Still healthy demand for construction work on fit outs and office refurbishment

A quarter of a century ago, the newborn Internet set office design on a different path

Because we are now so immersed in technology, we can sometimes forget just how young the Internet is. It was only in 1995 that the final barriers to its full commercial development were removed. In 1994, the number of people using it worldwide was estimated at around 20 million, there were under 15,000 company websites and the UK had one ‘cybercafe’. Even so, there was something in the air. A sense that everything was about to change – and change spectacularly.

The rise of the digital workplace is transforming the physical office

A recent survey by Gartner predicts that one in five workers will have an AI bot as their co-worker by 2022. It’s almost impossible to talk about the future of the workplace without mention of AI or robotics, and is therefore hardly surprising that there is a feeling of apprehension amongst workers. PwC’s 21st global CEO Survey in 2018 revealed that between 23 percent and 51 percent of respondents were “extremely concerned” about the speed of technological change, and indicated “anxiety about the impending promise and perils of AI.”

Over one in ten deaths linked to sedentary office life

Sedentary office life which involves sitting down for at least six hours a day contributes to tens of thousands of people dying every year and costs the NHS £700 million each year, according to a new study in the Journal of Epidemiology and Community Health. Researchers used previous analyses of the increased risks of heart disease, diabetes and cancer that have been associated with extended periods of inactivity. According to this meta-analysis, about a third of British adults spend more than six hours sedentary each day and almost 70,000 deaths a year in Britain – over one in ten of total deaths – could be attributed in some degree to the behaviour. London office market saw more investment than any other global city in 2018

However, a new analysis by savoystewart.co.uk of Knight Frank’s The London Report 2019 proposes London will continue to attract the interest of occupiers and investors alike. Area completes refurbishment of Birmingham offices for Mills & Reeve

Workplace design and fit-out specialist Area, has completed a 30-week refurbishment of the Colmore Row, Birmingham offices for Mills & Reeve, one of the UK’s top law firms. With six floors in constant operation and located in a prime area of Birmingham’s business district access was tight, timescales tighter and work had to be undertaken without disruption to the day-to-day running of a major law firm. The design concept reflects the Mills & Reeve brand but is tailored to the Birmingham location, embracing the history of the area and the architectural features of the building.

We need to change the terms of the open plan office debate

New workplace data from the Gensler Research Institute claims to challenge the current narrative surrounding the open plan office ‘debate’ and uncovers the right way to invest in work-focused amenities, including coworking, that result in higher employee engagement, business performance and profit. The 2019 Gensler US Workplace Survey includes the input from more than 6,000 US office workers across a variety of industries and demographics to provide new insight into not only what makes an effective workplace, but the investments companies can make to improve employees’ workplace experience and performance. Offices buck downward trend for UK commercial property market

Capital values across UK Commercial property fell by -0.3 percent in February 2019, according to the latest CBRE Monthly Index. Rental values fell by -0.1 percent and total returns were 0.2 percent. However, for the thirteenth consecutive month the Office sector recorded positive capital values, rental values and total returns. February 2019 recorded capital value growth of 0.1 percent and total returns of 0.5 percent. Rental values increased marginally by 0.1 percent. West End & Midtown offices were the only submarket to record a fall in capital values (-0.1 percent). Outside of London, UK offices pulled up the sector average with capital value growth of 0.2 percent in February.
