Office take-up in Central London looks set to grow despite Brexit looming

Continuing demand for office space within the Central London commercial property market has helped dispel pessimism about the future of London post-Brexit, according to the latest figures from Savills. Take-up of office space in the City of London reached 5.1 million sq ft at the end of the third quarter of 2018, just 1 percent down on the same point in 2017 and 18 percent up on the 10-year average, while the amount of office space under offer in London’s West End market was 1.9 million sq ft as of the end of September, a new record, which challenges the view that the market is in danger of decline. CBRE launches its offering for the flexible office sector

CBRE, one of the world’s largest commercial property firms has launched a flexible office service that will compete with groups such as WeWork and IWG, who own the Regus brand, for corporate tenants. The company has appointed a former Zipcar executive, Andrew Kupiec, to head Hana, a new wholly owned subsidiary that will operate flexible offices aimed mainly at larger corporate clients. Unlike its competitors Hana will not lease office spaces from landlords; instead, it will partner with them through joint ventures.

Big businesses in England and Wales are squandering £10 billion a year on under-used office space, a new study claims. The report by flexible workplace specialist Abintra draws together data from its work with more than 100 corporations worldwide. In London alone, it claims that the cost of office space being under-utilised is more than £4 billion annually with large firms in other regions collectively ‘squandering’ billions more. Over half of UK workers don’t have anywhere to eat lunch in the officeOne in three UK workers don’t have any form of breakout space to get away from their desk and over half (56 percent) of them don’t even have anywhere to eat lunch in their office, new research claims. The survey of  UK office workers carried out by Furniture123.co.uk suggests that as a result of this 34 percent of employees say they resort to eating lunch at their desk, which they feel is having a detrimental effect on morale and productivity. Nearly three quarters (69 percent) of those surveyed felt they worked less productively as a result of not taking a break away from their desk over lunch, and almost half (47 percent) believe they would work more efficiently in the afternoons if they took a full hour for lunch. Central London office market maintains sustained levels of demandLondon’s office market continues to attract occupiers and investors, despite political and economic uncertainty JLL’s recent Central London offices seminar revealed. The event highlighted the strength of the capital’s office market where Central London has seen sustained levels of both leasing and investment activity so far in 2018 and JLL anticipates that the final numbers will match, if not exceed those recorded in 2017. Take-up of offices across Central London reached 8.3m sq ft at the end of Q3 2018, with 3.1m sq ft leased in the West End and 4.5m sq ft in the City.

The humble office doesn’t always feature prominently in RIBA’s annual Stirling Prize list but last night, Bloomberg’s European headquarters was named the UK’s best new building. The 2018 RIBA Stirling Prize judges were unanimous in their decision to award Bloomberg the 2018 RIBA Stirling Prize describing it as a “once-in-a-generation project”. British Council for Offices announces names of best workplaces in UK

Bloomberg’s London HQ (left) came out on top at the British Council for Offices (BCO) National Awards in the UK’s capital last night, taking home both the ‘Best of the Best’ and the ‘Corporate Workplace’ awards. The office was joined by five other award winners recognised for excellence in office space. The BCO’s respected National Awards programme sets out to recognise top quality office design and functionality, with the objective of setting the standard for excellence across the office sector in the UK. The awards dinner attracted over 1,200 players from the office sector to celebrate the best-in-class talent. Winners from the 2018 Regional Awards programme attended the event at London’s Grosvenor House, hoping to take home the National Award for their category.

First impressions count when it comes to office reception areas

Two out of every five people (40 percent) claim their perception of a company or brand has been negatively affected by their experience in the corporate lobby or reception area. Of 2,000 US and UK office workers surveyed in Proxyclick’s annual ‘Office Worker Bugbears’ survey, over 70 per cent (71.48 percent) cited unfriendly receptionists, followed by over half (53.78 percent) naming a lacklustre welcome as top reasons for their bad experience. ‘The Integrated Visitor Experience’, a white paper which explores integrated building, security and workplace management technologies, claims that visitors can feel a culture the moment they walk through the door to an office. Gregory Blondeau, Founder of Proxyclick, said: “Not five to ten years ago, the visitor experience did not really exist, the basic process simply covered how someone is received in a building or premises and how they’re able to move around. London office demand bolstered by tech media, financial and serviced sectors

One Creechurch Place Serviced offices dominated office take-up in London’s West End in August, mainly due to three big transactions resulting in a 44 percent market share, but the Tech and media sector continues to be the main driver for space. According to figures from Savills just shy of a third (31 percent) of take-up for office space this year has been to Tech and media sector occupiers. Similarly, West End and Central London requirements almost mirror demand from this sector, with the Tech and media sector accounting for 35 percent of the 4.3m sq ft of active requirements.
