Occupiers seeking tech, flexibility and wellness in a newly consumerised workplace

Nearly two-thirds of  corporate occupiers (62 percent) plan to increase their investment in real estate technology over the next three years, most of them in the next year, according to the 2018 EMEA Occupier Survey from CBRE. Companies are intending to invest more heavily in new real estate technologies over the short to medium term in order to enhance the user experience and raise workforce productivity. This represents a clear move away from aiming real estate technology at purely operational goals such as energy management.

Wellbeing programmes that focus on staff engagement neglect a need to address mental health

The mental health of employees, especially those working within high pressured working environments are the number one concerns for UK CEOs. Nearly three quarters (73 percent) of respondents to the annual wellbeing report ‘Employee Wellbeing Research 2018’ from Reward & Employee Benefits Association (REBA) in association with Punter Southall Health & Protection, admitted that high pressure working environments are now the biggest threat to wellbeing. Just a third (34 percent) of respondents provide mental health training for line managers, and despite a similar percentage (35 percent) planning to introduce this training in the next 12 months, one in six (14.9 percent) say they have no plans to introduce this sort of training. Although mental health in the workplace is the top priority for almost three in five (60 percent) CEOs in the UK and the area of employee wellbeing with which their Board is most concerned, currently, the key drivers of wellbeing strategies are to improve engagement and culture. Well over a quarter (30 percent) of respondents said wellbeing strategies are primarily driven by a desire to increase employee engagement and 23 percent to improve organisational culture.

schools and working lifeNew research from the organisers of UC EXPO claims that just 44 percent of British people believe that the current school curriculum does enough to provide students with the collaboration skills they need for modern working life. According to the study of 2,000 respondents carried out in February of this year, 70 percent of the UK workforce already believes that collaboration is very important in the work environment. But just over half (51 percent) either never collaborated or collaborated infrequently in school, and 37 percent stated that collaboration wasn’t an important focus of their education.

While market leaders including Microsoft, Apple, Amazon, Facebook and IBM are placed highly, the report suggests that smaller tech brands can also attract the top talent through benefits including yoga, in-house cafeterias and more. For many technology professionals, Google is the gold standard employer, with a perfect mix of competitive salary, perks, benefits and interesting work, something smaller companies can learn from. The survey of 464 tech professionals found that simple office upgrades including yoga, colourful furniture and other positive innovative cultural perks can help smaller companies attract the best talent, even if smaller in size. About time we simply accepted that coworking and flexible working are the new normal

Ask someone to list innovative companies which have become notable disruptors in their market and they invariably respond with two names – Uber and Airbnb. That is because both brands are positioned squarely and successfully at the retail consumer: for people who use a taxi or take an occasional short break in a foreign city, they have become the automatic default options. But there is another equally successful business targeting the corporate space, aimed particularly at small businesses and millennial tech start-ups: WeWork. Just like Uber and Airbnb, it is less than a decade old. In that time, WeWork’s ambition of being the world’s leading coworking company has been realised. Championing itself as a disruption revolutionary, it has succeeded more prosaically by ‘creating environments that increase productivity, innovation, and collaboration,’ according to its website. WeWork’s model involves renting office space cheaply via long-term lease contracts. Small units are then re-rented at higher rates to start up companies which are happy to pay a premium because they need very little space.

Occupiers increasingly incorporate third-party 'agile space' into their real estate strategyCorporate real estate departments need to become more effective partners in the agile transformation of their broader organizations., claims a new survey conducted by CBRE, in partnership with CoreNet Global. When describing Portfolio Agility, i.e. the ability to rapidly adapt, scale and reposition the organization’s real estate portfolio to support shifting enterprise needs, 67 percent consider portfolio agility as the most important type of agility for business success, yet only 14 percent consider themselves highly agile in this area. The most prevalent portfolio agility practices included negotiating flexible space options in the lease, seeking shorter and/or more flexible lease terms, supporting an enterprise-wide flex-work program and delivering free address work environments. The report states that new workplace guidelines for efficiency have altered the way companies plan for density and more occupiers are incorporating third-party ‘agile space’ into their overall real estate strategy.

Open plan offices are distracting and reduce rather than improve productivity says report

Open, collaborative work environments have been hailed as a boost to collaboration and performance, but since individual tasks that require high levels of concentration and minimum disruption still account for over half of the typical working day, noise and distraction within open plan workplaces prevent employees from focusing properly and may reduce productivity, claims a new report. According to research by Unispace, 60 percent of the average working day is devoted to individual task-focused work; 25 percent to collaboration, 7 percent to socialising and the same for learning. The research found that the issue of noise has actually become much worse over the last 12 months, with more workers complaining compared to the same research conducted in 2016. Survey respondents flagged noise (15 percent) as the primary cause of inefficiency during the working week, a number that has risen by four per cent in just 12 months. Second to this was a lack of quiet areas (13 percent), a lack of privacy (9 percent) and 7 percent felt that the temperature and air quality of their office was also a factor. The findings come as part of Unispace’s research of more than 11,000 workers in a global study of working practices and workplace design.

Neurodiversity not on the agenda for 9 out of 10 UK organisations

Just 1 in 10 organisations say consideration of neurodiversity is included in their people management practices, despite around 10 percent of the UK population being neurodivergent in some way, according to a poll of HR professionals from the CIPD. Neurodiversity refers to the natural range of differences in human brain function. Amongst employers, it’s used to describe alternative thinking styles including dyslexia, autism, ADHD and dyspraxia as they relate to diversity and inclusion. These can have unique strengths, ranging from data-driven thinking to sustained focus over long periods, an ability to spot patterns and trends, and the capacity to process information at extraordinary speeds. It is estimated that at least 10 percent of the UK population is neurodivergent.

Nasdaq offices in PhiladelphiaFinancial services organisations are reducing the amount of commercial office space they require as they adopt more flexible work styles. This is according to a new report from HOK’s US team, The New Financial Workplace, an investigation into the threats and challenges facing the financial services industry, with a special focus on how new technologies like cryptocurrency, biometrics and blockchain are disrupting the sector. Financial services companies are being challenged by the emerging fintech industry, says the report, which is projected to grow to $8 billion in 2018. These traditional companies must adopt the cultures and workplace design practices of the technology industry to stay ahead.

Majority of global business leaders believe world economy will grow this year

Well over half (fifty seven percent) of business leaders say they believe global economic growth will improve in the next 12 months – almost twice (29 percent) the level of results from the annual survey carried out by PwC . Launched at the World Economic Forum Annual Meeting in Davos, the survey found that optimism in the economy is feeding into CEOs’ confidence about their own companies’ outlook. As 42 percent of CEOs said they are “very confident” in their own organisation’s growth prospects over the next 12 months, up from 38 percent last year. Looking at the results by country though, it’s a mixed bag. In the UK, with Brexit negotiations only recently reaching a significant milestone, business leaders’ drop in short-term confidence is unsurprising (2018: 34 percent vs. 2017: 41 percent). The survey also found that CEOs are determined to find the right talent needed to reap the benefits of the digital disruption, with investments in modern working environments and the establishment of learning and development programmes to help attract and develop digital talent.
