London’s tech startups and SMEs shift focus from normal hotspots to migrate South of the river

Hubble, an office and coworking marketplace, has published new data which it claims shows that tech startups and other growing SMEs in London are leaving the capital’s best known tech hotspots, including Shoreditch and Soho, for south of the river.  Hubble’s search data suggests that London Bridge (29 percent of all searches) is the most popular location in London for companies searching for flexible office space in 2018 (a sharp rise from 3.7 percent of searches in 2017), beating Shoreditch with 27 percent of all searches. More than 37 percent of searches were for office space in south London, counting London Bridge and the Southbank (8.5 percent). Startups and SMEs are branching out to different creative “hub-spots” within London, but most prominently is an unprecedented shift to south of the river. Searches for London Bridge specifically make up 29 percent of all searches and the Southbank, as a whole, making up 37.5 percent of all search queries.

Optimal workplace productivity gains could add £39.8 billion to British and Irish economies

The United Kingdom could reshape its economic future and unlock its share of £39.8 billion in untapped GDP if organisations were to ‘optimise their workplaces’, according to a new study by Ricoh and Oxford Economics, titled The Economy of People (registration required). The UK could achieve a 1.8 percent increase in GDP, equal to £36.8 billion, which could pay for the cost of Brexit twice with change to spare. Similarly, the Irish economy could expand by 1.0 percent, or £3 billion, if businesses commit to creating the optimal office. The findings from The Economy of People are based on forecasts of how productivity in various industries will improve, if investment in workplaces makes them optimal for those that work there and their employers. Surveys and interviews were conducted with employees and executives to uncover how workplace elements, such as culture, physical workspace and technology affect performance and productivity.

Over half of employers expect to spend less time in traditional office spaceUsers of co-working and flexible space rapidly growing in numbers, according to a report, Marketplace for flexible work, from research conducted by (flexible workspace provider) The Instant Group and architects HLW. The report claims to ‘analyse’ the coworking and flexible workspace sector to gather a ‘360-degree perspective’ of the industry to determine where ‘perspectives align and diverge among stakeholders’.  The research also claims that location and the ability to assign or reassign employees to workspace on short notice were also important influencers when choosing flexible workspace over conventional office space. Looking forward, the research claims that more than half of the companies interviewed envisage spending less time working from a traditional company office space.

Majority of US workers still prefer to work from an office

According to data from the quarterly Randstad Workmonitor survey,, although 82 percent of U.S. workers surveyed say the ability to work from anywhere at any time allows them to maintain a healthy work-life balance, more than half (62 percent) still prefer to work in the office — and this number is even higher among young workers. Sixty-five percent of those aged 18-24 said they prefer working in a traditional office environment, challenging the widespread perception that millennial and Gen Z workers tend to prefer digital interactions over personal ones.

Lack of effort by UK employers to retain staff is resulting in high talent turnover

UK employers are facing increasing levels of staff turnover with one in seven (14 percent), or roughly 4.5 million employees predicted to seek a new job in near future, according to research carried out by Robert Half UK. Employers have registered this shift with almost three in five (61 percent) reporting an increase in voluntary employee turnover in the last three years. The research also showed that over half (51 percent) expect employee turnover to increase in the next three years. Yet many businesses still fail to employ basic retention initiatives. Only half (47 percent) of organisations run training and development programmes to help build employees’ skills and support career development, while most don’t have any programmes in place to support employee wellbeing or reward performance. Organisations are also missing out on valuable insight from their departing employees, with more than four in five (83 percent) failing to undertake exit interviews.

Nearly two-thirds of  corporate occupiers (62 percent) plan to increase their investment in real estate technology over the next three years, most of them in the next year, according to the 2018 EMEA Occupier Survey from CBRE. Companies are intending to invest more heavily in new real estate technologies over the short to medium term in order to enhance the user experience and raise workforce productivity. This represents a clear move away from aiming real estate technology at purely operational goals such as energy management.

New Liverpool HQ of the Royal College of Physicians set to be one of the UK’s healthiest workplaces

Plans for the new northern headquarters of the Royal College of Physicians have been unveiled this morning at MIPIM. The 160,000 sq ft building, currently in development at the Knowledge Quarter, Liverpool will be one of the healthiest workplaces in the UK for mental and physical wellbeing and among the first to achieve the international WELL standard of modern building design, according to its designers. The £35m northern building will be known officially as The Spine, taking its name from a staircase on its north elevation that resembles human vertebrae. The building has been designed by AHR Architects.

Four UK cities ranked in Europe’s top ten most attractive locations for businesses and employees

London has been ranked as Europe’s most attractive city for businesses and employees for second year running according to Colliers International’s latest European Cities of Influence report, which reviews and ranks cities based on their occupier attractiveness, availability of talent, and quality of life factors alongside economic output and productivity; Paris, Madrid, Moscow and Birmingham making up the rest of the top five. The report claims that the UK remains a highly desirable destination for capital and occupiers, largely driven by its ‘magnetism as a centre of diverse high-quality service sector talent’, which is in turn is helping to drive economic output and productivity. Other UK cities which score in the top 10 include Birmingham (5th), Edinburgh (7th) and Manchester (10th).

Report calls for greater equality and opportunities for over 50s in the workplaceA new report a new report by the Centre for Ageing Better has called for government and employers to support older workers to stay in work for longer, help those who have fallen out of work involuntarily to return and to create workplaces that work for all, irrespective of age. The report claims that ensuring older workers are able to stay in good quality employment is essential to the future of the UK economy and will relieve pressure on public finances. It makes some key recommendations that include access to flexible working hours and workplace adaptations to help people manage pressures such as caring responsibilities and health conditions, which become more prevalent with age. It also calls for equality of opportunities in the workplace as older workers in the UK experience age discrimination in recruitment and progression. They are less likely to be offered opportunities for development – across the whole of the OECD only Turkey and Slovenia have lower levels of on-the-job training for older workers than the UK. Research shows they are also the most likely to be stuck on low pay and feel most insecure about their jobs.

Open plan offices are distracting and reduce rather than improve productivity says report

Open, collaborative work environments have been hailed as a boost to collaboration and performance, but since individual tasks that require high levels of concentration and minimum disruption still account for over half of the typical working day, noise and distraction within open plan workplaces prevent employees from focusing properly and may reduce productivity, claims a new report. According to research by Unispace, 60 percent of the average working day is devoted to individual task-focused work; 25 percent to collaboration, 7 percent to socialising and the same for learning. The research found that the issue of noise has actually become much worse over the last 12 months, with more workers complaining compared to the same research conducted in 2016. Survey respondents flagged noise (15 percent) as the primary cause of inefficiency during the working week, a number that has risen by four per cent in just 12 months. Second to this was a lack of quiet areas (13 percent), a lack of privacy (9 percent) and 7 percent felt that the temperature and air quality of their office was also a factor. The findings come as part of Unispace’s research of more than 11,000 workers in a global study of working practices and workplace design.
