London’s sky high property costs driving uptake of coworking, claims report 0

coworking-central-workingStart-up tech firms in London face the world’s highest property costs and the result is a boom in coworking, according to a report from Knight Frank. The research, undertaken as part of Knight Frank’s 2017 Global Cities Report, examines the cost of leasing and fitting-out 600 sq ft of office space in the tech and creative districts of the world’s leading cities. Intense demand for space in Shoreditch, London, has seen start-up office costs soar with Knight Frank calculating 600 sq ft of office space to cost US$66,706 per year – the highest of any creative district in the world. This is followed by Brooklyn in New York (US$62,736), Mid-Market in San Francisco (US$61,680), 1st, 2nd and 9th Districts in Paris (US$57,426) and the Seaport District in Boston (US$50,700). However, London’s burgeoning coworking market also shows how firms are using the model to overcome the challenge of finding somewhere to work at an appropriate cost.

It includes contributions from the likes of Boris Johnson, Terry Farrell, Peter Bazalgette and Justine Roberts. Its core theme is that while London has established itself as one of the world’s great financial and cultural powerhouses over the last thirty years, it now faces a number of new challenges and intransigent problems that it must address in a new globalised era. These have taken on a new perspective as the UK prepares to negotiate a new relationship with the EU, something which the report repeats was not the choice of Londoners, but which did perhaps reveal a neglect of the rest of the UK as the Government focused too much attention and investment on the capital. So, while the report focuses on London it also tries to create a vision of a London better integrated with the needs of the rest of the UK and based on a new partnership with the EU.

It will include sessions focusing on issues as diverse as Brexit, terrorism, disruptive technologies in real estate, the impact of geopolitics and economics on occupiers, sustainable buildings, the war for talent, and how the latest findings from neuroscience are contributing to workplace design. The summit, which is being held in Amsterdam, will host more than 500 registered delegates from 25 countries. global-sustainabilityThe global real estate market is showing signs of improvement across all areas of environmental, social and governance performance (ESG) including a 1.2 percent reduction in energy consumption, 2 percent reduction in GHG emissions and close to 1 percent reduction in water use. It is also placing greater focus on occupant health and well-being. This is according to the latest data compiled by GRESB, a benchmarking organisation for real estate companies and funds which evaluates sustainability practices in the global real estate sector. In the results for the 2016 GRESB Real Estate, Developer and Debt assessments, which analyses the sustainability performance of more than 1,100 real estate portfolios of both private equity and listed companies, Australian entities outperformed all other regions with an average score of 74, which is 14 points above the global average; and office companies and funds outperformed other property types with an average score of 66.

millennials-at-workMore evidence that younger people are in fact people after all emerges with the publication of a new report from Randstad and Future Workplace. The study of over 4,000 individuals worldwide claims that despite widespread belief, 41 percent of Generation Z employees believe that collaborative, corporate offices combined with a degree of autonomy and flexibility is their preferred way to work. They prefer bosses with strong communication skills, value face to face meetings, are irritated by distractions and believe they will probably have a career focussed oln one specific sector. As a follow-up to a previous study conducted in 2014, the Gen Z & Millennials Collide@Work report focuses on the impact of Gen Z entering the workplace for the first time and how Millennials are engaging with them. Both studies claim that Gen Z and Millennials continue to prefer communicating with co-workers and managers in-person in lieu of email and phone.

One of the biggest impacts of the Brexit vote will be on recruitment and retention, but less than half of businesses have so far bothered to create a dedicated HR team, claims the latest Willis Towers Watson survey. The majority of companies (56 percent) instead continue to ‘wait and see’ before they take any action to prepare their organisation for Brexit. This is despite two-thirds (66 percent) of employers believing their business in the UK will be significantly affected by Britain’s vote to leave the European Union (EU), and 76 percent most worried about the impact of Brexit on the workforce. The report says that almost four-fifths (78 percent) of companies have begun a consideration of the implications of Brexit and more than half (60 percent) have conducted an assessment of what it means for key areas, but so far only 24 percent have carried out a detailed impact assessment and only a third (33 percent) have done any scenario planning.

Also known as electromagnetic hypersensitivity (EHS) or Idiopathic Environmental Intolerance (IEI), it is a condition that is said to arise as a result of exposure to the low-level electromagnetic fields that now surround us, such as those that emanate from mobile and wireless technology, power lines and fluorescent and low-energy lighting. Organisational cultureOrganisational culture should represent a clear vision from a firm about its very nature and identity as well as its values. A culture one that everybody within the organisation should understand and share. But this is not always the case as a growing number of firms are discovering to their cost. According to a paper published last year by Deloitte University Press, only 12 percent of employees believe their company is effective at driving their desired culture. Another study from employee feedback software provider Stackhands, around two thirds of people (64 percent) feel they do not have a strong work culture within their organisation. Even so, whether people are aware of it or not, their company has its own culture. Without direction and positive influences, negative factors can take hold, shaping culture in a way that can become harmful for a business. Gender pay gapFollowing the latest report that shows that the gender pay gap is still wide open comes claims that in the UK, the gap will close within the next 30 years. That’s the view anyway of futurist, trend forecaster and journalist, James Wallman. While the World Economic Forum believes that the world-wide gender pay gap won’t close by 2133, Wallman paints a more positive picture, forecasting the UK pay gap will actually close much sooner — by 2045. His reasoning is that it’s far harder to hide wage disparity in an age of data digitisation, meaning companies are compelled to be transparent. There is manifest political will behind pay parity, with new legislation meaning that by 2018 all companies with more than 250 employees will have to publish their gender pay gap data. And he argues there are numerous economic imperatives to get women working; if the same proportion of women worked in Britain as in Sweden, it would add £170bn to the UK economy and boost GDP by 9 percent.

WellbeingA ‘stiff upper lip’ attitude towards wellness by UK bosses needs to change in order to advance employee wellbeing, argues a survey by Bupa. It is business leaders who are the key to overcoming the challenges facing employees’ health and wellbeing, it claims. The vast majority (94 percent) of those questioned believe there will be significant change in the employer-employee relationship in the next ten years. 91 percent of business leaders agree that technology will continue to impact the wellbeing of their workforce over the next decade and 71 percent agree the standard 9am-5pm working day is a thing of the past. Seven in ten (68 percent) noted a ‘stiff upper lip attitude’ at executive level, creating barriers to conversations about wellbeing, and three fifths (62 percent) of leaders think they need to show that they don’t suffer from ill health.
