facilities managementA new report claims that there are persistent and well-founded perceptions at boardroom level that facilities management is a support function with little or no strategic relevance and that this poses a serious risk to the discipline. While this may raise few eyebrows amongst those who have been aware of the problem for many years, what is startling is that the report comes from the International Facilities Management Association. The report, Redefining the Executive View of Facility Management, authored by Richard Kadzis, highlights the long reported mismatch between this perception and that of facilities managers themselves who believe they represent an industry that continues to adapt to a changing world and add value to the organisation. Conversely, senior executives see FMs as ‘glorified custodians’ whose performance should be measured in terms of the money they save the organisation.

BSI revises design and construction standard for facilities managers 0

BIMBSI, the UK based organisation responsible for developing and publishing standards for businesses, has revised BS 8536-1 Briefing for design and construction: Code of practice for facilities management (Buildings infrastructure). The standard has been included in the Level 2 BIM package which the Government expects companies to offer when tendering for Government contracts. The standard has now been brought into line with the principles of the Soft Landings Framework and Government Soft Landings (GSL) post occupancy evaluation and BIM requirement. Soft landings is designed to enable the transition from design and construction into operation. It advocates collaboration during briefing, design, construction and handover between the design and construction team and the operator, operations team or facilities manager.

national-exhibition-centreSix case studies, which outline how businesses can make the most of strategic facilities management to enhance their performance are being launched today (19 June), at the NEC in Birmingham. Developed by International Workplace for the Royal Institute of Chartered Surveyors, the latest set of case studies in the series, provides examples of best practice as outlined in RICS’ Strategic Facilities Management (FM) Guidance Note. The case studies, which can be downloaded from RICS’ website, cover a range of strategic FM issues including procurement, innovation, technology, sustainability, talent management and health and safety. Key themes include a professional understanding of the impact of FM to a company’s reputation, brand and performance, engagement with staff and the supply chain, the importance of measuring impact and outcomes and communication.

facilities managersA report from facilities management company Mitie claims that the design and management of too many workplaces are hampering the productivity of employees. Based on a survey of nearly 2,500 service sector staff carried out by Quora Consulting, the report comes to the perhaps unsurprising conclusion that facilities managers should prioritise people over buildings. The study found that younger workers are especially critical of their surroundings and working cultures. Two thirds of 20-29 year olds claim that their offices are not designed to optimise productivity. Finance and legal workers also feel let down by their workplaces with almost half claiming their workplaces do not optimise their productivity. These sectors were also emotionally disengaged with fewer than 35 percent identifying themselves as ‘emotionally attached’ to their workplaces.

Facilities management shown to play role in productivity and wellbeing

worldfmday2014_logoThe role of facilities management in increasing productivity and wellbeing is highlighted in a new survey by Sodexo and RICS of their facilities management professional members and contacts to mark World FM Day. Over half of those questioned (61%) said that improvements to workplace environments and services have a positive effect on employees and that employee wellbeing would have a high impact on their organisation over the next two years. The report claims that FM is helping to enhance areas such as social interactions among colleagues (30%), ease of efficiency in day to day tasks (22%) and employees’ health and wellbeing (22%). It builds on the recent Sodexo – Harris Interactive survey, “How Leaders Value Quality of Life,” which revealed 66 percent of managers are convinced that improving quality of life is a strategic priority for their institutions.

Association hook-up aims to ‘kick-start the future of facilities management’

Facilities managementThe Chartered Institution of Building Services Engineers (CIBSE) Facilities Management Group has signed new cooperation agreements with the Building Controls Industry Association (BCIA) and the Building Futures Group as it seeks to ‘kick-start the future of facilities management’ in the UK. The three organisations plan to work together to promote best practice. According to CIBSE its agreement with the BCIA will focus on raising awareness of how building controls can help buildings perform better while its agreement with the Building Futures Group will set out to promote best practice in building services management and maintenance. The three groups signed the agreements last week, which will also see them working together on a number of supporting initiatives and joint events. The partner organisations claim the agreements are a response to the rapid pace of change in the sector.

Big DataA new report available at www.researchandmarkets.com claims that the facilities management sector is set to become one of the main beneficiaries of Big Data Analytics, despite the fact that it is ‘not traditionally known as a high-tech industry’. The authors of the report, Big Data Analytics in Facilities Management claim that Big Data analytics (BDA) is ‘a powerful driver for change in business and operational models to enable better informed, smarter, and faster decisions…and leaders of integrated facilities management are at the forefront of exploring trends, technologies, and wider opportunities in pursuit of greater business value. The report mentions firms such Accenture, Google, Microsoft and Planon to show the impact of Big Data on intelligent facilities management.

How the US judiciary is slashing costs with effective facilities management

Facilities management in legal systemIt’s not just the UK public sector that is looking to achieve major restrictions in its expenditure on property through the use of technology, shared space and more efficient facilities management practices. According to a report from the Judicial Conference of the United States, organisations in the nationwide US judiciary have achieved significant savings with an ‘aggressive space and rent reduction initiative’. The judicial branch across the nation claims to have achieved nearly 30 percent of its target of reducing building space by 3 percent over the next three years. Federal courts are reducing space by ‘closing or downsizing facilities; closing, reducing, or finding different uses for circuit libraries; releasing under-utilised space; and using technology and mobility to share space when possible’.

CBRE acquires facilities management business from Johnson Controls

facilities managementProperty giant CBRE has reached an agreement to acquire the facilities management business of Johnson Controls for $1.47bn. The deal will see CBRE acquire the Global WorkPlace Solutions (GWS) FM arm of the business, allowing the new enterprise to manage nearly 5bn sq ft of commercial real estate worldwide consisting of 2.3bn sq ft in North and South America, 1.2bn sq ft in EMEA and 1.4 bn sq ft in Asia Pacific. GWS, currently employs around  16,000 people worldwide, and had a turnover of around $3.4bn in 2014.The deal also see the two firms enter into a ten year strategic relationship, with CBRE offering a range of real estate services with Johnson Controls offering HVAC equipment and a range of building automation systems and other products in return. Both firms will also share investment in research and development.

Webinar explores gaps between facilities management and procurement

facilities managementA webinar exploring the gap between the facilities management and procurement sectors concluded with a straw poll of thirty delegates which found that there was a half and half split  between those who feel that the relationship between the two disciplines is only ‘average’ while 43 per cent consider it close and that they worked together collaboratively when required. The webinar hosted last week by supplier information management firm Trade Interchange, saw senior speakers from the facilities management and procurement sectors discuss the reason for this disconnect. “There has been historic friction and frustration,” stated Jeremy Waud, chairman of service provider Incentive FM. “The two sides have often had conflicting corporate objectives which has meant they behaved very differently.”

NHS estate checks in for major surgery of leases and facilities management

facilities managementThe troubled organisation which looks after a £3 billion chunk of the NHS estate is set to launch an extensive review of its enormous portfolio of offices, hospitals, health centres and GP practices. According to a report on commercial property website CoStar, the move comes as NHS Property Services gets to grips with structural problems in the way the estate is managed, not least the fact that over two thirds of its properties do not have documented leases in place, many facilities management services are provided without a contract in place and nobody seems aware of the true cost of running its estate of the thousands of individual sites involved. The health estate has come under mounting scrutiny over the past two years following the setting up of NHS Property Services in April 2013 as part of the Government’s plans to modernise and rationalise the public sector property portfolio.
