100% Design debate: Is there really a backlash against flexible working?

The decision by Yahoo to ban flexible working earlier this year prompted a bout of navel gazing based on the premise that this marked the beginning of a backlash against the practice. But was that really the case or did it instead prompt a mature and reassuringly widespread debate about the nature of work and workplaces. Discussing this and related ideas today at 100% Design today will be Ben Munn, MD of Regus Enterprise and Andrew Mawson, MD of Advanced Workplace Associates, chaired by Insight publisher Mark Eltringham. The discussion starts at 3.30 in the Hanging Room in the Office zone.

Plans for a new high rise office development in City of London unveiled

DBOX for Henderson Global Investors and MAKE

Plans for a new high rise office development in the City of London have been unveiled by Henderson Global Investors. Designed by Make architectural practice, the high buildings at 40 Leadenhall Street, EC3 will vary in height between 7 and 34 office storeys, with two additional basement levels, a roof level plant, and café and restaurant uses at ground floor level. The total size of the building is 910,000 sq ft, split between 890,000 sq ft office and c. 20,000 sq ft retail. A grade II listed building at 19-21 Billiter Street, built in 1865, will be restored and integrated in the proposed scheme, which it is estimated will create 390 construction jobs, with around 7,000 people expected to work in the completed building. If art holds a mirror up to nature, shouldn’t the design of workplace products hold a mirror up to the way we work? By definition, the things with which we surround ourselves should tell us something about the way we see ourselves and what we do. It should be possible to infer from the design of the products suppliers offer to the market what is changing in the workplace. This isn’t always the case, of course, especially for those firms who see design not so much in terms of putting lipstick on a gorilla as telling you that what you’re looking at isn’t in fact a gorilla at all. We deserve better than a polarised debate about cellular v open plan offices

Stimulated by a number of rather unsubtle commercial interests, the ‘in’ workplace discussion seems to have swung from ‘collaboration’ i.e. organisations need more new spaces for formal and informal collaborative interactions, to ‘distraction’ i.e. open plan workplaces are creating a loss of productivity because people whose work requires concentration are impeded by constant interruption. The implication of the latter is that people should keep their ‘cubes’ and open-plan should be avoided at all costs. You can see pretty quickly where the commercial axes are being ground can’t you.

Dull corporate offices with no “buzz” inhibit productivity, complain staff

Creating a dynamic and creative workplace is dependent on a number of factors; the office layout and design, the style of management and the wider company culture. Get these elements right and, says workplace consultants Morgan Lovell you hit the “Buzz Barometer” – a combination of a good atmosphere, energy and teamwork which encourages productivity and high levels of employee engagement. However, according to their recent research, three quarters (78 per cent) of employees say they would be significantly more productive if their workplace had more buzz. And worryingly for larger organisations, corporates are failing to match small company buzz, with four-fifths (81 per cent) saying SMEs offer a better working atmosphere than large companies.

Law firm defies sector’s West End exodus with office relocation

The relocation by law firm Davenport Lyons from London’s Mayfair to its new offices at 6 Agar Street in the West End next month, means it is one of the last remaining West End-based law firms – most have moved out of the area due to the increasingly exorbitant costs. Davenport Lyons, which has been based in its current Old Burlington Street location for 23 years, says it remains in the area to form a “legal hub bridging the gap between the financial institutions and wealth in Mayfair, and the commercial banking sector in the city and Canary Wharf.” The new office space is also designed to deliver a semi cellular space solution, reflecting the next phase in the law firm’s evolution. Effective recycling is about good management as much as it is materials and design

We all like to think we are discerning about what we will and won’t put in our trolleys at the supermarket. Not any old salty, fat-saturated gloop will make the cut these days. That’s why the producers of food like to proclaim its healthiness on packaging, regardless of the nature of the product within. ‘Lower fat’ doesn’t mean low fat. Companies in other sectors follow suit. The office products market is one in which some manufacturers don’t mind a splash of green on product labels. This doesn’t do the customer or the buyer any good and can breed cynicism in the market, undermining the efforts of those suppliers who actually take a sophisticated approach to the environmental performance of their products.

Predicting the future of the office means looking at what is happening now

Futurology is notoriously a mug’s game. Especially when it comes to making predictions about technology. Just ask Ken Olson, the founder of DEC who in 1977 pronounced that ‘there is no reason anyone would want a computer in their home’. Or Bill Gates himself who once claimed that Microsoft ‘will never make a 32 bit operating system’. Most recently Steve Ballmer, a billionaire executive said in 2007 ‘there’s no chance that the iPhone is going to get any significant market share.’ But mone of these retrosepctively viewed dodgy predictions should make us blind to those that we know will certainly come true, especially those based on what we know is happening in the present.

News Corp move marks largest Central London office letting agreement in 8 years

In the largest letting in Central London to be agreed in the last eight years, News Corp is to move its entire operation to all 17 floors of the Place, next door to the Shard at London Bridge Quarter. The Place, like The Shard, is designed by Renzo Piano and comprises 430,000 sq ft of high quality offices, much of which utilises natural light. The move will see staff of News UK, Dow Jones and HarperCollins housed together for the first time once relocation to the new site begins in the summer of 2014.

The challenge in Silicon Alley is providing the right quantity and quality of office space

News emerges from BNP Paribas that the most dynamic occupiers in Western European property markets belong to the technology, media and telecoms (TMT) sector and that the most important market in the region is London. This comes as no surprise given the plans of Google to move to its new home in King’s Cross and the focus on developments in Tech City. But the same hothousing of TMT businesses is also evident in the area Prime Minister David Cameron has referred to as Silicon Alley, a cluster of businesses running alongside the M4 originally clustered between Reading and Swindon but now extending as far as Bristol. Companies that have found a home in the area include the likes of Cisco, Microsoft, Oracle, Ericsson, Vodafone, O2, Citrix, Dell, Huawei, Lexmark, LG, Novell, Nvidia, Panasonic, SAP and Symantec not to mention the countless other smaller businesses, consultants and freelancers that share this hothouse.

UK-based office buildings shortlisted for World Architecture award

One Eagle Place – Piccadilly

Two UK-based office buildings, Botanic House in Cambridge designed by Formation Architects and One Eagle Place by Eric Parry Architects have been shortlisted in the “completed office” category of the World Architecture Festival awards, the world’s largest architectural festival and awards competition dedicated to celebrating and sharing architectural excellence from across the globe. The Botanic House scheme, which was completed in June 2012 is contained in a seven storey “lens shaped” building which provides a generous office rental space of 600 m2 (6,460 sqft) floorplates per floor, while One Eagle Place renews an urban block in the heart of Piccadilly. Two separate reports highlight thriving London office market

The London office market continues to thrive according to two new reports from property consultancies CBRE and BNP Paribas Real Estate. According to the CBRE survey, take-up of Central London office space in the second quarter of 2013 increased by 32 percent compared with the previous quarter while, according to BNP Paribas, the take up of central London offices in the first half of 2013 rose by nearly a quarter 24 percent to 6.02m sq ft compared with the same period in 2012, while activity rose by around a third (31 percent) to 3.08m sq ft in the second quarter of the year compared with the second quarter of 2012. CBRE report that there were three deals for offices over 100,000 sq ft in the period covered and eight deals over 50,000 sq ft, the highest number since Q4 2010.
