CIBSE updates guide to engineering maintenance and management of buildings

Engineering design of buildingsUpdated guidance for designers, maintainers, facilities managers and building owners on the operation and maintenance of engineering services has been issued by CIBSE. Guide M: Maintenance Engineering and Management supersedes the first edition published in 2008 to provide best practice for those who have responsibility for the management and maintenance of the engineering services in a building. It is written for anyone involved in the design and construction of buildings to raise awareness of the implications their decisions have on management and maintenance. The main areas of revision relate to legislation changes and changes in best practice. The guidance continues the work of the CIBSE Maintenance Task Group chaired by Joanna Harris, and intends to close the gap between design and operation by bringing maintenance into a sharper focus and helping building and property operators become more aware of their responsibilities and duties. The ultimate aim is to help clients by managing their expectations and maximising impact from their annual spends on maintenance and management of buildings.

Group of UK’s major employers urges widespread uptake of flexible working

flexible workingSome of the UK’s largest companies are jointly spearheading the call for the greater uptake of flexible working. On Monday, the 22 companies that make up the Agile Future Forum highlighted the role that factors such as new technology, changing demographics and globalisation are having on the business case for the adoption of agile working practices. Firms such as John Lewis, ITV, Ford, Tesco, Lloyds, BT and B&Q are championing the cause of agile working as a way of running a business that is competitive, productive, attractive to employees and able to compete on the world stage. The AFF, set up by former Lloyds chairman Sir Win Bischoff, used the event to publish its latest research to highlight the ways in which it believes the UK is one of the best-placed countries to foster flexible working in spite of a range of recalcitrant and restrictive working practices. The event cited a recent CBI survey which found that while 97 per cent of UK businesses agree that agility is key to growth, many still offer a limited range of flexible working practices.

The leap in workplace ill health is down to mobile devices and flexible working

flexible workingAccording to latest HSE statistics, the UK has seen a huge jump in the number of cases of workplace musculoskeletal disorders over the last two years. The data makes for depressing reading and includes a 20 percent hike in the number of cases to more than half a million, 8.3 million lost working days and a sharp increase in the proportion of work-related illness associated with the condition. Of the 535,000 new illnesses reported in the UK in 2013/14, over a third were musculoskeletal disorders; 184,000 cases. All of which begs the question what exactly is going on to cause this leap. Anecdotally we are aware of a number of factors that might indicate the smoking gun. The first is that clients are talking to us more and more about upper limb disorders rather than those related to the lower back. Pains and illnesses in the lower back are commonly (but not always) associated with poor posture while working at a desktop PC, injuries and aches to the wrists, arms, neck and shoulders are more commonly seen in people with handheld devices especially smartphones and tablets.

Case Study: AutoTrader motors into its new Manchester digital playground

At its height, Auto Trader had a circulation of 368,000, but in June 2013 the final printed copy rolled off the presses and the business began its new incarnation as a purely digital platform. Of course, this transformation was a long time in the making and had actually begun ten years earlier.  By the time the print room lights went out, all of Auto Trader’s revenues had not only migrated online, but experienced significant growth too. It is Auto Trader’s growth during this process of transformation that is considered so unique in the publishing world and is proof that the business’ aspiration to be at the forefront of the digital marketplace is not just a wide-eyed intention. The website boasts 11.5million unique users, carrying out more than 140 million searches across mobile, table and desktop devices and the business is set to launch an extensive TV advertising campaign on boxing day.

Workplace Week focuses on the office and individual productivity in all its forms

1KP_4971The holy grail of improving people’s productivity was the focus of this year’s Workplace Week, which took place last week from 3-7th November and raised more than £12,500 for Children in Need. The annual event organised by AWA and designed as a celebration of workplace innovation, included visits to 11 workplaces showcasing the latest techniques to get people performing at their very best, a day-long convention and a series of Fringe events. Andrew Mawson, who heads up AWA, opened the convention by setting the discussion in context. “We have maximised asset productivity by getting more people into buildings, and therefore working a building harder. But we need to focus on human productivity. If each organisation could make each person just 5 per cent more productive, that would have a major impact both on that organisation and the wider economy. In the knowledge economy we need to get the very best performance out of each and every brain on the payroll and to create the conditions that consciously support that.

More than three-quarters of workers are reluctant to switch employer, finds CIPD

Little appetite among workers to switch employer finds CIPD There is little appetite among workers to switch employer, despite the growth in employment prospects in the UK. This is according to the CIPD quarterly Labour Market Outlook report which suggests that employment will again grow strongly in the final quarter of 2014 but wage growth is likely to remain subdued. The latest report shows that near-term employment expectations have risen to a seven year high, which can be partially attributed to fewer employers looking to make redundancies, as well as an expected continuation of the trend for many employers to be hiring new staff. The proportion of employers reporting hard-to-fill vacancies is broadly unchanged (44%) and two fifths of these are reported as ‘skill shortage’ vacancies. With over three-quarters (77%) of employees saying that they aren’t currently looking to change employers, there is a resultant reduction in churn amongst the existing workforce. This, combined with a growing number of EU immigrants and older people seeking work and an ongoing skills shortage, goes some way to explaining weak pay growth. Two new reports claim firms and employees are out of step on flexible working

flexible workingThe two latest stones to be tossed into the flexible working maelstrom in the hope of creating a ripple both suggest that employers are out of step with the expectations of their staff when it comes to working hours and conditions. The CIPD launched a new report Getting Smart About Agile Working, at the start of its annual conference in Manchester on 5 November which claims that a third (35 percent) of employees would like to change their working arrangements with nearly half (43 percent) saying they would most like to change the start or finish time of their working day. Meanwhile a separate report from BUPA claims that half of employees of SMEs think their employees underestimate the part that benefits including flexible working have to play in the overall feel of the company, and a similar number (51 percent) believe that not offering such benefits damages an employer’s attractiveness to new recruits.

If you’ve watched a DVD recently, it probably started with an advert highlighting that ‘you wouldn’t steal a handbag, so why would you steal a DVD?’ The point it’s making is that it’s unacceptable to buy poor quality copies of DVDs. They’re fake products and there’s a stigma attached to them, in the same way there’s a stigma attached to buying a fake watch, handbag or a forged piece of art. That’s how things should work, but this isn’t yet the case for fake furniture in the UK. And the reason for this is government inaction that is not only allowing a market for poorer quality replicas of iconic designs to exist, but to thrive. In April 2013 the UK government passed the Enterprise and Regulatory Reform Act, a section of which closed a loophole in British intellectual property law. Under the new regulations, artistic designs for products such as furniture would be protected for up to 70 years after the designer’s death. Before the Act was passed, if more than 50 copies of a design were made, it was considered to be mass produced and was subject to only 25 years’ protection.

Employers warned that landmark legal decision could cost them dearly

Employment Law changes ahead in 2014A ruling  by the Employment Appeal Tribunal (EAT) is significant and could be potentially financially crippling, employers have been warned, following yesterday’s ground-breaking decision by the EAT to uphold an earlier Employment Tribunal’s decision that both compulsory and voluntary overtime must be included in addition to basic salary for the purposes of calculating a worker’s holiday pay. According to Shivali Chaudhry, an Employment solicitor at law firm Hamlins LLP: “Not only will employers have to increase the amount of holiday pay they pay workers to take into account all overtime, they may also face historic underpayment liabilities going back up to 16 years in respect of some workers.” However, Mike Emmott, Employee Relations Adviser at the CIPD says the ruling still leaves much to be resolved – particularly on the issue of backdating. He said: “The ruling means that employers will have to change how they calculate holiday pay in future to take account of voluntary overtime. However it does seem to have limited the scope for substantive retrospective claims, which was the biggest concern in terms of possible costs for employers.” More →

Prejudice against those with mental ill health still prevails in the workplace

Overwhelming lack of support for staff with mental ill healthThe overwhelming majority (94%) of business leaders admit there is a prejudice in their organisation towards people with mental health issues, and despite claims by 88 per cent of employers that they are trying to encourage an open culture of discussion around mental health – as many as seven in ten (70%) employees don’t feel they can speak candidly about such issues or concerns. These are the results of a new study, Breaking the Silence, from Bupa, which identifies a disconnect between what leaders think they are doing to support good mental health, and what employees say they are actually experiencing. While three quarters (76%) of business leaders know that creating a mentally healthy workforce makes good business sense, leaders are not as understanding as they believe. Employers admit to labelling employees with mental health conditions unpredictable (27%), erratic (22%) and weak (22%). Meanwhile, almost half (47%) report treading on eggshells around employees who have experienced a mental health condition and one in five leaders (22%) avoid talking to them altogether. More →

New BREEAM environmental standard launched for UK office refurbishment and fit-outs

Office refurbishmentThe Building Research Establishment (BRE) has launched the latest addition to its flagship sustainability accreditation scheme. Launched fully at MIPIM UK, the Building Research Establishment Environmental Assessment Method (BREEAM) Refurbishment and Fit-Out 2014 standard has been in development for around  two years, a period which has included consultations with some of the UK’s largest commercial property occupiers, end users as well as a full assessment of a pilot project at BRE’s base near Watford. It joins existing BREEAM standards as a way of assessing the sustainability of office refurbishment and fit-out projects in the UK and overseas. The standards were tested on a simulated refurbishment project at the BRE site and achieved, in the words of the organisation,  “significant savings as well as many other positive learning outcomes”. Firms which took part in the two year development and consultation period included Lloyds, Boots, Legal & General and The Green Investment Bank.
