challenging.  According to the study, although businesses are investing proactively in time and tools for skilled professional office-based staff to effectively collaborate and concentrate with each other, employees continue to face up to 17 different distractions throughout each working day, attend unproductive meetings and struggle to use technology that was originally intended to improve productivity. Amongst the key findings of the report are that 36 percent of respondents think office meetings diminish productivity, 46 percent think noise levels are the most distracting issue in the office and 28 percent are annoyed by too many emails, though 78 percent would rather send an email than make a call to resolve an issue.

Sick at workNearly a third of employers have reported an increase in people coming to work while they are ill, according to the annual CIPD / Simplyhealth Absence Management Survey. The survey of nearly 600 employers found that 31 percent have seen an increase in ‘presenteeism’ in the last year. It also claims that any increase is likely to be associated with a culture in which working long hours is seen to be the norm and where operational demands take precedence over wellbeing. Employers that have noticed an increase in presenteeism are nearly twice as likely as those that haven’t to report an increase in stress-related absence, and more than twice as likely to report an increase in mental health problems amongst its staff. However, despite this, nearly three-fifths (56 percent) of organisations that have reported an increase in presenteeism haven’t taken any steps in order to discourage it.

Up until recent times, it was commonly believed that light was only needed for seeing. However, in 2001, an American scientist, G. C. Brainard discovered a circadian photoreceptor in the retina, which receives a specific quality and quantity of light, and sets the biological clock.* He discovered that light not only provides us with the ability to see, but that light enters the eye via the ‘fourth pathway’, which has a vital non-visual or biological effect on the human body. His studies showed that a certain quantity and quality of light stimulates the biological clock, also known as the circadian rhythm, which regulates hormone levels, particularly melatonin and cortisone, in the body and so plays a vital role in our physical and mental wellbeing.
